Simon discusses how to protect yourself from bad tenants, especially in light of the new Renters' Rights Bill, which marks the largest change to the private rental sector in 30 years, warning that this legislation may lead to an increase in "professional bad tenants" who take advantage of uninformed landlords.
KEY TAKEAWAYS
Landlords must treat their property investing like a business, be educated on their responsibilities, and cannot abdicate responsibility, even if they use a letting agent.
The Renters' Rights Bill increases the risk of rent repayment orders (up to 24 months' rent) if compliance is neglected. Ensure all prescribed paperwork and safety certificates are shared with tenants at the correct time.
To pursue a tenant for unpaid rent (you have up to six years), gather their full name, date of birth, and National Insurance number (from their payslip). This allows you to claim money back via MoneyClaim.gov.uk.
Landlords should check every six months for new selective licensing requirements in their property's area. Also, ensure the correspondence address on the Land Registry is up-to-date to receive official notices.
BEST MOMENTS
"With the Renters' Rights Bill coming in, which is the largest change in 30 years to the private rental sector, there's no doubt in my mind there's going to be an increase in professional bad tenants."
"You must treat your investing like a business."
"You can't treat your property investing as a hobby, as a side hustle. Even if it's part-time, you must treat your investing like a business."
"You are driving by looking in the rearview mirror."

Simon addresses a common question among property investors: whether it's better to buy houses or apartments?
He discusses the pros and cons of both property types, highlighting that while apartments can be appealing due to lower maintenance and costs, houses generally offer better long-term capital growth and investment potential
KEY TAKEAWAYS
While both houses and apartments have their pros and cons, houses are generally favoured for long-term capital growth due to their potential for value addition through renovations and extensions.
Apartments often come with service charges that can reduce cash flow for landlords, whereas freehold houses do not have these additional costs, making them potentially more profitable in the long run.
In the current property market, buying off-plan properties (new builds) is discouraged due to uncertain growth prospects and the risk of tying up deposit money without immediate returns.
Apartments typically have leasehold agreements, which can decrease in value as the lease term shortens. Properties with short leases can present investment opportunities if the lease is extended, allowing for better financing options.
BEST MOMENTS
"Many property investors like to buy apartments, and there's some very valid reasons for buying apartments."
"I have personally experienced much better long-term capital growth from my houses rather than my apartments."
"If I was to start again, I probably would only buy houses and not buy apartments."
"In the current property market, we're not seeing a lot of growth... why on earth would you want to buy something that you have to wait?"

Simon focuses on strategies for refinancing properties and specifically the concept of momentum investing, explaining how most investors wait years for a property's value to naturally appreciate before refinancing, a slow method.
KEY TAKEAWAYS
The traditional property investment approach involves buying, waiting several years for natural value appreciation, and then refinancing. Momentum investing, in contrast, is a faster strategy where you buy below market value, add value, and refinance after about six months
You don't have to evict tenants to conduct a refurbishment. Making improvements, especially to communal areas, while tenants remain in place saves on void periods (no rental income) and other ongoing costs
If you plan to refinance quickly using momentum investing, you should avoid two, three, or five-year fixed-rate mortgages. Instead, use bridging finance or cash, as these options allow you to refinance after six months without incurring large early redemption charges
BEST MOMENTS
"What we do is we get bridging finance where there are no penalties. It's a higher interest rate but it's still cheaper than having to pay big repayment penalties."
"If you can possibly have before pictures they see what it looked like before the work was done, they see what it looked like now, that also helps them understand that you've added value to the property."
"I would highly recommend to maximise the valuation when you're doing refinances, take the time just to put a two-pager document together with the information I've shared with you."

Simon explores the concept of turning "lead into gold" within property investment, a metaphor for acquiring a seemingly problematic or underperforming property and transforming it into a highly profitable asset.
The "lead" is often a property being sold by a retiring or struggling landlord who sees it as a burden, possibly due to low rents, maintenance issues, or a lack of creative strategy…
KEY TAKEAWAYS
Unlike investing in physical gold, which does not provide income, property investment offers both income and capital growth over the long term, and allows for the use of borrowed money (leverage).
The phrase "turning lead into gold" refers to acquiring a property that is a problem for the existing landlord (the "lead") and using a fresh, creative strategy
Many retiring or struggling landlords are not maximising their property's potential—often by keeping rents too low, neglecting maintenance, or only using a single, restrictive strategy
The opportunity for new investors is to approach the property with a fresh pair of eyes, recognising ways to improve the standards, change the tenant type, or implement development strategies
BEST MOMENTS
"The big problem with gold is that you can hold it but it doesn't actually give you any income"
"They're probably not maximising that property, not making the most out of it. Probably the rents are not as high as they could be... because if you've got a good tenant in the property, you're inclined to keep that tenant there."
"They might have been investing for 20 years, but they might have just had one strategy and one way of using that property... That doesn't mean they know more than you."

