A great lender helps the sale close seamlessly. A not-so-great lender can destroy a home sale. A believe it or not, that happens more than you might think. So what can go wrong related to lending? What is the difference between a pre-approval and a pre-qualification? How does a lender take a prospective buyer through the process of getting pre-approved? Michael Creed of Luminate Home Loans, is one of the most respected lenders in metro-Milwaukee. Michael and his team continue to shatter previous year sales records within their company and have perfected the client experience. Creed explains the lending process from beginning-to-end, and also give listeners a peek into what to expect in 2023. Rates are the talk of real estate today and it is the sole reason why some buyers are not purchasing homes. Is now still a good time to buy or sell?  The short answer is - yes!  Of course, it depends on who you are and your perspective, right? If you are a first-time homebuyer and you've been trying to buy a home for a year or more, you've seen interest rates almost double. That might seen insane but yes, it is STILL a great time to buy?  Why you ask? The interest rate is high but home prices aren't ending up $10k, $20k, or $50,000 more than the list price. As Dave Ramsey said recently - date the rate, marry the home. Don't hold off on buying the home just because the rates went higher than when you were shopping last year. They will come down and when they do, refinance the rate. For home sellers, now is STILL a good time to sell!  Some will tell you to hold off, or wait for the collapse. The truth is there won't be a collapse, but home prices are starting to decline. Demand is still high and inventory levels keep flirting with all all-time lows. So you might not have 7 or 12 competing offers, but over the last few years you have gained more equity than you probably ever thought you would in such a short period of time. Now IS a good time to buy or sell - tune in and find out more. 
Industry and real estate expert John G. Gscheidmeier says it best in this episode - "We are in a period categorized as follows:   a deceleration of price appreciation".  The market is still strong - despite what national and local new outlets will tell you. Are interest rates higher? There is no doubt - they've doubled in the last year. The federal government isn't doing us any favors rate-wise but they are attempting to slow real estate sales for sure. It has taken it's toll on first-time home buyers and even experienced buyers. Sellers are no longer receiving multiple offers (sometimes upwards of 10 or more). What we do know it that it is still a great time to buy or sell. John walks you through what the market is telling us, and how the market will likely continue in this pattern for some time.

Having a real estate agent representing you in a sale adds a layer of protection by far, and sometimes the additional layer of an attorney looking over your documents is beneficial as well. The benefit of having a realtor that is also an attorney should be fairly obvious as well. Jaime talks about the role a real estate attorney can play in your sale or your purchase of real estate as well. Jaime covers one of the most important aspects to the sale, with that being seller disclosure. The seller has an obligation to disclose, and Jaime stresses the importance of completely & fully disclosing in the state's Real Estate Condition Report. 
The Right To Cure Defects in a real estate transaction can be hard to understand. More difficult is how to apply it in a transaction whether you are buying real estate or selling it. Identifying what is considered a "Defect" is really the first thing to understand. Once you have an idea of how to define a Defect, and what is considered to be a Defect, only then are you able to dive into understanding the Right To Cure. Whether selling or buying, having an understanding is important to negotiating the best deal possible. Every seller wants the Right To Cure and most Buyers don't wish to give the Seller the Right To Cure. In competitive situations, like we see in today's current selling environment,  a Buyer is generally forced to give the Seller the Right To Cure. When the Buyer knows a Seller is receiving multiple offers, the Buyer has to do everything in their power to present the best offer. The Seller has the upper hand in today's market. Whether the Buyer elects to give the Seller the Right To Cure or not, there are still ways to ensure the Buyer is treated fairly. John Gscheidmeier discusses this and more in this interesting episode. 
Most will remember 2020 as the year of COVID-19. But there were many other things of significance that occurred. A nation that seemingly became divisive, political unrest, incredible Wisconsin weather - so much more defined what 2020 became to be. In real estate, 2020 was a significant year that found everything coming to a complete stall in what would be a very vibrant 2nd quarter of the year. Spring was normally a time of new listings, spring flowers and plants blooming. The plants still bloomed and the flowers still were there, but people immediately halted selling their homes. People didn't know what to do and how to proceed. Our firm immediately pivoted to new COVID procedures, virtual operations and showings, and much more. In today's digital and "on demand" society it seems that everyone wants everything in a matter of seconds, not minutes. As times change, so do realtors if they understand the needs of their clients. This episode explores why buyers & sellers have a demand for information "now" and how in many circumstances they have to get as much information as possible to be competitive. 
Ever wonder what are the real estate agent's responsibilities to clients & customers? This episode is an important one because it'll help you understand the duties and responsibilities the agent has not only toward their clients, but also their customers. The client is someone who has an 'agency' relationship with a firm, while a customer is someone who does not. Why does that matter you might ask? Simply put, real estate agents have a fiduciary responsibility toward the clients they are under contract with to represent, but we still owe customers - people that are not under an agency contract with - certain things such as honestly & integrity. Confidentiality is also a huge 'must' in a real estate transaction, but it also applies even after a listing doesn't sell and expires.
