In today’s episode of The Damp Show Sam gives you an update on what is happening with the flood house he spoke about last week. He shares how he realised that the previous owner had sold the house knowing that it had serious damp issues without telling the person he sold it to. Sam explains how using legislation from 2006 the new owner can sue the person who mis-sold the property to them.   As well as telling you about a pre-purchase damp and timber survey he has done in Bradford. A survey that the potential buyer is planning to use to try to buy the property for less. Everything needs to come out. During today´s episode, Sam tells you about a rare kind of survey he recently conducted when a homeowner who had suffered a fire 3 years earlier asked him to do a survey. The home now has multiple damp and mould issues. Sam explains how this has happened and how it can all be fixed. Sam explains why, in the podcast.  Bridging issues are far more common, in the UK. The unit has been developed and used in Spain for many years. In Spain, most buildings do not have a damp course. Sam has been busy this past week setting up a new mould consultation service and trying out a mould treatment system that has been developed in Australia, Singapore, and New Zealand. He explains why despite Calor Gas being one of the cheapest ways to heat a space using it is actually not a good idea. Calor Gas heaters chuck out 8 litres of water into the air, per bottle. Now people have had their windows shut tight for a few weeks the resulting trapped condensation has led to a lot of extra damp problem callouts. Invest in continuous fans to keep the air moving and bring fresh air in. It is an efficient way to keep damp and mould at bay. Missing pointing can lead to significant water ingress. If you are a contractor, ask for the house number, the postcode and street name is not enough information. Measure twice, cut once really is good advice. Double-check everything. Antimould paint is expensive, but it works. Don´t be tempted to skimp on things by using ordinary paint. There are already signs that it could be rolled out across the UK. A lot of estate agents still think that a free or unbelievably cheap damp survey is enough to tick the box on a mortgage application. This is rarely the case anymore. Don’t give up until you have found the source of water and fixed it. You don’t get damp without water. Experience matters when it comes to diagnosing damp. Older conversions rely on agreements between the tenant and the owner. But it is quite hard to prove that a tenant is happy to live in an unventilated cellar, so they can take you to court. The type of drain installed under a cellar is important. You have to be able to access it to find blockages and clear it. When it comes to sorting out damp, there are no short cuts. If you need a timber or drain survey done, there is no point skipping it because the sources of the damp and mould will not be properly diagnosed. Air circulates through a property naturally. That means damp air can reach other areas and start to cause issues in previously unaffected rooms.