This episode is dedicated to helping property investors overcome the common challenge of running out of their own money by using other people's money. The solution lies in raising one's personal profile, with Simon outlining three essential steps: consistently documenting your property journey on social media, actively seeking out and attending property networking events to meet potential investors, and preparing a concise, powerful elevator pitch
KEY TAKEAWAYS
The biggest challenge for most property investors is running out of their own money, which can be solved by learning how to use other people's money (OPM).
To attract OPM, people need to know about you, know what you are doing, and know that you are competent, which requires consistently documenting your property journey on social media.
When posting on social media, include sentences like: "My new property business is I help people who need to sell property quickly, and I help investors get a great return on their money" to be clear about your offering.
Investors should actively attend paid networking and training events to meet other investors who may have money but lack the time or knowledge to find deals themselves, and be ready with a clear, concise 15-20 second elevator pitch.
BEST MOMENTS
"The solution to that is start using other people's money. But for you to be able to use other people's money, people need to know about you."
"If someone is going to lend you money, first of all, they need to be aware of you. They need to know what you're doing, and also they need to know that you know what you're doing."
"I pay referrers fees. If you bring something to me and I end up buying their block of flats, I'll happily pay you a nice finders fee for your trouble."
"Think about what you're saying, write it down, script it, make sure it comes off the tongue so you can think about how you present it and use that opportunity. Remember, short and sweet is better. 15 to 20 seconds is all you need."

Simon provides landlords with a crucial update on the upcoming Renters' Rights Bill, estimated to become law around 6th April 2026
Simon urges you to be proactive now by checking your letting agent's awareness, tightening tenant vetting processes, and securing properties to the minimum energy efficiency standards to mitigate risks in the forthcoming, more regulated, and potentially more challenging letting environment
KEY TAKEAWAYS
The Renters' Rights Bill is anticipated to become law around 6th April 2026, introducing a nationwide database where every rental property must be listed and registered with a unique property reference number to be legally rented out.
Landlords who are non-compliant face potential fines and Rent Repayment Orders, which will allow tenants (even those who have moved out) to claim back up to two years' rent if the landlord has not adhered to the new rules.
The removal of Section 21 (no-fault eviction) will mean a heavier reliance on Section 8 (for non-payment), but with court systems already under pressure, gaining possession might take longer, making stringent tenant vetting and the use of guarantors essential.
Landlords must ensure their properties meet minimum Energy Performance Certificate (EPC) standards: a C-level rating is required for new properties by 2030 and for existing tenancies by 2033, with failure to do so potentially forcing landlords to sell non-compliant properties.
BEST MOMENTS
"Most letting agents are just not aware of what's happening'"
"The biggest problem is that the courts, unfortunately, the court system, it doesn't have enough judges, the buildings are literally falling down, and it really needs some investment by the government to make sure the courts can handle all the extra work coming through."
"We have to be very careful who we're taking on as tenants. We have to be even more vigilant in the checks that we are doing."
"Ignorance, lack of knowledge is not an excuse”

Simon examines the essential mortgage decisions for property investors, addressing whether to fix or vary a mortgage rate, the optimal time to remortgage given current interest rate freezes, plus the strategy behind using interest-only mortgages for investment properties versus repayment mortgages for a personal home
KEY TAKEAWAYS
Many people whose fixed or discounted mortgage terms have ended are now on their lender's Standard Variable Rate (SVR), which can be very expensive (the Bank of England rate plus 3% to 5% or more).
Given the Bank of England's current freeze on rates and uncertainty about future increases to control inflation, fixing a mortgage rate now for stability—often for five years—is a recommended personal strategy, even if rates aren't as low as they were previously.
Some lenders are charging high arrangement fees (up to 7%) to lower the monthly interest rate, which can improve monthly cash flow, especially if the fee is added to the loan and the long-term property value growth is expected to offset the cost.
For investment properties, an interest-only mortgage is generally preferred, as it allows investors to pay only the interest, maintain better cash flow, and benefit from the property's capital growth over time, while repayment mortgages are typically used for a personal home.
BEST MOMENTS
"I don't think we will ever go back to that half percent base rate."
"They're lowering the interest rate we pay, but then loading the difference into the arrangement fee."
"I think if interest rates do come down over the next six months or so, more people are going to come back into the property market wanting to buy property, the demand will go up and thus people be paying more for their property purchases."
"I think being able to borrow from banks is amazing."

