Who Are Elta Trade?!

2024-06-1822:58

Today’s episode of The Damp Show is all about Elta Trade the firm that Sam has been buying his fans from for 10 years. A firm he has found that he has been able to rely on to sell him products that work well and are very effective at managing airflow in all sorts of buildings and therefore playing an important role in managing damp and mould.   Sam tells you all about their top products and explains exactly how he has been using them for the past 10 years. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Elta Trade make an alternating fan, called the push pull fan, that can change the air inside a room. It is extremely quiet. They are careful to produce products that comply with all building regulations and quickly update them when the regulations change. The support and advice they offer is very good and easy to access. Be careful not to fit commercial fans in residential properties, they tend to be too noisy for these settings. For homeowners they sell a remote-controlled fan. For landlords who do not want their tenants to turn the fan off, which could lead to mould, Elta makes a low carbon unit that cannot be turned off. Elta also sells window kits.   BEST MOMENTS  “You need air coming in and going out and you need it not to be freezing cold.” “Elta Trade specializes in residential ventilation that's available to electricians, plumbers and homeowners.” “They are low carbon so they´re not going to cost you a fortune.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES Fans for the tradespeople - https://www.eltatrade.co.uk/   Fans for homeowners - https://eltauk.com/ ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Rising Damp the Myth

Rising Damp the Myth

2024-06-1127:28

Today’s episode of The Damp Show is all about rising damp, in particular, the myths, to do this Sam uses a recent survey he has carried out. He explains what a salt band looks like, how they form and how to recognise one that someone has tried to hide.   This property also had sulphate contamination on the chimney breasts, penetrating damp, the wrong type of ventilation fans and a bridging issue, so you will also learn something about those common damp problems by listening to this episode.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Rising damp is very rare, but it does exist, so it is important to know how to recognise it even if someone has tried to cover it up. An earthy smell is an unmistakable sign of dampness. If someone tells you a property is dry get it in writing, if you don´t and it is damp you have no proof. Fans that only operate when the lights are switched on are not effective enough. When a fan is off, it is a hole in the wall, which can contribute to damp issues because when it rains all of that humid air comes straight into the property. All kinds of damp can easily be covered up by skimming and painting everything, just before it goes on the market. So, you need to be careful when buying. If you are buying a property, especially via a broker, check the terms and conditions, often there will be a due diligence clause that states the buyer needs to do their due diligence, which means getting surveys done.   BEST MOMENTS  “I´ve seen it with my own eyes, felt and smelt it, it´s a salt band.” “Because they are hydroscopic, they'll absorb moisture from the atmosphere.” “If I do ´owt wrong, then we try and fix it. We are not one of those fly-by-night firms.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES What a salt band looks like - https://www.youtube.com/watch?v=3m121VgI3rE Sam´s Express Damp proofing System Masterclass - https://dampsamsdepot.samcart.com/products/the-express-damp-proofing-system-simple-to-follow-on-line-coourse ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show is all about surveyors, surveys and reports, which Sam gets sent a lot of. He shares some of his insights, explaining what you need to be looking out for. Including what should be in the report, how to work out if someone is qualified and more. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS A lot of surveys are missing information that should legally be included. It is not uncommon for companies to put clauses in their quotes. For example, that their work is not guaranteed if a PIV unit has not been fitted. Different types of dampness have different patterns. Sam is seeing reports which say there is rising damp when the meter readings do not indicate this. Misdiagnosis is becoming an increasing problem within the industry. Independent surveyors should not be putting prices in their reports. They do not do remedial work themselves, so are very out of touch when it comes to costs. If you think a report may be wrong based on something you have learned from Sam, send him a copy. BEST MOMENTS  “The problem is this, why our industry has got a bad reputation, and it's misdiagnosis.” “They have not actually gone and …. got qualifications.” “I reckon we could save him a lot of money because there's a lot of work here that don't need doing.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos. Today’s episode of The Damp Show is all about why having a full damp and timber survey done before purchasing a property is a good idea. Using a recent survey he completed in Barnsley; he demonstrates how easy it is for lay people to miss the signs that a property has a serious damp and mould issue. Sam also explains how to become a qualified damp and timber surveyor. He looks at the changes that have been made to the training provided by organisations like the PCA and CITB. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Some damp issues are obvious. You can see and smell it, but often you are only seeing half the story. When a house goes on the market it is often freshly painted and has new carpets which can make everything look OK to a layperson and even some general surveyors. A qualified damp surveyor will see beyond this. The average person won´t notice floor deflections which are a sign of long-term damp issues. You have to look beyond any repair work. The property Sam surveyed had a new roof, yet there was still extensive black mould in the attic. Buyers are rarely given enough access to discover damp and mould in places like the gable ends. A surveyor will have access and should check every nook and cranny. Most general surveyors will not be anywhere near as thorough as a proper damp and mould surveyor. It is not uncommon for them to totally miss damp issues or only partially identify structural issues relating to damp. If problems are found, you can find out how much the work will cost and negotiate a lower price. Having a full damp and timber survey done is not cheap, but it can easily save you thousands, so is often a good investment. There is some funding available for employers who want to send their apprentices for training. BEST MOMENTS  “If I could condemn it, I would have.” “It were like climbing North face of Eiger, the steepest stairs I´ve ever seen.” “A competent qualified surveyor will be able to see if there's going to be an issue in the next 6 to 36 months.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos. Today’s episode of The Damp Show is all about insects. Furniture beetles which typically come out in May and wreak havoc in timbers and fleas which love warm weather damp corners or humid conditions. An infestation of either of these pests is no joke.    So, Sam explains how to recognise that these pests are taking up residency in your home and what to do about them. Including, how to use a PIV to help with this issue, while greatly improving the air quality in your home. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Furniture beetles are also known as May flies because that is when they breed and leave their eggs in your timber. They are tiny little flies that have a long nose. Fleas can be picked up from anywhere by humans as well as pets. Vacuuming regularly and emptying the bag every time and double sealing it in a plastic bag is important for prevention. Adding a PIV unit to your property helps to reduce humidity, which makes it a little harder for pests to breed.  A PIV unit cleans out a lot of pollutants out of the air, which is why so many people with allergies benefit from using them.   BEST MOMENTS  “For some reason, just talking about fleas just makes you itch.” “I don´t have carpets in my house. I learned this a long time ago.” “In my experience, it is not that it is blowing cold air in, it is that your PIV has not been set correctly.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES https://www.cpdme.com/webinar https://safeguardstore.co.uk/nope-cp-flea-killer-spray/ How to fit a PIV - https://www.property-care.org/write/MediaUploads/News/Documents/Guidance-Document_PIV-Systems_May-2020.pdf Flea circus - https://www.youtube.com/watch?v=6X2YDdq9gS0 ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show looks ahead to the CPA awards, which take place soon. Simon explains how the CPA is changing their awards system. He also provides an insight into how the CPA perseveration awards are judged and marked. In particular, the new “digital space award.” Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS To ensure all size firms are in with a chance of winning, splitting each award into 3 categories – micro, small and large would give everyone a chance to win. Including very small firms who also do good work. Picking up an award provides a big boost for everyone who works in the company.  Awards do encourage companies to push up their standards. Creating an award for the digital space, if done right should help to get more information about tackling damp online and accessible to everyone. BEST MOMENTS  “I´ve looked at the categories and realised just how unfair they were for smaller companies.” “But they are making little pin steps.” “I don´t get this thing about inventiveness, it´s f**king social media!”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos. For today’s episode of The Damp Show Sam explains why he thinks that the training that damp surveyors undergo needs revamping. He aims to raise the standards for his industry. He also shares the details of his latest survey and a job he shared on LinkedIn. Both of which include some interesting damp-related facts. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS To be a PCA apprentice and get qualified you need to be working for a damp company for 3 years and have passed the exams. To become an independent damp surveyor, you do not necessarily need experience in working to fix the underlying causes of damp. It makes sense to hire a damp surveyor who has experience in making the repairs. Their recommendations are far more likely to be viable for your property. Being audited is not a bad thing, it helps to keep your standards high and ensures you stay up to date. BEST MOMENTS  “They've not actually been on the coal face and actually been working, doing practical, remedial work.” “The majority of independents don´t even draw a plan.” “You´ve got to have some kind of familiarity with the products you are recommending.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos. In today’s episode of The Damp Show Sam gives you an update on what is happening with the flood house he spoke about last week. He shares how he realised that the previous owner had sold the house knowing that it had serious damp issues without telling the person he sold it to. Sam explains how using legislation from 2006 the new owner can sue the person who mis-sold the property to them.   