In this heartfelt episode of the Property Management Podcast, I opened up about some of the personal and professional struggles I’ve been facing lately. From experiencing work breakdowns to navigating unexpected health scares, it’s been a season that’s tested my resilience in ways I didn’t anticipate. Balancing the demands of running a business while still showing up for my family has felt overwhelming at times, and I wanted to share that honestly with my listeners–because I know I’m not the only one going through it.I also talked about the different “seasons” we go through in business: the startup phase, the messy middle, and the season of abundance. Each one comes with its own challenges and rewards. Right now, I’m in that messy middle, where things don’t always go to plan, and growth often feels uncomfortable. But I reminded myself–and my audience–that these tough times are temporary. Just like any season, they eventually pass, and what we learn along the way shapes who we become as leaders and as individuals.More than anything, I wanted this episode to encourage women in property management who may be facing their own storms. I shared some of the ways I’ve been prioritizing self-care, leaning on clear communication, and choosing perseverance even when it feels hard. Growth is rarely neat and tidy; it’s often messy, emotional, and unpredictable. But it’s also deeply worthwhile. By embracing the journey and giving ourselves grace, we create the space to thrive–not just survive–in both business and life."You don't have to carry it all alone. And most of all, remember you're not broken. You're building something." - Kylie WalkerWe explore:Balancing career and family in the property management industryOvercoming personal and professional challengesThe concept of "business seasons" (startup, messy middle, abundance)Emotional and physical struggles faced by business ownersThe importance of communication during tough timesRecognizing that difficult periods are temporaryThe impact of health issues on personal and professional lifeThe significance of support systems in businessEncouragement to take action despite feeling overwhelmedThe journey of growth and the challenges that accompany itConnect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie’s ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat Property Mum Courses:...
Property management leadership has never been more demanding, but it’s also never been more rewarding. When leaders focus on clarity, communication, and care, they don’t just reduce turnover; they build teams who feel valued, trusted and motivated to grow.In this episode I chat with Rachel Atkin who is a respected property management leader with more than 20 years’ experience in real estate. As the Property Management Operations Manager and Performance Coach for Harcourts Victoria, she focuses on business growth, team development, and practical support across the network.Named one of Elite Agent’s Top 50 Industry Influencers, Rachel is also a RiSE Initiative Influencer, Mental Health First Aid Practitioner, and Inspirational Women Ambassador for Harcourts Victoria. She’s a regular speaker at events across Australia and New Zealand, known for her people-first approach to leadership, training, and growth in property management.Rachel reminds us that effective leadership in real estate isn’t about knowing it all, it’s about understanding your people, showing up with empathy, and committing to your own development as much as theirs. If you’ve ever felt like you’re failing your team, this episode will remind you that great leadership isn’t about perfection  it’s about connection.“ I think people misunderstand that sometimes kindness and calmness in leadership means that you are soft. But actually it's a superpower. You know why? Because it's all about no shades of gray. AI isn’t here to replace your voice–it’s here to help you amplify it. As someone juggling the day-to-day chaos of property management and running a business, I know how easy it is to let marketing slide to the bottom of your to-do list. That’s why I’m such a big fan of using tools like ChatGPT as a content creation assistant, not a copy-and-paste robot. When you combine the power of AI with your unique experiences and personal brand voice, that’s when the magic happens. In this episode, I’m walking you through exactly how I use ChatGPT to brainstorm ideas, write captions, repurpose podcast episodes, and even whip up email newsletters without losing the Kylie-ness in my content. I also share some of my favourite prompt strategies, tips for avoiding robotic-sounding copy, and how to make sure your message still feels real and relatable. Whether you’re managing a team or building your personal brand, these tools can seriously lighten your load–without sacrificing your personality. So if you’ve been curious (or maybe a little hesitant) about dipping your toe into the AI pool, this one’s for you. I want you to see AI not as a threat to your creativity, but as the support system that gives you more time to be creative. In this episode of the Property Management Podcast, I share practical strategies to help you embrace AI tools confidently and use them to elevate your content and connect more authentically with your audience."Start with a brand voice, speak to your audience, and add a real story just one of those tweaks makes a huge difference." - Kylie WalkerWe explore:The role of AI, specifically ChatGPT, in property management marketing.Importance of crafting detailed prompts for AI to generate personalized content.Strategies for maintaining a unique brand voice in AI-generated content. The significance of storytelling and personal experiences in marketing.Building trust and connection with the audience through authentic content.Practical tips for using AI tools in content creation, such as brainstorming and drafting.Examples of how to incorporate brand tone and audience targeting in prompts. The balance between leveraging AI as a supportive tool and retaining personal creativity.Encouragement for property managers, especially women, to embrace technology in their marketing efforts.Resources and community support for further learning about AI in property management.Connect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie’s ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https:
