Good morning everybody and welcome back to THE WILTON REPORT! What a time to be in real estate, Holy moly!!! Every day you wake up, interest rates are going up, housing markets crashing, equity markets don't know what to do... People are bracing for recession. So we're going to do kind of a deep dive and get pretty granular into what's happening in the Princeton market. Because, as I've said if not once a million times, real estate is local! What's happening in Texas doesn't really affect what's happening in Princeton. So we're going to kind of go into what's happening in Princeton in a high level of detail.
Welcome back to the Wilton Report! Today we're going to talk about the rental market in general and then we're gonna go into some micro level detail in Princeton. We give you a little bit of a forecast as to what I think's going to happen. For the share data from what a lot of other experts, much more expertise perhaps than I do on the national scene I think is going to happen.

We had a few weeks hiatus with the end of the summer and the beginning of the school year, I hope it was an awesome end of the summer for everybody and the beginning of the school year, for those of you who are sending your kids to school, I am too. There's so much happening in the real estate market and there's so much misinformation in the real estate market happening. So we're gonna just really kind of get a little bit micro with the numbers today and spend some time on it and talk about what it means to you as the consumer whether you're buying or selling.
Good morning everybody and welcome back to THE WILTON REPORT and incredibly this is our 21st episode already. Today it's an interesting time in the market. National News is not good. The R word - recession is being bandied about, housing sales are down. There's a lot of cross currents in the market and so what does that mean locally? So, I'm going to talk about things not to do in order to keep a deal together, at least as it relates to Princeton. Because again, Princeton is a micro market where it's a very low supply, very high demand environment. So you know, we're going to kind of talk about what the national trends and the impact that they're having on the psychology of the consumer in the Princeton real estate market.

Welcome back to the Wilton Report! Today we're going to talk specifically about Princeton New Jersey real estate.The topic today is "Are we in a buyer's market or we in a seller's market... or what the heck is going on in the market, because real estate such an amazingly brisk topic. It's always in the media - good, bad, indifferent, up, down. It's like the commodities market. Everyone has lived in a home, whether they rent it or they own it, or they're aspiring to own it. So it's a very emotional personal topic. Today we'll zoom into detail of what's happening in the Princeton market. So if you're selling, you'd have some insight. If you're buying I'd say this is probably geared towards you, more perhaps, than a seller, but we're going to really get into some micro level detail on the market.
Instead of doing a market analysis, we're going to do a little bit of brokerage talk. So this particular broadcast is really designed if you're an active agent in the industry. I think you'll find it interesting and I guess really the theme is, does your business belong to you? Does it belong to your broker? And that's it? That's a big question in today's environment, not so much with the market shifting. It's just you know, the agent does all the work and you know, sometimes they don't get the due credit that they deserve and or the financial remuneration that they deserve. And we're going to do a really deep deep dive into that today.

The national news on the rental market is somewhat frenetic. It's wonderful if you're a landlord, it's rather dire if you're a tenant. We're going to focus in on what's happening locally. It's not that much different here than it is anywhere else in the country. Low supply, high demand prices are definitely escalating. We're going to get into some level of detail and whether there might be some level of relief on the horizon for tenants.