Simon deep dives into the strategy of buying properties significantly below market value, sharing real-life case studies and insights from his students, and demonstrating that finding motivated sellers is key to securing profitable deals, even in a challenging market.
KEY TAKEAWAYS
Buying below market value requires a shift in mindset. You must believe that someone would sell their property for less than its market value.
The core of this strategy is finding a truly motivated seller. These are people with a problem—such as facing repossession, a difficult personal situation, or an organisational deadline
You can use a strategy called "momentum investing" to build a property portfolio without constantly needing a new deposit. This involves buying a property at a significant discount, holding it for about six months, and then remortgaging it at its full market value
Opportunities to buy below market value aren't limited to specific locations or types of sellers. Deals can be found in various locations, including expensive cities like London
BEST MOMENTS
"If you think you can, or think you can't, you're absolutely right."
"What you need to do is put yourself into the shoes of the seller and understand their circumstances, where for some people selling their property, getting the sale done quickly and getting rid of this problem property is maybe more important than maximising the revenue from the sale."
"The key is to be able to buy the property ideally at least 25% below market value."

Simon recounts a specific project where he partnered with individuals who were managing multiple developments simultaneously, leading to significant delays and financial losses.
He discusses the importance of thorough vetting of joint venture partners, clear communication, and the necessity of having written agreements outlining responsibilities, as well as highlighting the potential benefits of joint ventures when executed correctly
KEY TAKEAWAYS
It's crucial to thoroughly understand your joint venture partners, including their workload and capabilities. Overcommitting can lead to mismanagement and project delays.
Clearly define who is responsible for what in the joint venture. Having a written agreement helps prevent misunderstandings and ensures accountability.
Schedule regular check-ins to discuss project progress and address any issues. This helps keep everyone on the same page and fosters a sense of urgency.
Ensure that all parties are aware of the financial costs involved, including interest on borrowed money. This awareness can motivate partners to act more promptly and responsibly.
BEST MOMENTS
"The number one mistake I made was I didn't ask them how many projects they were doing."
"When someone doesn't feel the cost or the pain of the interest that's mounting up, they don't have the same sense of urgency."
"You've got to be able to get on really well with that person... take your time to get to know people."
"If you have an agreement in writing, it's then very clear who has or who hasn't done what they should do."

Simon discusses the benefits of joint venturing with property owners, highlighting how investors can make significant profits without using their own money. He presents a practical example involving a mastermind student who collaborated with a landowner and a financier to develop a piece of land into specialised supported housing, potentially yielding substantial returns.
Additionally, learn about creative financing strategies, such as purchase options, which allow for quicker transactions and avoidance of stamp duty
KEY TAKEAWAYS
Joint venturing with property owners allows investors to make significant profits without using their own money, avoid stamp duty, and complete transactions much faster than traditional property purchases.
Building a strong network in the property industry is essential for success. The more connections you have, the more opportunities you can create for joint ventures and finding potential deals.
Actively seeking out abandoned or empty properties in your local area can lead to lucrative off-market deals, where there is less competition compared to properties listed for sale.
Investing in personal education and collaborating with knowledgeable partners can enhance your ability to identify and execute profitable property deals, making joint ventures more effective.
BEST MOMENTS
"You can make a lot of money investing in property using none of your own money."
"If you keep doing it, it absolutely works."
"Because you're not actually buying the property, you can do the transaction much, much quicker."
"With off market property deals, you have no competition at all."
"Grow your network, invest in yourself, educate yourself, and these opportunities are out there."