As we head into the final quarter of the year, it’s the perfect time to reflect on what really drives growth in property management. And one of the most powerful, yet often overlooked, tools is data.Data isn’t just numbers on a screen, it tells you where to focus your time, which owners or suburbs are ripe for growth, and what matters most to your landlords and investors. The challenge is that many property managers only scratch the surface of the tools they already have. That’s why we’re revisiting one of our most downloaded episodes, and is clearly a topic that so many of you found valuable. It’s all about using data strategically to grow your rent roll and strengthen client relationships. In this episode, I sit down with Kasey McDonald, Queensland State Manager at CoreLogic, who brings 27 years of experience across every corner of real estate. Kasey shares how property managers can  start using RP Data reports  and even their own CRM to uncover new opportunities for growth. If you’re serious about finishing Q4 strong, this episode is your reminder that data should be at the centre of your property management growth strategy. We cover:Why property managers often overlook data and why that’s a missed opportunityHow tenure reports, withdrawn listings, and suburb insights can fuel rent roll growthPractical ways to collaborate with sales teams and leverage CRM dataHow to use investment property reports to build trust and deliver valuable landlord conversationsWhy integrating RP Data with your CRM keeps your information accurate and actionableHow tools like RP Proposals and heat mapping help tailor your pitch to landlordsKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/ HD&U Sales Bundle: https://www.hdandu.com.au/that-property-mum-sales-readiness-bundle-0 Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call35 AI Prompts to help you Grow your Business on Social Media:...

When I first started in property management, things felt very different to how they do today. You didn’t really connect with the agency down the road, and you certainly didn’t sit down with other property managers for a coffee and a chat. Everyone was guarding their rent rolls, and it was more about competing than sharing. The problem is, working that way can feel pretty lonely. Property management is already a tough job, and without a support network it’s easy to burn out or feel like you’re the only one facing certain challenges.Thankfully, we’re starting to see a real shift. More and more property managers are opening up, collaborating, and building communities that make the work lighter, smarter and far more enjoyable. In this episode I chat with Corinne Forsyth, Head of Property Management at Ray White Beenleigh and Redland Bay, who has been right at the centre of this change. Starting out on the front desk at just 16, she’s worked her way through just about every role in the industry. Now she leads a team of 10 and plays an active part in creating spaces for property managers to connect from local “Coffees and Conversations” meetups to a brand new industry book club.  “  You can get further in life by working with people rather than constantly being pitted against each other, because that's a pretty miserable way to have a career.” - Corrine ForsythWe cover:Why collaboration over competition in property management is helping to lift industry standards and reduce burnoutHow to host a Coffees and Conversations event that brings property managers together and builds a supportive local networkThe retention benefits of encouraging your property management team to network, learn and grow outside the officeHow Corinne’s experience in sales and overcoming burnout shaped her confidence and leadership in property managementWhy consistent property management training and external voices can improve your team’s performance and client serviceHow the PM Book Club is creating a new space for property managers to connect, share ideas and focus on self development.Practical BDM strategies that free up time, improve data collection and drive sustainable rent roll growthWhy business owners need to see property management as the true asset of their agency and how this mindset shift can increase long term value.Kylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/
Marketing doesn’t have to feel overwhelming or like you’re constantly chasing the next big thing. What I’ve learned–and what I often share with my coaching clients–is that business growth is cyclical, not always linear. Some months are booming, others are quieter, and that’s completely normal. What truly moves the needle is showing up consistently, with intentional marketing that speaks to the right people in the right way.I’ve found that combining online and offline strategies creates the most impact. That might look like showing up on social media, running a few targeted ads, sending newsletters, and then backing that up with community involvement, networking, or even a good old-fashioned phone call. It’s not about doing everything, but about doing a few key things really well–and doing them consistently. In this episode of The Property Management Podcast, I’m sharing practical, actionable strategies that will help you simplify your marketing and focus on what actually works. I talk about building visibility, boosting client retention, and creating sustainable success through multi-channel efforts–without the burnout or overwhelm."Growth doesn’t always look like a straight line up–it’s a roller coaster. Some seasons are for planting, others for harvesting." - Kylie WalkerWe explore:Effective marketing strategies in the property management industryHolistic approach to marketing combining online and offline effortsUnderstanding business growth as a non-linear processImportance of visibility, client retention, and stability in businessKey online marketing tools: social media, paid ads, and video contentBuilding trust and familiarity through consistent and valuable contentOffline marketing strategies: networking, attending events, and community involvementThe significance of data gathering and cold calling for client conversionThe long-term nature of business growth and the importance of consistencyEvaluating and balancing marketing efforts across different channelsConnect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie’s ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat Property Mum Courses: https://www.thatpropertymum.com.au/courses/The PM Accelerate Membership:...
