On this episode of Talking New York Real Estate, Vince sits down with Jared Antin and John Walkup to discuss the importance of framing pricing as a forward-looking strategy instead of a backward-looking valuation based on outdated comps. The difference between getting pricing right up front and chasing the market later can mean the difference between a fast, full-leverage sale or months on market with meaningful price erosion.   Filmed in Studio 1873 as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Guests: Jared Antin John Walkup   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/

The New York City real estate transaction has always been complex. For a long time, ownership in real estate followed a single path—you saved; you waited, and eventually, if everything lined up, you bought. That model is breaking. Today, partnership is becoming the new path to ownership. Instead of sitting on the sidelines or stretching beyond reason, smart buyers are teaming up. Two people with $50,000 each can compete with someone bringing $100,000 to the table. Two investors with $200,000 each can step into deals that were previously out of reach. The math is simple. But execution is where most partnerships fail. Because this isn't just about capital—it's about alignment. How you think about money. How you communicate under pressure. What you actually want your life to look like. And how long you are willing to stay in the deal. That's where PairGap comes in. They don't just connect people—they structure partnerships that are built to last, using a Four Pillars framework designed to ensure compatibility where it matters most.   Filmed in Studio 1873 as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Guests: Nikki Merkerson   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/
The New York City real estate transaction has always been complex—layered with regulation, personalities, and high financial stakes. But what's changing now isn't just the pace of the market—it's the infrastructure beneath it. From digital identity verification and AI-driven platforms and workflow automation, the transaction is being compressed, clarified, and, in some cases, completely redefined. Agents and clients are all being forced to adapt to a more data-driven, tech-enabled process, and expectations are rising. The question is no longer whether technology will reshape the transaction—it's who will leverage it effectively, and who will be left operating in a system that no longer exists.   Filmed in Studio 1873 as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Guests: Stephen Klym Doug Williford   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/
Two decades in the New York City real estate market teaches you one thing quickly: there is no such thing as a "normal" market—only cycles, and how well you understand them.   From boom years that rewarded speed and confidence, to downturns that demanded patience and precision, every phase reveals something different about value, leverage, and human behavior.   The agents, investors, and developers who last aren't the ones who predict the market perfectly—they're the ones who recognize patterns early, adjust faster than everyone else, and stay disciplined when the pressure builds. This is a conversation about what those cycles actually teach you—when to push, when to wait, and how to operate when the market inevitably shifts again.   Filmed in Studio 1873 as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Guests: Juliet Clapp Scott Kogos   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/
Most people think the hardest part of real estate is the market, the clients, or the uncertainty. And yes, those things can be challenging. But the real pressure often comes from something quieter.   Real estate asks you to do two full-time jobs at the same time.   You're expected to transact at a high level—managing deals, deadlines, negotiations, and client expectations—while also building the business that will produce the next deal months from now.   The problem is that transacting is urgent. It demands immediate attention. Business development is important, but the payoff is delayed, so it's easy to push aside when things get busy.   Over time, you get very good at managing what's in motion, but inconsistent at creating what comes next.   And maybe part of the shift is this: what if checking in isn't about you at all? What if it's simply about staying connected?   Filmed in Studio 1873 as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Guests:   Jared Antin Molly Townsend   Sponsor:   Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/
New York City's new development market in 2026 is a mix of opportunity, caution, and hard lessons. Prices, incentives, and timelines are shifting, buyers are more selective, and developers are navigating higher costs and tighter financing. What's delivering, what's delayed, and what's still on the drawing board tells a bigger story about the future of the city's skyline — and the smart strategies buyers and brokers need today.   The takeaway? Knowledge and timing matter more than ever.  Whether you're looking to buy, sell, or simply understand the market, the key is asking the right questions, understanding risk, and staying flexible. For anyone in New York watching this space, one thing is clear: new development isn't just about luxury towers and glossy brochures — it's about real numbers, real risk, and real opportunity.   Filmed as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Guests: Stephen Kliegerman Peter Graubard   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com   Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/
For years, price per square foot was the headline number. It was clean, comparable, and easy to communicate. But this market is demanding a more sophisticated lens. Carrying costs are no longer background noise; they are central to valuation, liquidity and risk. Buyers are underwriting monthly burn with the same intensity they once reserved for purchase price.    Smart buyers are analyzing the total cost of ownership over time. Smart sellers understand that elevated monthlies shrink the buyer pool. And smart brokers are reframing value  through the lens of long-term sustainability, not just headline pricing.   Filmed as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.   Guests: Ben Willig Anna Kahn Jill Preschel   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | https://www.roadwaymoving.com Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166 Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida. https://bhsusa.com/

