Hello! This is Episode 381, and I am joined once again by HOME Method member, Ben, to talk about what happens when your project finally moves from drawings into real walls, a real roof and regular site meetings on your building site. If you are in construction now, or heading towards it, this conversation will give you a really practical look at how to stay informed, keep your communication organised, and maintain a strong relationship with your builder along the way. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/381] You may remember Ben from Episodes 352 and 353, where he shared how their project began and why he and his partner, Mike, chose to pause and redesign in order to better align with their budget and goals.  We then caught up again in Episodes 371 and 372 to talk about choosing their builder and stepping into pre-construction after more than a year of due diligence. Make sure you check out those episodes if you haven’t heard them - they’re a great journey through Ben and Mike’s project. You’ll find them at undercover dot com, followed by the episode number - so undercoverarchitect.com/352 for example. In this latest episode, we check in at frame stage, with the roof now on and the house really taking shape. Ben shares how their weekly site meetings have created a steady rhythm for the project, as well as Ben’s record keeping and communication management overall.  Additionally, the builder has done a great job of facilitating open conversations with subcontractors during these site meetings, to assist in collaborative decision-making in the project. We also dive into one of the big technical decisions that’s come up during the build. Ben talks through the process of revisiting the original plan for a vapour permeable membrane and looking at an Anticon blanket alternative, and how it was resolved on site.  This episode is a great example of what it looks like to move through construction with structure, respect and agency, managing relationships and your own confidence along the way.  Remember, if you’d like to grab a full transcript of this episode, you can find all of that by heading to www.undercoverarchitect.com/381. Hello! This is Episode 380, and it’s Part 4 of my conversation with Fionna and Ed, as they take us behind the scenes of their new build journey of their sustainable, accessible home, and share how they set things up so they could enjoy the experience. In this episode, it’s the last in our 4-part series, and we’re talking about what it’s been like on site - visiting regularly, watching progress unfold, and tracking schedule and budget. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/380] Fionna and Ed share how their builder has provided regular, transparent updates against budget and time, which has helped them stay informed and confident every step of the way.  You’ll hear why the time they invested in the design phase well and truly paid off once construction began… and how their clear expectations of the consultants involved, along with their architect’s thorough preparation, helped set everything up for success from the outset. In fact, they say they’ve had far more confidence in this build than in any of their previous renovation projects. And I think it’s largely due to their level of preparation and education, and then how they’ve been able to pull such a fantastic team together that they’ve collaborated so well with. They’ve been proactive, intentional and well-informed, and you’ll hear Fionna’s thoughts towards the end of the episode as she shares some great advice for you if you’re planning your own project. Also, one of my favourite moments in this conversation is Fionna’s reflection on the importance of trusting your past self.  Because when you make well-informed decisions early, and document them properly, you don’t need to second-guess or course-correct constantly during construction. Trusting in her past self, and the research she made to inform those decisions at the time is one of the things that has helped keep things moving smoothly, even when the inevitable bumps have arisen. (Now, if you haven’t listened to the previous parts of our conversation and want to hear the whole story from the start, head back to Episodes 377, 378 and 379. Hello! This is Episode 379, and it’s Part 3 of my conversation with HOME Method members, Fionna and Ed, as they share their new build journey in Canberra. I decided to continue sharing our conversation so we could have this as a four-part series on the podcast, and then you get to hear the whole scope of their project through Pre-Design, Design, Pre-Build and Build.  I hope, as a result, it’s super helpful for you to follow along and hear where they invested their time, efforts and money, and how that’s influenced their project journey. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/379] If you haven’t listened to the previous parts of our conversation and want to hear the whole story from the start, head back to Episodes 377 and 378. You’ll find them at www.undercoverarchitect.com/377 and www.undercoverarchitect.com/378 In this episode, we move into the construction or Build phase of their project, and unpack what’s helped it run smoothly under a cost-plus contract. We discuss the power of fully scoping a project before construction begins, and how having detailed documentation, thorough selections, and early decision-making created real certainty in cost and confidence in delivery. Fionna and Ed also talk about the collaborative relationships they've built… with their architect staying involved through construction and assisting with key details like shop drawings, and with trades and subcontractors actively contributing ideas and expertise to improve outcomes on site. You’ll also hear how their builder’s appetite for recycling materials, and finding avenues to repurpose demolition waste, brought an additional layer to the sustainability to the project.  And we explore how their cost-plus contract includes thoughtful mechanisms to encourage time efficiency and accountability, which, combined with a transparent quoting process, has helped keep things on track. At its core, this is a story about what happens when you have the right team (professional, passionate, and committed) all working together with an informed and educated client, to bring a shared vision to life. Hello! This is Episode 378, and it’s Part 2 of my conversation with HOME Method members Fionna and Ed, who are building a new home in Canberra on a challenging but amazing site, where the home design responds to the unique site conditions, as well as the goals they have for their lifestyle into the future. