This year, about 1.8 million households, including a huge number of landlords, will get a letter from their bank. Inside is the date their cheap fixed-rate mortgage deal will expire - When that date arrives, their monthly mortgage payment jumps by about £400 on average, and it will often be much worse for landlord. Many with a fixed-rate mortgage on a rental property, will see their monthly payment triple, leaving them out of pocket every single month they carry on renting that property out.
By the end of this episode, you'll know why landlords are being hit three times harder than homeowners, how to buy discounted properties from landlords whose cheap fixed-rate deals are ending, how to do it safely so the deal actually makes you money and do it in a way which benefits everyone involved.

KEY TAKEAWAYS
1.8 million ultra‑cheap fixed‑rate mortgages are ending, this year. So, many landlords are seeing their replacement monthly mortgage payment treble.
Profitable rental properties can easily become loss‑makers that landlords need to sell quickly so they can stop haemorrhaging money.
For educated investors the fixed term mortgage time bomb is a huge opportunity.
Writing to landlords directly who may need to sell fast, creates a win-win. The seller pays no agents fees and because they need a fast clean way out, they will often sell below market value.
Even at today´s interest rates, the new owner has the freedom to structure the deal differently and turn a property haemorrhaging money into one that makes a profit.
Those investors who learn how to find, price, and fund interest rate shock deals will add properties to their portfolio that have equity built in.
BEST MOMENTS
"1.8 million of those cheap fixed-rate mortgage deals expire during 2026 this year."
“They're often the best outcome the seller has: a fast, fair, certain sale, instead of missed payments, repossession, and a wrecked credit file."
"Because what they (landlords) need most is a quick, certain sale, they'll usually accept a price below what the property is really worth."

Right now, in Westminster, there are people deciding how much it should cost you to keep living in your own home. A bill you pay every year for having a roof over your head. And most of the people who'll end up paying it have no idea it's coming. They think this is a tax on rich people, on mansions, on someone else.
In this episode, I'm going to show you using the government's own numbers, how that someone else slowly turns into you. I walk you through exactly what they want to do, step by step. And right at the end, I'll show you the one group of people who actually come out of this better off and how to make sure you are among them.

KEY TAKEAWAYS
Landlords could face a significant new squeeze as costs currently paid by tenants are transferred to them, while the tax bill when they eventually sell could also increase. That changes the numbers on every property in the portfolio.
For an unprepared landlord, the danger isn't simply paying more tax. The combination of higher costs and tighter restrictions can turn a property that once produced a healthy return into an asset that no longer makes financial sense to hold.
As smaller landlords decide to sell, the resulting reduction in rental supply creates problems for tenants but it is also an opportunity for those investors who are ready to act.
Those who understand how to structure their purchases and property portfolio correctly will find bargain deals, keep their tax bills down, grow and thrive for the long term.
BEST MOMENTS
“Every single time the government raises taxes, it creates an opportunity for educated people to make money, and that's what we teach here at Progressive Property.”
“The government has set that mansion tax line at £2 million and frozen it there. One by one ordinary homes rise in value until they cross that line.”
“Under this plan, that flips completely - overnight tenants save around £200 a month while the landlord is left to foot the bill.”
“Wes Streeting wants to tax the profit on your property the same way as they tax your wages. That pushes it from 24% today up to 40% or even 45% for higher earner.”

Here's the uncomfortable truth about the Renters Rights Act. They told renters this law would protect them, make renting fairer, safer, and cheaper. So, here's the question nobody in government wants to answer - Why the very people this law was built to help, are ending up with fewer homes, higher rents, and less choice than before it even existed.
I'm going to show you what actually happened to rents to the number of homes available and to the landlords themselves, both in the long run up to this law and in the few weeks since it's landed. By the end I think you'll see why so many people on both sides of the rental divide are quietly asking the same thing. Who exactly was this law for?
KEY TAKEAWAYS
· The Renters’ Rights Act was supposed to make it easier for tenants to find secure and affordable homes – in practice, the opposite has happened.
· Around 35% of landlords sold or tried to sell in the 12 months before the Act came into force, permanently shrinking the pool of rental properties.
· Many ex‑rental homes don’t become first‑time buyer bargains. They’re snapped up by larger, often corporate, landlords, concentrating power in fewer hands.
· In the year to mid‑2024, average private rents rose by 8.6% across England, and by 9.7% in London, then flattened near record highs.
· For informed investors and would‑be landlords, the chaos is an opportunity: with fewer rental homes, strong yields, and 20+ applicants per property, those who understand the new rules can step into the gap and build profitable, resilient portfolios.
BEST MOMENTS
"You'd naturally assume that a law that protects tenants would lead to more secure rental homes, but a rental home only exists if a landlord is willing to offer it."
"The flat doesn't become someone's first home; it just passes from a small local landlord to a faceless institution."
“The kindest thing you could possibly say is that the law poured a bucket of petrol directly onto a fire that was already lit, and the tenants are the ones standing closest to the flames.”
Market turbulence does not destroy opportunity, it transfers it.
It moves wealth and security away from people who react entirely to fear directly into the hands of the people who take the time to understand the new rules - That's exactly what we teach at Progressive Property – Join our free webinar here - https://progressiveproperty.co.uk/online-training/