If you’ve ever reached a point in your career where everything looked good on the outside but felt completely misaligned on the inside, you’re not alone. For many high performers, there comes a moment when the work no longer feeds your values, and the question becomes: do I keep climbing this ladder, or do I start again somewhere new?In this episode I chat with Claire, CEO of Hands Across The Water, about what it takes to step away from a corporate career you love in order to follow a deeper calling. From leading national events at REA to rebuilding homes in Thai villages, Claire’s journey is one of courage, resilience and redefining what success truly means. She shares openly about the moment she realised her work no longer aligned with her values, the IVF journey that tested her personally, and how she and founder Pete pivoted an entire organisation when COVID wiped out 80% of their fundraising overnight. Today, she leads a sustainable model that combines charity with social enterprise, creating bright futures for more than 170 children in Thailand.  “  The relationships you'll build on this ride will become, lifelong friends. The connections you make, the conversations you have and what that then creates is just this experience that as someone looking to sign up for the ride, you go, actually, I get so much out of this because of The relationships and  the connections.”  - Claire BainesWe cover:The turning point when Claire realised her corporate career no longer aligned with her valuesHow she transitioned from running national events at REA to becoming CEO of Hands Across The Water charity in ThailandThe silent grief of IVF and infertility, and the mindset shifts that helped her continue leading with resilience and purposeWhat happened when COVID cancelled charity bike rides and wiped out 80% of fundraising overnightHow Hands Across The Water built a sustainable not-for-profit model by combining charity with social enterprise in Thailand and AustraliaWhy the Hospitality Training Centre and Agricultural Learning Centre in Thailand are giving children real employment pathways for the futureThe power of experiential fundraising and why doing a charity bike ride in Thailand builds community, resilience and lifelong connectionKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/ HD&U Sales Bundle: a...
After 15 years in the real estate game, I’ve officially closed a massive chapter—selling off the last of my rent roll. It’s been a bittersweet moment, filled with reflection and gratitude. This milestone sparked some big conversations, and in true “That Property Mum” style, I knew it was the perfect time to talk about something many of us shy away from—digital marketing funnels. Yep, the not-so-sexy but oh-so-necessary tool that can actually help you create more freedom in your business, more consistency in your leads, and ultimately, more growth with less hustle. In this episode, I break down the digital marketing funnel using a fun and relatable analogy—dating! Because let’s face it, attracting new clients is a lot like dating. First, you need to grab their attention (hello, first impressions!), then nurture the relationship with trust-building content, and finally, make the move to convert them into loyal clients. Each stage of the funnel serves a purpose, and when done right, it becomes a powerful strategy that works for you even when you're off the clock.Whether you're just starting out or looking to refresh your marketing, I walk you through content ideas and simple actions you can take right now to improve each stage of your funnel. From social media posts that stop the scroll to lead magnets that actually convert, this episode is packed with practical, no-fluff advice designed to help you build a business that aligns with your lifestyle goals. Because at the end of the day, it’s not just about more leads—it’s about attracting the right ones and creating a system that supports your success and sanity."If you're showing up online but nothing’s converting, it’s not about being visible—it’s about guiding your audience from ‘Who’s this?’ to ‘I need what she’s offering.’" - Kylie WalkerWe explore:Life update on selling the remaining parts of a rent roll after 15 years in real estate.Insights for women in the property management industry. The importance of balancing career and family.Overview of the digital marketing funnel.Stages of the digital marketing funnel: attention, relationship building, and conversion.Strategies for creating engaging content at each stage of the funnel.Use of a dating analogy to explain the digital marketing process.Types of content that work well for visibility and relationship building.Techniques for converting audience engagement into actionable business results.Emphasis on purposeful marketing and storytelling in business growth.Connect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie’s ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https:a...