As we move into 2026, remember this—goals measure outcomes. Standards determine outcomes. If you raise your standards, your performance has to follow. If you leave them vague, your results will be unpredictable. So before this year starts asking more of you, decide who you are going to be in your business. Not what you hope to achieve. How you intend to operate. Because when standards are clear, success stops feeling accidental. It becomes inevitable. And always remember to be memorable every day.   Guests: Jared Antin Teresa Stephenson   Filmed as part of the Mastery of Real Estate (MORE) Network, powered by Brown Harris Stevens.    Subscribe to Talking New York Real Estate: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Sponsor: Roadway Moving and Storage — Full-service moving and storage company | roadwaymoving.com   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/

New York City's rental market continues to evolve at a rapid pace, shaped by affordability pressures, shifting demand across boroughs, tighter inventory, and a growing emphasis on transparency and compliance. Renters today are navigating higher expectations from landlords, more complex application requirements and increasing competition for well-priced apartments while agents are balancing speed, security and accuracy in every transaction.    At the same time, technology is stepping in to streamline one of the most frustrating parts of the process: verification and documentation. Platforms like vryfID are changing how identity checks, financial verification, and application screenings are handled, helping reduce fraud, accelerate approvals, and create a  smoother, more secure experience for renters, landlords, and brokers alike. Today we're taking a closer look at where the NYC rental market stands right now and how smart tech solutions are reshaping the way deals get done.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc
Buying property in NYC is about far more than the purchase price. Today, we are unpacking the true cost of owning in NYC—the expenses that often surprise buyers long after the closing table.   From monthly carrying costs and common charges to unexpected assessments, property taxes, and rising insurance premiums, ownership in this market comes with layers of financial responsibility that demand careful planning. Whether you're considering a co-op, condo, or townhouse, understanding these costs upfront can mean the difference between a comfortable ownership experience and a financial strain.    This conversation is about  clarity, preparedness  and making smarter, more informed decisions in one of the most complex real estate markets in the world.
In New York City real estate, few decisions generate more confusion or more debate than the choice between a condo and a co-op. On paper, the differences seem straightforward. In reality, buyers quickly discover that this decision touches everything from lifestyle and financing to governance, resale flexibility, and long-term value.   Condos offer autonomy, liquidity, and fewer restrictions, but often at a premium. Co-ops, which still dominate much of the city's housing stock, can provide more space and value, yet come with board scrutiny, financial disclosures, and rules that can surprise even seasoned buyers.   So why, in 2026, are buyers still struggling with this choice? Is it about control versus community? Flexibility versus stability? Or simply understanding how these two ownership models actually work in today's market?   Today, we're breaking down the real-world trade-offs between condos and co-ops in New York City—what buyers need to know, what they often misunderstand, and how to make the right decision for their goals, not just their budget.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc.
The Man Behind the Mic

The Man Behind the Mic

Today, we're doing something a little different.    If you've been listening to this show for years, you know the voice. You know the questions. You know the guests.   But what you may not know is the story behind the mic.   Today, we're flipping the script. I'm hosting the show, and I'm interviewing the person who has spent more than a decade interviewing everyone else.   Vince Rocco is entering his 12th year behind the mic. What began as a live radio show in 2014, before podcasts were mainstream, before YouTube was the default, has grown into one of the most trusted platforms for thoughtful conversations about New York real estate.   This episode isn't about headlines or hot takes.   It's about longevity. Perspective. Judgment.   And what it takes to build something that lasts.   Vince—Welcome to your own show.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Sponsored by Roadway Moving and Storage: https://www.roadwaymoving.com/   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc
When we break down who's buying real estate in New York City right now, the picture becomes very clear — and it's not driven by first-time, entry-level buyers. Older Millennials are leading the charge. These are buyers in their late 30s and early 40s who delayed purchasing, built careers, and are now entering the market with intention, stronger balance sheets, and a long-term view. Right behind them is Gen X — buyers who are often trading up, buying for space, schools, or multigenerational living, and making highly practical decisions. And then you have Baby Boomers, who remain a powerful force in NYC. Many are downsizing, relocating capital within the city, or buying with substantial equity or all cash, which continues to influence pricing and negotiations. Gen Z is starting to appear, but in New York City they remain a relatively small segment. Affordability, career stage, and the realities of co-op rules and financing mean most are still renters or waiting on the sidelines. So when we talk about today's NYC market, it's really being shaped by buyers with experience, capital, and clarity — and that dynamic defines how deals are getting done Featuring guests Louise Philips Forbes of Brown Harris Stevens, Daniel Blatman of Compass, and Leslie Modell of Sotheby's.