Simon examines the critical importance of specialised knowledge for successful property investing. He introduces the 3M method—Measure, More, and Multiply—as a framework for maximising returns in your property business. He also talks about how to take action by attending events like Property Magic Live and local Property Investor Network meetings to connect with like-minded individuals and share successful strategies, stressing that investing in oneself and leveraging the experiences of others can significantly enhance your property investment journey.
KEY TAKEAWAYS
To achieve your property investment goals, it's crucial to gain specialised knowledge. Gaps in your education can lead to costly mistakes, similar to crossing a suspension bridge with missing planks.
Investing in coaching can provide the support and accountability needed to navigate challenges in property investing. A coach can help identify blind spots and prevent critical errors.
3M Method for Success: The 3M formula consists of:
Engaging with like-minded individuals at events like Property Magic Live or local Property Investor Network meetings can help fill knowledge gaps and provide insights into successful strategies used by others.
BEST MOMENTS
"The more knowledge you have, you can plug the gaps and you're going to be less likely to make expensive mistakes."
"Maybe I should have invested in myself and got a coach because then I probably wouldn't have bought this property."
"Sometimes we're so busy doing, we don't take the time out to step back and review the results we're getting."
"When you know what's working, just do more of that before you try and invent or introduce anything else."
"It's all about growing your network of like-minded people who are doing what you want to do."

Simon discusses the important considerations surrounding the decision to sell a property, sharing insights on why selling might be beneficial, particularly when local demand shifts or when equity is trapped in a property that isn't yielding a good return.
He also focusses upon the significance of preparing a property for sale, including conducting necessary refurbishments and selecting a proactive estate agentd decisions about their real estate investments.
KEY TAKEAWAYS
Selling property can be beneficial if local demand decreases, if there is trapped equity in a property that isn't yielding a good return, or if a full refurbishment has been completed to maximise sale revenue.
It's crucial to find a proactive and responsive estate agent. Be wary of agents who inflate property values to secure listings; always ask for comparable sales to validate their pricing.
Different agents may provide significantly different valuations for the same property. Conduct thorough research and consult multiple agents to ensure you have an accurate understanding of your property's worth.
When evaluating properties, consider not just the cash flow but also the opportunity cost of the equity tied up in the property. A low cash flow may indicate that selling and reinvesting could yield better returns.
BEST MOMENTS
"If maybe something's happened to the local demand in the area, and it's really hard to rent that property out, or if there's a lot of equity trapped in a property..."
"It's so important to make sure you find the right agent. So fingers crossed, we'll see what happens."
"When agents are giving you prices of property they think they can sell it for, ask them, can you give me some like comparisons?"
"You should look at your portfolio every year to assess all of your investments. Is your money working as hard as it could?"

Simon discusses overcoming mental blocks that hinder success in property investment, stressing the importance of taking action and addressing fears related to funding and self-worth.
He highlights common issues such as imposter syndrome and the fear of judgment, encouraging listeners to share their journeys on social media and engage with local property investor networks
KEY TAKEAWAYS
Many investors face mental barriers that prevent them from taking action, often rooted in fear or self-doubt. Recognizing and addressing these blocks is crucial for progress.
It's important to make offers on every property viewed, regardless of current funding. This practice helps build confidence and negotiation skills, even if the offers are initially rejected.
Investors should evaluate the potential costs of accessing equity in their properties against the opportunity costs of not pursuing deals. This analysis can reveal profitable opportunities that may otherwise be overlooked.
Engaging with local property investor networks and sharing your journey on social media can help build connections and attract potential investors. Overcoming the fear of judgment is essential for growth.
BEST MOMENTS
"I feel a bit of a fraud... I don't want to use other people's money."
"If I take it out, I've got to pay redemption... I'm tied into mortgages."
"What other people think of you is none of your business."
"You need to say, OK, what does the price need to be in order for this to meet my criteria?"

Simon examines property market crashes and the potential financial pitfalls that can arise, such as negative equity and losses on investments. Drawing from personal experiences over 30 years of property investing, he shares insights on the 2007 market boom and subsequent crash, highlighting the importance of positive cash flow and strategic decision-making.
KEY TAKEAWAYS
The property market can experience significant fluctuations, as seen during the 2007-2009 financial crisis. It's crucial to recognise that property values can decrease, leading to situations like negative equity.
Always prioritise properties that generate positive cash flow. This ensures that even during market downturns, you can maintain ownership without the need to sell under pressure.
To mitigate losses during a market crash, plan to hold properties for the long term. Selling during a downturn often results in financial losses, while holding allows for potential recovery as the market improves.
Everyone in property investment will encounter challenges and losses. It's essential to learn from these experiences, whether they are your own or those of others, to make informed decisions in the future.
BEST MOMENTS
"I’ve made some mistakes. I’ve lost some money on some deals. Now, obviously, I’ve made more than I’ve lost overall."
"The only people who lose money when the property market comes down are people who have to sell."
"If you’re following the five golden rules from Property Magic, you can rent it out and make cash flow. We don’t need to sell."
"It’s important to learn from mistakes. It’s better to learn from someone else’s mistakes rather than learning from yours."