If you’ve ever felt like real estate was taking more out of you than it was giving back, you’re not alone. Long hours, constant pressure, and the never ending chase for results can leave even the most driven people running on empty. Burnout creeps in quietly, and before you know it, your health, relationships, and love for the job start to suffer. But what if there was another way? What if success wasn’t about doing more, but about doing things differently, listening to yourself, leaning into resilience, and building a business that works for you, not against you?In this episode I chat to Chris Henry, who knows that story all too well. Starting his career in the trades before stepping into his mum’s real estate business in the Hunter Valley, Chris pushed himself hard in the early years. Chasing the big agent dream eventually landed him in hospital with burnout, forcing him to rethink what success really looks like. Today, he leads River Realty with a focus on people, culture and long term growth, and shares openly about the role of vulnerability, coaching and intuition in creating a more sustainable career.“  A lot of people that I've noticed give up a little too easily on things. And they make some decisions in an emotional moment and completely blow up their current life because of an emotional reaction to something. And so I think over time get as much coaching and training as you can. If you are wanting to develop in real estate, then find a coach that resonates with you. And look at what you want to improve in and seek out those people that are good at those sorts of aspects of your career. Never stop learning and always be the student.” - Chris HenryWe cover:The signs of burnout and what happens if you ignore them, including the impact it can have on both your health and your businessWhy vulnerability is key to better leadership, and how being open and honest can strengthen your relationships with both your team and your clientsHow intuition helps you make the right calls in business and life, especially when the obvious answer isn’t always the best oneThe role of coaching and personal development in building resilience, and why it’s so important to keep investing in yourself along the wayWhy property management is such a strong foundation for future leaders, giving people real world skills they can carry into any area of real estateWhat it really takes to grow a business without losing yourself along the way, and how to stay true to your values while still chasing growthKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:
I’ve been reflecting a lot on how overwhelming social media can feel when you’re running a property management or real estate business. There are so many platforms, each with its own quirks and audience expectations, that it’s easy to feel like you’re chasing your tail. That’s why I’ve learned to simplify the process by focusing only on the platforms that make the most sense for my audience and my energy. Rather than trying to be everywhere, I encourage you to pick two platforms where you can show up consistently and authentically. It’s about working smarter, not harder. What I love most about social media is that it allows us to connect in such unique ways depending on the platform. Instagram, for example, is brilliant for showcasing stories and behind-the-scenes moments, while LinkedIn gives you a professional space to share insights and establish thought leadership. Facebook is still great for community engagement, and TikTok is a playground for creative, short-form content. Each one has its strengths–but the real key is making the platforms work for you, not the other way around. In this episode of the Property Management Podcast, I share actionable social media strategies tailored for property management and real estate professionals. I explain the unique strengths of Instagram, Facebook, LinkedIn, and TikTok, and why it’s best to focus on just two platforms that suit your audience and style. I also share practical tips for creating engaging posts, using tools like ChatGPT, and building authentic connections–all while balancing business growth with personal well-being."Not all platforms are created equal – you don’t need to be on every platform; choose the ones that best suit your audience and your style.” -Kylie WalkerWe explore:Social media strategy for property management and real estate professionalsImportance of platform-specific contentUnique audience and content styles for different social media platforms (Instagram, Facebook, LinkedIn, TikTok)Recommendations for choosing the right social media platformsContent types that perform best on each platformTips for creating engaging and authentic contentThe role of community and connection on FacebookBuilding a personal brand and thought leadership on LinkedInUtilizing TikTok for storytelling and quick tipsBalancing social media efforts without feeling overwhelmedConnect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie’s ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat...