As well as telling you about a pre-purchase damp and timber survey he has done in Bradford. A survey that the potential buyer is planning to use to try to buy the property for less. Sam also tells you about a charity that is close to his heart – Matthew´s A Friend In Me.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS When installing a subfloor, you really need a blank canvas. Everything needs to come out. If you are a business owner, it is easy to get to know and like someone, which can lead to your trying to save them money, but doing so in a way that risks things going wrong and leaving you out of pocket. Passive vents are basically just holes in the wall, you really do need fans. Usually, when someone makes an insurance claim, the company changes the policy so that the issue is no longer covered. Although usually, you can get the cover reinstated by paying extra. Group gate is sorted and has been resolved peacefully.   BEST MOMENTS  “The person that had the property before knew that there were an issue.” “I let me heart rule my mind when doing the estimate.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES https://matthewsfriend.godaddysites.com https://www.facebook.com/p/Matthews-A-Friend-In-Me-100064834447220/   ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. In today’s episode of The Damp Show Sam talks about having his Facebook group copied. He explains how he discovered this and what he is doing about it. Sam also speaks up about another issue he has faced on social media and how he is managing this. He also talks about a recent survey he has done on a property that has a high-water table. Including, why the insurance company would not pay out and how he is tackling raising the sub-floor. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Imitation is the best form of flattery, but no one wants what they produce to be used to mislead people. The more people who post on social media about damp and condensation the better because it is a great way for the public to learn. It is important to be open-minded and listen to how others tackle damp and mould issues. Even if you don´t fully agree with that approach you still learn things. Traditional materials still work so can be used for fixing the issues heritage properties have. But modern materials also have advantages. Include proper ventilation when you lay a new subfloor. In areas with high water tables, sump pumps are needed. Since 2006, if you sell a property in the UK with a subfloor issue that you know about, the new owner can sue you. Consider having a damp and timber survey done before buying a house.   BEST MOMENTS “It´s a bit underhanded, but people do it.” “I just want to find out why he is being a fraud… what´s his agenda.” “Not all damp is rising.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. During today´s episode, Sam tells you about a rare kind of survey he recently conducted when a homeowner who had suffered a fire 3 years earlier asked him to do a survey. The home now has multiple damp and mould issues. Sam explains how this has happened and how it can all be fixed. As well as explaining how a homeowner who finds themselves in a similar situation can manage things to ensure that they are fully compensated by their insurance company.   He also shares an interesting snippet of history he picked up while working on an old cottage.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Loss adjusters look for clauses, so they don´t have to pay out. You have to be really careful about what you say to them. If you have a flood, fire or another type of home disaster that involves an insurance claim, document everything. Photos, a diary of events and recordings of conversations can become invaluable later if things go wrong. If you can, use the firm the insurance company recommends. After water ingress, a flood or when a major fire has been put out, the property has to dry out fully before repairs can be carried out. Sam explains how to check this Proper ventilation is essential. Not using salt-neutralising plaster when needed is always a false economy. If sulphates are still in the building materials, they will try to migrate to the surface. In the winter, it is possible for condensed moisture between the wall and plaster to turn to ice, which blows the plaster or renders out. Companies that do reinstatement work after water damage should issue you with a dryness certificate.   BEST MOMENTS  “Loss adjusters just want to save money for insurance companies – they don´t want to pay out.” “Make sure you log everything and put it in a file somewhere, so you can access it easily.” “In this case, there were no dryness certificates. In today’s episode of The Damp Show Sam shares the details of a new damp-proofing gadget, which he has been asked to try out by a highly respected and PCA-qualified UK-based company. It is designed to reverse damp in walls and solid floors without anodes, injection, or wiring. Sam shares what he thinks about it, including some of his reservations.   He explains how the device works and the science behind it.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS In the UK, it is now quite rare to find classic rising damp. Sam explains why, in the podcast.  Bridging issues are far more common, in the UK. The unit has been developed and used in Spain for many years. In Spain, most buildings do not have a damp course. With rising damp, once the wall has dried out you should hack off the spoiled plaster and replaster with the right product. The biggest problem the industry has is misdiagnosis. If it is not rising damp a solution for that issue will not solve the customer´s damp problems.   BEST MOMENTS  “It also has a frequency setting which are just for brick, stone and concrete walls.” “I´ve no doubt they have had results with it, that is not what I think is wrong with it.” “I specifically want to find out more about  the “no hacking off of plaster” bit.