Simon shares valuable insights on the four common mistakes that aspiring property investors often make, which can hinder their success. Drawing from his 30 years of experience in property investing and 22 years of mentoring others, Simon emphasises the importance of overcoming worry, building belief in oneself and the potential of property investing, and taking focused action
KEY TAKEAWAYS
Many potential property investors let fear and worry about uncertainties in the market hold them back. It's important to recognise that much of this worry is unfounded and can prevent you from seizing opportunities.
There are two types of belief crucial for success in property investing: belief in the potential of property investing itself and self-belief. Surrounding yourself with successful investors can help build your confidence and understanding of what is possible.
Engaging in activities like watching videos or attending events is not enough. Successful property investing requires focused action, such as finding and viewing properties, making offers, and negotiating deals.
Failing to act on knowledge and opportunities can lead to significant financial losses. The longer you wait to invest, the more potential income and wealth you miss out on.
BEST MOMENTS
"Human nature is we worry about things. And very often we worry about things before they happen. A lot of that worry is wasted energy."
"The biggest mistake is the opportunity cost of despite knowing what you should do, not actually doing it."
"If you think you can or think you can't, you're absolutely right."
"Just being around like-minded people could be absolutely transformational."

Simon addresses a common question among property investors: whether to buy a property with vacant possession or with tenants in situ. The discussion highlights the pros and cons of both options, emphasising the potential benefits of purchasing tenanted properties, such as immediate rental income and the opportunity to increase rents over time. Simon shares personal experiences, including a case study of acquiring a tenanted HMO (House in Multiple Occupation) and successfully refurbishing it while keeping tenants happy.
KEY TAKEAWAYS
When buying a property, consider whether to purchase with vacant possession or with tenants already in place. Each option has its advantages and disadvantages, such as potential rental income and the condition of the property.
If buying a tenanted property, it's crucial to check the tenants' contracts, payment history, and the overall condition of the property. Ensure that all necessary checks were performed by the previous landlord, including deposit protection and compliance with safety regulations.
When negotiating the purchase of a tenanted property, aim for a price that is 10-15% lower than what you would pay for a vacant property. This accounts for the lower rental income and the potential challenges of managing existing tenants.
It is possible to refurbish a property that is fully tenanted. By communicating with tenants and providing temporary solutions, such as alternative cooking facilities, you can improve the property without requiring vacant possession.
BEST MOMENTS
"Most people, when they buy a property, normally it's going to have vacant possession where it's empty."
"Buying a property with tenants in situ can actually be quite attractive sometimes."
"You need to check the contracts that people are currently on to make sure they are correct contracts."
"If you’re buying a tenanted property, you should be securing it 10 to 15 percent below what you would pay if it would be empty."

Simon shares a candid and motivational rant, reflecting on the importance of taking action and seizing opportunities in property investing. He discusses his recent experiences, including his recovery from illness and insights gained from reading Dr. Benjamin Hardy's book, "The Science of Scaling."
Simon also looks at the value of investing in oneself and the need for discipline and focus to achieve significant goals. He highlights common traps that property investors fall into, such as the landlord trap and the comfort trap, urging listeners to push beyond their comfort zones
KEY TAKEAWAYS
People who invest in paid programs, such as the Mastermind Accelerator, tend to be more committed and take action compared to those who only consume free information.
To scale and grow effectively, it's crucial to be disciplined with time management and focus on significant goals rather than getting sidetracked by smaller, less impactful tasks.
There are three common traps that property investors fall into: the landlord trap (managing properties themselves), the rat race trap (being asset-rich but cash-poor), and the comfort trap
Many people miss out on valuable opportunities due to skepticism or a lack of motivation. Simon encourages listeners to take action, apply for scholarships, and participate in events
BEST MOMENTS
"The problem with free information is that sometimes people don't value it. They hear it... but they haven't paid for it and so they don't pay attention."
"If you really want to scale and grow, you have to be absolutely disciplined with your time and focused on what you are trying to do."
"You might be happy where you are. You might be very comfortable... but I honestly believe if you want to become a truly self-actualized person, we need to keep growing."
"How many times are you self-sabotaging your success? You're not even having a punt at things because you think they're not going to work."

