This week Jay and Ben discuss the recent provincial mandate, removing all rental restrictions from buildings in British Columbia. Stratus can still decide if short term rentals are allowed, but gone are the days of “absolutely no rentals in my strata”! Additionally, 19+ age restrictive buildings have also been abolished now specifically only allowing for 55+ age restrictions in Stratus. Will these rental changes assist with the current rental shortage in Vancouver? Was this a good idea, a bad idea? Ben and I disagree!

Welcome back and welcome to the May 2025 Vancouver real Estate Market numbers!Its a Buyers market out there and if you have patience your desired property WILL be available or coming soon by the looks of the inventory count we are seeing out here...Patience is key and Buyers have all the time and selection that they ever wanted right now. SOME segments of the market have more elevated activity than others and we are seeing multiple offers here and there. However for the most part, you as a buyer have time, selection and the power to negotiate on your side again. Sellers, you need to be priced sharply! If the comparables show your property as too high or priced just average, the market will pass you by. You need to be priced SHARP to the comparables to get the attention you desire. And yes, if you are a truly unique property you will still hold elevated attention, as usual... Does the mean record breaking numbers, most likely not. This week I go through an article written recently about the City of Vancouver becoming a Market Unit developer here in Vancouver. So this struck a nerve from two angles, the first being that they do not have to go through the same process in which they set out making it virtually impossible for developers in the city to abide by. And secondly the fact that the city themselves are now competing with mom & pop investors for their tenants...I am not sure what the point of the city trying to establish themselves in this way could be, but this is the path they are charging down...What are your thoughts on this?