Right now, in 2026, thousands of landlords are quietly dumping perfectly good properties because a journalist told them - “UK rents have cooled to 3%.” They’re reading a single national average as if it were a buy or sell signal. In the process, sleep‑walking past the best buying conditions they’ve seen in years.
In this episode, Mark shows why that headline is technically true but practically useless if you’re deploying capital. He walks through the real ONS and Rightmove data, explains how London has smashed into an affordability ceiling while the Northeast and Midlands still have headroom, and reveals why asking prices can rise even as real values soften. More importantly, he lays out how sophisticated investors are quietly stepping into those nearly 6% rent inflation regions, structuring around stamp duty, and using inflation to devalue their debt while amateur landlords run for the exits.

KEY TAKEAWAYS
National averages are a terrible way for investors to assess whether it is time to buy or not.
London has hit an affordability ceiling, while the Midlands and Northeast still have wage headroom and rising rents.
Smart investors are ignoring the national mood and targeting specific streets in high‑yield regions.
Amateur landlords are panic‑selling in the very regions where tighter supply is likely to push rents higher. At a time when yields and inflation are quietly working in favour of buyers.
BEST MOMENTS
“The headline isn't wrong, it's just useless.”
“Because of that one headline, landlords across the country are panic selling perfectly good properties this month.”
“The market isn't dying. The heat is migrating.”
“Navigating this market based on headlines is a massive risk in the current economic climate.”
If you want a complete circuit breaker from the media noise, join Mark’s Multiple Streams of Property Income training that works regardless of market conditions.

Right now, there is a silent war being fought over the future of the UK housing market. Your home, your buy-to-let, or the property you’re trying to buy is sitting in the crossfire. On one side, the Green Party has voted to pursue the effective abolition of private landlords through rent caps, forced sales and a ban on future buy-to-let mortgages. On the other, Reform UK wants to rip up the Renters Rights Act, scrap Section 24, and put thousands of mortgage in interest relief back into landlords’ pockets.
I walk you through the biggest battle lines, where these two visions collide and reveal what each path would actually mean for your wealth, your risk and your long-term strategy as an investor, homeowner, or renter.
Then, show you how to use the fear of these policies to position yourself for the best buying opportunities we’ve seen in years.
KEY TAKEAWAYS
The Green Party’s plans point towards the effective abolition of private landlords through rent caps, forced sales and a ban on buy‑to‑let mortgages.
Reform UK is pushing for a freer market with lighter regulation and stronger tax reliefs.
When reform argues that rent control mathematically breaks the housing market, they aren't guessing, they're pointing directly to what happened in Scotland after rent reform. Rents soared instead of dropping.
Stamp duty, land value tax, capital gains tax, Section 24 and renters’ rights are the levers that decide whether a deal still stacks. If you don’t understand them now, making the right calls when they change will be very difficult.
Fear of future policy changes will cause panic-selling. Investors who understand the mechanics and focus on their bottom line will spot the best deals while everyone else is paralysed by uncertainty.
Be ready – educate yourself now.
BEST MOMENTS
" Artificial caps compress supply, uncompressed supply inevitably triggers a secondary price explosion."
" A single tax policy drove nearly half a million citizens to completely restructure their financial lives. That's how powerful government legislation really is."
“In every one of these shakeouts aren't the people who picked the wrong party, they're the people who didn't understand the game well enough to protect themselves.”