Simon discusses the inspiring journey of guests Timothy Witt and Phil Bygrave, who have successfully built a comprehensive property investing business. With backgrounds in construction management and sales, respectively, Tim and Phil share their experiences transitioning from traditional employment to entrepreneurship in the property sector. They delve into the importance of joint ventures, deal sourcing, and the value of collaboration in achieving financial freedom. The episode highlights their unique turnkey service that encompasses sourcing, building, and managing properties, making it easier for clients to invest without the usual hassles.
KEY TAKEAWAYS
Working with others through joint ventures can enhance success in property investment. Complementary skills between partners can lead to better outcomes, as two individuals can achieve more together than separately.
Before starting in property, it's crucial to define what you want to achieve, why you want it, and by when. This clarity helps in selecting the right strategy and maintaining focus on your objectives.
To build a successful property business, answer these five questions: Who do you serve? What does their world need? What are you good at? How do you make money? What do you love? These questions guide decision-making and strategy development.
Building relationships and sharing your journey in property can lead to opportunities for raising finance. People are more likely to invest in you if they know, like, and trust you, rather than just focusing on the deal itself.
BEST MOMENTS
"If two plus two can equal five, it's worth doing. It's got to be beneficial in lots of different ways."
"You can have some big, basic criteria and an idea of what you plan to do and maybe some contingencies."
"If you can answer those five questions, your business is going to be okay."
"You haven't built the relationship enough. You haven't got to norm as well as you could."

Simon discusses the advantages of seeking property deals during the summer months. With many investors slowing down their activities for holidays, he encourages you to take advantage of the reduced competition in the market, outlining specific strategies for finding motivated sellers, including using property filter software, engaging directly with estate agents, and reaching out to landlords.
KEY TAKEAWAYS
The summer months, particularly July and August, are often seen as a slow period for property investors. However, this is a prime time to find motivated sellers as many investors take a break, leading to less competition in the market.
Utilise property filter software or platforms like Rightmove and Zoopla to identify motivated sellers. Make direct calls to agents representing these sellers to discuss potential deals and arrange viewings.
Visiting estate agents in person can help establish rapport and trust. Present yourself as a serious buyer looking for local expertise, which can lead to better opportunities and insights into available properties.
Sending letters to landlords, especially those with HMOs, can uncover off-market opportunities. Many landlords may be looking to sell or are open to creative financing options, making this a valuable strategy.
BEST MOMENTS
"In the summer, typically in July and August, most property investors decide to slow things down a little bit because they want to go on holiday."
"The very reason that most people are off is a reason that you should step up your activity."
"When you make an offer, you actually want the seller to reject that offer."
"It's great to be able to speak to them outside of the office."

In this very special 300th edition of the Property Magic podcast, Simon reflects on the significant changes in the property market over the past five and a half years, particularly in light of the COVID-19 pandemic. He shares valuable lessons for investors, emphasising the importance of understanding property cycles, working with motivated sellers, and maintaining a cash buffer.
KEY TAKEAWAYS
While property cycles exist, it's important not to base investment decisions solely on them. The long-term trend in the UK property market is upward
The response to COVID-19, including the stamp duty holiday and support for construction, significantly impacted the property market, leading to unexpected growth
Successful investing involves working with motivated sellers, buying in areas with strong rental demand, ensuring positive cash flow, and holding properties for the long term
Building a network and consistently sharing your property journey on social media can attract potential sellers and investors, enhancing opportunities
BEST MOMENTS
"I wouldn't base your investing decisions on where are we in the property cycle, just recognise that property prices go up, and they also come down."

This episode opened my eyes to the 10 steps in raising private finance. I was looking for some guidance raising finance, using other people's money(OPM)and the steps shared by Simon Zutshi hit it home. Thanks 😊
Hello Simon, some fab info on PO and PLO. I have a question: The sellers will have a residential mortgage and within it terms of the mortgage (t&C's). Would one of those conditions be CTL? My understanding is the mortgage was allowed for the seller to live in he house not let it out (BTL mortgages are for that). Would that breach the t&C's of the sellers mortgage? They don't have CTL.
Hi Simon, some great tips on the 4 blocks that might be stopping someone from progressing in their property journey. I did not know that there are lenders that lend to new property companies with no track record. You mentioned mortgages for BTL (as long has you have a great deal). So this was my block! Thank you for providing excellent value. Will for sure give your podcast 5 stars (6 if I could lol).
Hi Simon, great podcast and thank you for delivering excellent value. A quick question, how do you test for tenant demand (Golden Rule #2)?