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES https://www.preservationshop.co.uk https://mursec-eco.co.uk/   Express Damp Proofing System - https://www.amazon.co.uk/shop/dampsamhnccsrtcssw/list/1ASCOWQPXBIZ9?ref_=aip_sf_list_spv_s_ofs_mixed_d Express Damp Proofing course - https://dampsamsdepot.samcart.com/products/the-express-damp-proofing-system-simple-to-follow-on-line-coourse ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show is a mix of industry news and insights into the work Sam has done recently. He takes a look at the Construction Industry Training Board’s (CITB) employers network pilot. Before sharing how he tackled a job where there was water in the subfloor. A problem Sam is expecting to see more often as a result of the recent wet conditions in the UK causing the water table to rise. Sam also tells you about the PCA awards and how he has dealt with the restrictive banking policy of a UK bank that has made it harder for him to invest his money as he wants. Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS The new CITB employers network pilot is designed to make it possible to book training for employees without filling out any forms. Water that runs off of buildings needs to go into a drain not into someone´s garden. The consequences of not doing this can be serious. Sam shares a sad story that demonstrates this. Sometimes water in the subfloor comes from the water table rising. When water in the subfloor starts to evaporate it can lead to mould. BEST MOMENTS  “Two big organizations both fell out and to the detriment of everybody.” “They follow, I lead.” “That were me blowing me top the other day.” Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES CITB employers network pilot - https://www.citb.co.uk/levy-grants-and-funding/grants-and-funding/employer-network-pilot/ Carlite - https://www.ccfltd.co.uk ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. In this episode of The Damp Show Sam talks about how to prepare for those jobs that take you further away from home. He explains how to make sure you have everything you need and cope with the travelling.    Sam also talks about the 2024 PCA Awards. Including why he feels that the categories need to be updated.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Working further away from home is more time-consuming, so that needs to be factored in. Making sure you´ve got all the kit and materials you need is vital. If you have forgotten something, finding it in an area you don´t know is stressful. Winning awards helps your brand and reputation. The way many industry-award systems work makes it incredibly hard for small companies or sole traders to win.  Using social media is a good way to grow for any business, including those involved in the preservation industry.   BEST MOMENTS  “Last week’s job was probably the hardest yet.” “If you can win an award …. it's something that you can put on social media, and it helps your company.” “They’re a bit prehistoric when it comes to innovation.” “There are more pros than minuses to having a big following on social media.” Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES PCA Awards entry form - https://www.property-care.org/events/pca-awards-2024 Hydrogen water bottle - https://www.amazon.co.uk/Hydrogen-Generator-Portable-Ionizer-Machine/dp/B0CRP81F2J ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show is an interesting and varied one. Sam has been busy this past week setting up a new mould consultation service and trying out a mould treatment system that has been developed in Australia, Singapore, and New Zealand. As well as killing the mould it leaves a film behind that continues to stop regrowth for a prolonged period.   Sam also has two surveys to tell you about and a new mould consultation service that he is considering rolling out. He also talks about what the PCA is doing for National Apprentice Week.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com     KEY TAKEAWAYS There is a big difference between the bespoke damp survey Sam does and the general overviews some other companies provide, which is explained in the episode. Each damp issue has a different solution, which is why it is very important to correctly identify the underlying cause. Sam is considering offering an onsite advice consulting service as well as his standard survey product. It will enable those who want to do the work themselves to tap into his knowledge. The PCA runs apprenticeships for those who want to work in the damp industry. At the moment, the Mould Pro kit that was developed in Australia can only be used by professionals. Mould Pro is an effective mould killer and the film that is left behind carries on killing the mould for a prolonged period of time.   BEST MOMENTS “He wanted the correct damp work for each problem he´d got.” “You are getting the best training in England.” “You need adequate ventilation as well as insulation.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES PCA Apprenticeship scheme - https://www.property-care.org/training-qualifications/apprenticeships-nvq CITB - https://www.citb.co.uk/courses-and-qualifications/citb-apprenticeships/ Mould Pro - https://mouldpro.com.au/ ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. For today’s episode of The Damp Show Sam goes live on Tik Tok, which does not go exactly to plan. It´s a crazy mix of information that includes several golden nuggets that will help you deal with damp and avoid mould. Sam has had some feedback on one of his reaction videos, which he also talks about in this episode. Ultrotherm and Isotherm are similar products, but there are some important differences that Sam explains in the episode. When done right spray insulation can work well. Landlords are still blaming the lifestyle of their tenants for mould issues despite the change in the regulations. Today’s episode of The Damp Show covers quite a mix of subjects and includes a funny but informative story about a mistake Sam recently made. He explains why despite Calor Gas being one of the cheapest ways to heat a space using it is actually not a good idea. It can end up costing you a lot of money.