Hi Dev Raga, I have been enjoying listening to your episodes during the NSW lock down. It really has opened my eyes to getting my finances in order towards FIRE. Thank you very much for the service you are doing through this podcast. Like someone mentioned below, I am interested in a topic in relation to what is better: Investment Property vs. ETF index fund? I have an underperforming IP in VIC (average appreciation per annum= 5% over 20 yrs) inherited from my parents. It seems like a no brainer to sell it and put the funds in an index fund (and bearing consequences of CGT-> I will be taxed at the highest rate). I'd love to hear more topics on this and CGT (tips how to mitigate it) in future episodes. If you have any tips/ factors to consider related to my situation, I'd love to hear it too...

Hey Dev, I recently bought IP due to the impending changes being rolled out. Am looking at TPD and life now. We are a 2 income family with 1 young dependent. I’m in my late 30’s and my husband in his early 40’s. No debt, our home is paid off (and being quite large and in a good neighbourhood, we are unlikely to ‘upgrade’). We also have 1 investment property (also fully paid off). We have a couple of hundred K in savings. Was wondering if tpd/life insurance is worthwhile in this setting? Do we both need it?

Hi Dev, You invest in accumulation units of the funds? They are automatically re-invested into the index funds. Over time the value of the portfolio grows. So, when it comes to de-accumulation what do you do? ie do you sell your funds; if you live off the dividend growth and preserve the principal - how do you work this out for a portfolio of index funds which are accumulation units?

Hi Dev, amazing podcast series. Just wondering when you say pay yourself first - i'm wondering how I should do this with a mortgage/redraw account.? I currently put everything into the re-draw and then pay bills/daily expenses and I save pretty well. I'm looking to get into the stock market at the moment and just trying to learn how to manage my funds between mortgage/investing in share market. thanks

Hi Dev, really wonderful podcast about electric cars. Keep doign the good work.Can you do a podcast about Investment property VS ETF investment (ex: VAS) . Does it make a financial /tax sense considering income tax rate above 30 % and more . I don't own a PPOR as I am not yet sure I will be at the current place of work, Might move in future. hi Dev, I have a question about VAS versus ETFs. You have mentioned there is no brokerage fee for investing in vas shares. however, I have set up trading account with bank and reguarly charged about 20$ everytime I buy VAS shares (Vanguard asx 300). Am I doing something wrong here??
