On today's show, Colt shares how he acquired four properties, the last one being a short term rental in Phoenix AZ. Colt shares his story of how incredibly excited he was to get the property listed and get his first booking, and how in the second weekend of owning the property he already had a nightmare guest. Colt is transparent in his sharing of the frustrations with guests taking advantage of him, Airbnb’s support system, and being held hostage by “professional” guests looking to take advantage of the system. Colt explains how hosts are so scared of a bad review they end up putting themselves in situations where they offer discounts in exchange for good reviews, and how difficult that makes business. Today’s show features an interview with former Marine and current RE agent/investor Sean McDonnell. Sean shares his story of how he focused on buying one house a year, slowly building up his RE portfolio while also building a RE sales team using skills he learned during his time in the military. Sean’s story changed when his STR property manager quit on him, leaving him managing three of his own properties. The burden of that work led Sean to look into executing a 1031 where he traded three small STR’s for one lakefront luxury property he had stayed at with his family and loved the experience. The story turned ugly at this point, and Sean shares lessons he’s learned trying to manage a luxury STR property with so many complications he did not expect. Tons of juicy lessons are in this show you don’t want to miss!
Is Airbnb still worth it for investors—or is the game changing fast? In this episode of The David Greene Show, David sits down with short-term rental investor Ashley Cole, who owns 19 STRs and manages over 40 properties, to break down what’s actually working in today’s market. They cover house hacking strategies that still make sense, including rent-by-the-room and value-add plays, and why focusing on seller credits can matter more than purchase price. David and Ashley also get real about the growing frustrations with Airbnb—from rising fees and refund scams to shifting platform priorities—and explain why more investors are turning to direct bookings and professional property management to protect their returns. If you’re investing in short-term rentals or thinking about house hacking in this market, this episode will help you avoid costly mistakes and adapt before the rules change again.
The BRRRR method is working in Kansas! On today’s show, David interviews Tony Javier, a BRRRR investor/flipper who does it all remotely from out of state. Tony has been investing since 2001 and shares valuable insight into how he built his portfolio utilizing a combination of the BRRRR method and house flipping. Like David, Tony started his career waiting tables in restaurants, moved into selling houses, and now runs an entire staff supporting him in his acquisition, rehab, and management of his rental properties. Tony helps RE investors scale their businesses by getting them on TV where their led flow increases and shares what he does to do this. In this podcast episode, David Greene talks with Josh Shriner, an Oklahoma-based real estate agent and investor, about what it really takes to survive and grow in today’s real estate market. Josh shares how he mixes house flips, long-term rentals, and Airbnbs instead of sticking to one niche, using flips to create capital for buy-and-hold properties while managing around a dozen projects at once. They dive into what’s working in the Tulsa and Broken Arrow Airbnb market, why location and walkability matter more than hype, and how thoughtful, moody design can outperform the basic white-and-gray look. Josh also breaks down how he finds most of his deals off-market through SEO leads, agent relationships, wholesalers, and long-term connections, plus his path from an unfulfilling W-2 job to building a purpose-driven real estate business. If you’re interested in real estate investing, house flipping, rentals, or Airbnbs—especially in Midwest or smaller markets—this episode is packed with practical advice, real talk, and lessons you can actually use.
On today’s show, guest Jonathan Clark shares every STR host's worst night-Airbnb shut down his entire account with no warning-based on an issue with “reviews”. To Jonathan’s shock and dismay, it appeared Airbnb had cancelled his account with the justification being he had left a negative review for a guest. In addition to his account being shut down, Airbnb told Jonathan all his future bookings were being cancelled, against his will, all coming into high season! Jonathan shares what his experience was like, how the Airbnb support was zero help, and how he believes they intended to chase him off until he gave up. By a stroke of luck Jonathan was able to get his account back, and he shares how he did so, and what he learned about Airbnb in the process. If you’re an STR owner, or considering being one, you can’t miss today’s show.
In this episode of The David Greene Show: Real Talk Real Estate, David Greene sits down with real estate investor, entrepreneur, and financial coach Devon Jarvis (DJ) for a real, grounded conversation about military discipline, money, and financial freedom. After meeting at BPCON, Devon shares his nearly 20-year journey in the U.S. Air Force, starting with enlisting out of high school, commissioning through ROTC, and eventually flying unmanned attack aircraft, including the confidence-building moment of his first solo flight. He explains how becoming a parent pushed him into financial coaching and shaped his belief that mindset is the true starting point for building wealth. Together, they talk through why fear and failure derail so many people, the difference between a poor mindset and a rich mindset, and why creating real value, not chasing free handouts, is what the market rewards, while also offering practical insight into goal setting, money habits, and defining what a rich life actually looks like.