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Using a Calor Gas heater is a false economy. Calor Gas heaters chuck out 8 litres of water into the air, per bottle. Now people have had their windows shut tight for a few weeks the resulting trapped condensation has led to a lot of extra damp problem callouts. Invest in continuous fans to keep the air moving and bring fresh air in. It is an efficient way to keep damp and mould at bay. Missing pointing can lead to significant water ingress. If you are a contractor, ask for the house number, the postcode and street name is not enough information. Measure twice, cut once really is good advice. Double-check everything. Antimould paint is expensive, but it works. Don´t be tempted to skimp on things by using ordinary paint. It won´t work.   BEST MOMENTS  “Ventilation, insulation and a bit of heat, that´s what you need to be doing.” “For advice, you´ve got all my free stuff on YouTube that you can watch and over 100 podcasts.” “When I done it before, I knocked on door and the person who answered were staring at me with chef eyes.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show covers The Good Landlord Charter, what happens when landlords ignore the actions recommended in a damp survey. He also explains why it is so easy to misdiagnose the underlying cause of damp issues.    Despite the title, this really is a damp show. A gold mine full of little nuggets of information that others rarely share. Information damp professionals, landlords, tenants, and homeowners can use to keep their homes free from damp and mould, which can lead to life-threatening health issues.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS The Good Landlord Charter is due to be implemented in Manchester. There are already signs that it could be rolled out across the UK. A lot of estate agents still think that a free or unbelievably cheap damp survey is enough to tick the box on a mortgage application. This is rarely the case anymore. Check the small print of guarantees. Some damp treatment firms require homeowners to install and run continuous fans. If they don´t and the mould comes back, they may not honour the guarantee. Before having work done, make sure the company has proper public liability insurance. If you are in the PCA you automatically become a Trustmark member. If timber has saturation higher than 20% it is more at risk of fungal attack. Damp surveyors who invest in themselves and take PCA courses are able to earn more. They know more and can solve complex damp and mould problems. Tenants have up to 6 years to complain about damp and mould problems. That is the case even if they have left the property.   BEST MOMENTS  “The worst thing in our industry is a misdiagnosis.” “I want it changing to be relevant for 2024 not f**ing 1974, walking around in bell bottoms.” “I invested in myself, I went to PCA… I spent a lot of hours studying things.”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES The Good Landlord Charter - https://www.greatermanchester-ca.gov.uk/what-we-do/planning-and-housing/good-landlord-charter/ ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has an HNC in building management. In this week's show, SIMON talks about getting back to work after Christmas, taking payments in crypto and why a customer got their bank account suspended. He also explains how to inspect a cellar before buying, the connection between book mites and damp, why fans need inspecting, Eco drain problems and more.   Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com KEY TAKEAWAYS Air circulation fans need to be checked and cleaned regularly. They can block up. Always check a cellar for dampness before buying a property. Use a water meter to check for signs of damp issues. Sam explains how. Book mites thrive in humid, damp, and dark conditions. They are a sign of damp issues. Fumigation does not eradicate book mites. Mineral wool insulation can hold moisture. A cavity wall inspection will uncover if this is an issue. The main banks and others are getting into crypto by introducing new payment platforms. Contractors need to start understanding crypto because people will want to pay using crypto.   BEST MOMENTS  “If you are buying a property, go into the cellar first.” “Book mites feed on black mould and paper.” “Are we going to start taking payments in Bitcoin?”   Do you want to find out why your property is damp, so you can start the process of solving the issue the right way? – Go to Why Do I Have Damp in My Property Damp Sam Facebook Group - https://www.facebook.com/groups/84911630448/ and upload your photos.   EPISODE RESOURCES Eco Drains - https://www.ecodeck.biz/drain-channels ABOUT THE HOSTSimon Cooper AKA Damp Sam is a time-served plasterer since 1983 and has a HNC in building management. Today’s episode of The Damp Show follows on from last week´s. It is part two of Sam speaking to the first-class England, Yorkshire, and Hampshire cricketer Alex Morris. This episode mainly covers the latter part of Alex´s career when he played for Hampshire. It includes his experiences while playing in Australia for 6 winters. Alex shares some great stories about his teammates and other legendary players he met or played with. Players like Robin Smith, Peter Tremlett, Freddie Flintoff, Wani, Shane Warne, and many others. Working for the fire service reminds Alex of cricket. Listen to find out why.