Some moments in life stop us in our tracks. Whether it’s a personal challenge, a career crossroad, or a world event that shakes everything we know and it can make us ask:  how do we keep moving forward? How do we not only survive the experience but find a way to create meaning, positive impact and legacy from it?In difficult times, it’s often the response that can leave the biggest mark. These moments can call on us to find resilience in leadership, to adapt when change comes quickly, and to support those around us when they need it most. They also reveal the importance of purpose driven action, the kind of leadership that not only helps people through hardship, but also creates lasting impact and stronger communities. In this episode I chat with Peter Baines who is a former NSW Police forensic investigator who worked on some of the world’s worst disasters, including the Bali bombings and Boxing Day tsunami. He went on to found Hands Across the Water, a charity supporting thousands of children in Thailand. Today, Peter is a sought after keynote speaker on leadership, resilience and social impact, and in 2025 was named one of the top five most influential Australians working in Thailand. This conversation goes far deeper than recounting events. Peter reflects on what it really means to lead through a crisis, to find resilience when everything feels overwhelming, and how to act with purpose even when the path ahead is uncertain. “ In my experience in crisis and disaster, true leaders are identified by their actions and their reactions. It's not the position that we hold, it's not the title that we have. It's what we do that matters” - Peter BainesWe cover:What crisis leadership really looks like in the moment and why leadership presence matters more than a title on your business cardThe lessons Peter took from working on the Bali bombings and the Boxing Day tsunami in Thailand What those global disasters taught him about change, speed and empathy in leadershipWhat running 1,400 km across Thailand taught him about resilience, the fear of failure, and why breaking big goals into small steps is the only way throughWhy sustainable fundraising only works when there’s transparency and when supporters actually get something meaningful in returnHow Hands Across the Water and its charity bike rides in Thailand give everyday people the chance to grow, build real connections, and make a lasting impact for kidsKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:

But also, the client wins, the lifelong friendships, the properties that became portfolios, the businesses that became careers, the careers that turned into legacies. This episode is about that kind of career, the kind that doesn’t just clock time, but leaves a mark. And the kind of human who’s bold enough to reflect on it all, tell the truth about it, and pass on their experience.I chat with Peter Brewer who is a highly respected voice in the Australian Real Estate industry, known for his straight talking style, deep experience, and passion for helping others succeed. With over 40 years as a high performing business owner, 10 years as board chair of one of Queensland’s largest real estate marketing companies, and now serving as Chair of the Real Estate Institute of Queensland, Peter has played a key role in shaping the profession. He’s also an Ambassador for the US based Inman News Organisation and is widely recognised as a leading figure in digital strategy and brand leadership within the property space.. Whether you’re just starting out in the industry or have been in it for many years, Peter’s lessons on curiosity, reinvention, and legacy will challenge you to think differently about the work you do and the future you’re building.“You’ve got to have a culture of curiosity. You’ve got to want to break things. It doesn’t matter whether you’re 32 or 66. I still have a culture of curiosity. I want to learn how things work. I want to break them, I want to keep testing and say, I could do this, or this could save me time, or this could make me better. If you’re serious about making a great career in this industry and it can absolutely be a rewarding career then you’ve got to invest time in yourself, build your skills and knowledge, and make yourself worthy of more recognition, more income, and a better life in our profession.” - Peter BrewerWe cover:Why it’s never too late to reinvent yourself and start a new chapter, no matter how long you’ve been in the industryHow charging what you're worth sends a clear message that your work matters and deserves respectWhy it’s important for Property Managers to step up to make a difference  by helping tenants, educating their communities, and being part of the solution to social challengesWhy new technology won’t fix anything unless you take the time to learn it properly and bring your team along with youThe importance of staying curious to help you keep growing your business Why having a strong digital presence is essential because that’s where your clients are looking for youWhy sharing your story and the lessons you’ve learned is one of the most powerful ways to leave a lasting legacyHow being honest when things get tough opens the door to support and connectionKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership:a...

