The Midwest REI Conference was a huge success and we were able to catch up with our friend Ramond Harris II. You may remember Ramond as the Detroit flipper, wholesaler and rehabber who shared his story in episodes #168, #225 & #334 while we brainstormed ways for him to fix his broken business model and get rid of three trucks that were costing him over $25,000 per year in debt payments. This episode was recorded at the RPOA’s 2024 Midwest Real Estate Investor Conference in Grand Rapids where we were joined by Justin Workman for an exciting mastermind session to discuss his real estate businesses as well as his FedEx routes and new business prospects on the horizon. For those of you who remember Ramond from past episodes, I know you’ll be incredibly impressed by his progress and experience. You can contact Ramond through email at ramond.harris@yahoo.com. Today we’re going to talk about franchising. In simple terms, franchising is a business in which the owner licenses the operations, products, branding and knowledge in exchange for a franchise fee. Many real estate investors are also drawn to franchising because of it’s entrepreneurial aspects and the ability to create passive income and financial freedom. And my guest today, Lance Graulich, is considered the “King of Franchising”. Lance has over 25 years of experience with companies such as TGI Fridays, Wingstop, Krispy Kreme Doughnuts, and Pinkbox Doughnuts in Las Vegas. Lance also hosts the popular podcast “Eye on Franchising”.  Find out more: https://www.zorakle.net/assessment/welcome/ionfranchising Instagram: @lance.graulich All other platforms: Lance Graulich Today’s episode is brought to you by Green Property Management, managing everything from single family homes to apartment complexes in the West Michigan area. https://www.livegreenlocal.com And RCB & Associates, helping Michigan-based real estate investors and small business owners navigate the complex world of health insurance and Medicare benefits. https://www.rcbassociatesllc.com

Today we’re going to discuss the build-to-rent model. Build-to-rent, also known as BTR, is an emerging trend that has been gaining significant traction in recent years. It involves the construction of purpose-built residential properties with the sole intention of renting them out to tenants rather than selling them as individual units. This innovative approach to housing offers numerous advantages for both investors and tenants alike. And here to discuss the BTR model is Bethany Finch of American Made Home Solutions. One of the consequences of the rapid rise in interest rates over the past year and a half, has been the difficulty in finding suitable loans for commercial real estate. Over the past year and a half, the unprecedented rise in interest rates has had many ripple effects across the commercial real estate investing world. These ripple effects have put many investments that were made in the past two to three years in jeopardy. Today we discuss those ripple effects and how preferred equity is being used to bolster the capital stack on new acquisitions or provide rescue funds for projects that are struggling due to increased costs. And I can think of no better person to help us make sense of this than friend of the show Paul Moore. You’ve seen Paul’s articles on Bigger Pockets, and he’s been on the show many times. Today Paul talks about preferred equity, and how it’s being used to bring additional funds into many different types of projects. Paul is the founder and managing partner of Wellings Capital, and a best-selling author on multifamily and self-storage. Many real estate investors prefer to be passive and avoid the many responsibilities of owning and managing properties. You can do this by becoming a limited partner in a syndication, which affords you the tax benefits and profit participation of owning real estate, without the headaches of actually taking care of the investment. But investing in a syndication as a limited partner can be a daunting task. How do you know if you can trust the operator, understand the asset class, or even make a profit when all is said and done. My guest today advises limited partners on existing and future investments, and today he’s going to help us understand how to properly vet LP investments in the grand scheme of our portfolios. Aleksey Chernobelskiy has underwritten and overseen $10 billion in commercial real estate portfolios in his previous position with STORE Capital. Lately, Aleksey has had many conversations with limited partner investors who are receiving capital calls from their sponsors. We’re going to discuss how he advises his clients to respond.
