Join Nicholas Shapiro and Robbie Hopkins, both shareholders at Phillips & Angley, for this informative panel discussion. Continuing the success of the “New Lawyers Tool Kit” sessions, the presenters will discuss the peculiarities and technicalities of easements in Massachusetts: What are they? How are they created? What types exist? What rights and obligations flow therefrom? How are they terminated? And everything in between. The program will provide new and experienced practitioners with a foundational overview of Massachusetts easement law, and will give all participants a working knowledge of the topic.
 Donna Ashton and Ted Papadopoulos, both of Ashton Law, PC, will present:Our panelists will review the past year, including the temporary moratorium, changes to non-payment eviction actions, local/municipal orders, and the obligations of each party during the COVID period. The differences between commercial and residential rentals will also be discussed, along with what the current court process looks like as landlords begin to rebuild and recover, and tenants work to meet the responsibilities under their rental agreements. Predicting the future is certainly difficult, but our panel will discuss the possibility of new statutes and regulations to protect landlords and/or tenants, including those relating to health and sanitary expectations, reserve rents requirements, revisions to written rental agreements, and provisions for future pandemics and other states of emergencies.

David S. Raymon, Esq., CPA of Burns & Levinson, LLP and Theresa M. Santoro, Esq. of Cushing & Dolan, PCwill examine all aspects of estate tax liens in Massachusetts, including when a lien may arise, its implications and how to get an estate tax lien released.
The speakers discuss Registries of Deeds Guideline changes, the management of the registries during COVID times, and the need to adapt to outbreak statistics in each location. Electronic recordings and the unique characteristics of each registry are also on the agenda. The history behind state-run registries and county-run registries will also be explained.
