We Buy Houses!

We Buy Houses!

2020-07-1030:03

You've seen their signs and heard their commercials. Those investors or real estate agents that buy your house no matter the condition and give you a fast and easy transaction. Historically, these have been local people, but now big national companies (called iBuyers) are coming into the market. Enter your address in a box on their web site and BOOM! you get an offer. In this episode, Heather and Marshall discuss this new trend and what it all might mean, and Marshall talks with Anthony Cardinal on the subject. Anthony Cardinal is a licensed real estate agent in the state of Minnesota with the brokerage Realty Group, and he works with a group called Minnesota Home Guys.
Most of real estate investment law is not meant to protect the entrepreneur but rather to protect the world from the entrepreneur. Barry gives us useful information on how to use the law to protect ourselves and do things like evictions and leasing the right way. Barry can be found online at barrylaw.com and listen to his podcast BarryLaw Podcast - Where Everything Is Legal.

The world of real estate investing has its positives and negatives, but few things are more universally positive as depreciation. A simple idea, really. The IRS agrees that your building is falling apart. Turning to dust, actually, and it will be worthless (if it is used in any way residential) in 27 and a half years. So, the IRS lets you take depreciation based on that timeline off your taxes every year. Pretty simple, right. But then there comes the idea of accelerated depreciation, which is where you can take individual parts of your building (and the percentage of the building they represent) and depreciate them on a tighter timeline. Just another trick you should have up your sleeve as an investment real estate entrepreneur. Hosts Heather Foss and Marshall Saunders wander into the subject of depreciation and quickly get lost, but they welcome guest Jodi Nielsen from Cost Segregation Services Inc. to help get back on track.Jodi Nielsen can be found at Cost Segregation Services, Inc: 651-210-1921; jodi.nielsen@costsegregationservices.com; www.superiorcostsegregation.comVisit the Flipping Awesome Podcast web site at flippingawesomepodcast.com. Rehabbing a house can make a block look better, but not everyone likes that. Sometimes rehabbing properties bring along the dreaded GENTRIFICATION where a neighborhood can lose its character and price original residents out of the area. It's kind of the hot topic in rehabbing right now, and co-hosts Heather Foss and Marshall Saunders discuss their perspectives on it. The Marshall interviews Joe Mueller, a licensed real estate agent in the state of Minnesota with RE/MAX Results and the Leader and Founder of The MOVE Group real estate team. Joe tells the story of his business and how he rehabs property and shares the core fundamentals of his business.