It’s easy to think legal dramas only happen to other people. You’re busy juggling tenants, trades, inspections, owners and there’s no time to worry about something like litigation.  BUT the biggest legal risks in property management often don’t come from dramatic incidents. They come from the quiet things, the vague termination letter, the maintenance request that gets lost in the shuffle, the call you meant to return but didn’t.Legal issues in property management often come out of nowhere but they don’t have to. If you’ve ever had that gut feeling that something’s slipped through the cracks, or you’re lying awake wondering if you’ve covered yourself properly, this episode is for you.In this episode,  I share a few hard lessons I’ve learnt from situations I didn’t see coming and how you can protect yourself before they become your reality too. These are the things no one tells you when you start a property management business, but they matter more than you think.“ I believe that transparency is the key. Transparency with your team, transparency with your tenants, transparency with your property owners. Make sure you're regularly checking in with everyone involved and keeping all parties informed of the status of issues. The more you communicate, the less room there is for misunderstandings and complaints.” -Kylie Walker We explore:What happened when I was too “nice” in a termination letter and how it cost me in courtThe maintenance issue that spiralled into a lawsuit even though we didn’t engage the tradieWhy your agency can be held liable for things that feel out of your controlHow Office of Fair Trading complaints usually start and what you can do to avoid themThe insurance cover you need and what happens when it’s not enoughThe systems I now rely on to reduce risk and catch things before they fall through the cracksWhy ongoing team training and crystal clear communication are non negotiablesKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/ HD&U Sales Bundle: https://www.hdandu.com.au/that-property-mum-sales-readiness-bundle-0 Find out about our Done for You Lead Generation -...

Sometimes the most courageous step you can take isn’t chasing the biggest growth possible, it's deciding exactly what kind of life you want your business to support, and then building it that way.In this episode, I chat with Deborah Gidman from Resident Property who shares how she how she went from 14+ years working for others in WA’s property management industry to starting her own boutique agency  without a perfect business plan, without wanting to create an, empire, but with a clear vision for freedom, flexibility, and family involvement. Before taking the leap, Deb had the same doubts many aspiring business owners face: What if it fails? Will I make enough to live on? Am I really ready? She also knew that while her skills and experience were strong, running a business would bring a whole new set of challenges.Deb opens up about the financial safety net that gave her confidence to make the leap, the surprises she faced once she started, and how she’s grown Resident Property into a family run business with her daughter and husband on the team.  Her story is both practical advice and a reassuring reminder that you can design a business that fits your life, not the other way around.“ If you have an inkling that you would like to start on your own, go and run the figures. And yes, it is tough to start, but if you put your everything into it and you really go for it, you will be really glad that you did it.” -Deborah Gidman We explore:Why Deb chose to start a lifestyle business rather than chase industry dominationHow Deb financially prepared to leave her “safe” corporate roleThe overlooked challenges  of business structure and why Deb’s restructuring two years inWhat to expect when friends and family don’t become your first clientsWhy social media consistency is essential  even when you hate being on cameraThe mindset shift from “winging it” to setting and achieving sales goalsHow to work with family while keeping harmony and clear rolesThe advice Deb would give property managers on running the numbers before starting their own agencyKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/ HD&U Sales Bundle:

But between the vision and reality lies a journey of leadership challenges, financial learning curves, and daily decisions that determine whether that business becomes a burden or an asset. In this episode I chat with Rob Honeycombe, a seasoned real estate professional turned rent roll broker to unpack what it really takes to not just start a real estate agency, but grow one that’s profitable, sustainable, and ultimately saleable.Rob brings more than 30 years of hands-on experience, offering rare insight into the biggest opportunities and blind spots agency owners face from predictable cash flow and lending leverage to team leadership and knowing when it’s time to sell.Whether you’re just starting out, scaling your agency, or planning your exit, this episode will leave you with clear, actionable wisdom on how to build your business with the end in mind.“If you're building your rent roll, really it's about focusing on getting the best possible fee income. And as much as you can, choose landlords' clients that are prepared to spend money on maintenance, that understand you're the expert, and when you give them advice whether it’s about a lease renewal, the choice of tenant, or a maintenance item, they should listen to it.”  - Rob Honeycombe We explore:Why real estate businesses are easier to start and run than many other small businessesHow a rent roll gives you steady income and can help you borrow money or sell your business laterWhy being a good leader matters more than just being a good property manager or salespersonWhat makes a rent roll attractive to buyers  and how to build yours the right wayCommon mistakes that can hurt your business value and how to avoid themRob’s honest take on what he’d do differently if he started an agency todayWhy real estate business owners need better training and support not just sales skillsHow to balance your personal lifestyle goals with running a successful agencyWhy learning how to negotiate well is one of the most important skills in real estateKylie’s Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call  Kolmeo: https://kolmeo.com/ Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/ HD&U Sales Bundle: a...