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/378] If you’ve missed out on the first part of this conversation, head back to Episode 377 to learn more about how they secured their block, the due diligence they went through, and getting started on their project. You can find that at www.undercoverarchitect.com/377 In this latest update, you’ll hear how they collaborated with their architect through the design process. We also explore the practicalities of budget management during design and how they selected their builder.  Fionna and Ed also share the detailed thinking behind elements like their flat roof design, airtightness, threshold detailing, and passive performance. And how their team’s professionalism, transparency, and willingness to upskill gave them complete confidence through the process. If you’re looking to better understand how to work with your team, manage your budget, or prepare for the complexities of building well, this is an incredibly generous and insightful episode I’m sure you’ll find super helpful. Hello! This is Episode 377, and in it, I’m talking with HOME Method members Fionna and Ed. They’re based in Canberra, and are creating a beautiful, energy efficient and flexible home designed for their next chapter of life - a home that allows them to age in place, welcome family and friends, and accommodate their adult children when they come and go. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/377] Fionna and Ed’s home is being built on a unique block with a spectacular old oak tree that takes up almost a third of the site. Their architectural design works around this tree through a series of three connected pavilions that make the most of light, outlook and connection to the garden. In our conversation, you’ll hear how Fionna and Ed navigated purchasing this block, including conditional offers, tree protection laws, and some very determined problem-solving. Their story is such a great example of balancing tenacity with smart risk management, and shows how valuable, yet challenging, it can be to stay objective, even when you’ve fallen in love with a site. We also talk about how they chose their architect, the importance of finding someone who listens deeply, and the design thinking behind creating a functional, energy efficient home that can adapt for visitors, future care, and changing needs over time. Fionna and Ed share fantastic insights into designing for accessibility, the details they’ve included from the start, and how they’re approaching this project with their love of design and quality, as well as a commitment to sustainability and energy efficiency. This episode is packed full of really useful insights, as Fionna and Ed have been really methodical and intentional in their approach, so if you have a tricky site for your project, a desire to create a functional home you can age in, an interest in energy efficient design, want a quality build outcome, or like Fionna, don’t want a butler’s pantry in your home, I know you’ll find it super helpful.  Remember, if you’d like to grab a full transcript of this episode, you can find all of that by heading to www.undercoverarchitect.com/377. Hello! This is Episode 376, and it’s the final instalment in our 4-part mini-series on how to make confident, clear decisions in your project, across the four key phases that every renovation or new build travels through: Pre-Design, Design, Pre-Build, and Build. We’ve already explored how to lay the groundwork for clarity in the Pre-Design Phase (Episode 373), how to lead with intention in the Design Phase (Episode 374), and how to stay in control as momentum builds in the Pre-Build Phase (Episode 375). Now, we arrive at the Build Phase: the part that many see as the most exciting. It’s where all your planning, decisions and hard work begin to physically take shape on site. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/376] And while it might look like the finish line is in sight, the Build Phase is often where overwhelm can hit hardest.  Construction moves fast.  Questions arise unexpectedly.  You may experience hiccups and hurdles. And your ability to stay confident and clear can feel challenged, especially if communication drops off or decisions start being made without you. In this episode, I’ll walk you through three essential ways to make confident, clear decisions during the Build Phase, and stay actively involved in a way that supports progress, protects your goals, and maintains your sanity. These aren’t just practical tools… they’re mindset shifts that help you navigate this final stretch with greater clarity, confidence and calm, feeling more in control as you see your home dreams become reality. And remember: whether you’re renovating or building a new home, the goal isn’t just to finish your build. It’s to finish feeling proud, informed, and empowered by everything you’ve achieved along the way. Hello! This is Episode 375, and it’s the third instalment in our 4-part mini-series on how to make confident, clear decisions in your project, across the four key phases that every renovation or new build travels through: Pre-Design, Design, Pre-Build and Build. We’ve covered the Pre-Design Phase in Episode 373, and the Design Phase in Episode 374. In this episode, we’re moving into the Pre-Build Phase, which is often where things really start to ramp up. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/375] This is the stage where decisions begin to snowball, momentum builds, and that long-awaited construction start can feel just around the corner. It can be exciting. But for many, it also becomes stressful and chaotic, especially if this phase is rushed through or underestimated. And it’s no wonder. You’re often coordinating lots of moving parts, finalising hundreds of detailed decisions, working towards firm costs and approvals, and trying to hold onto your vision amidst it all. This is where confident, clear decision-making really counts. Because what you choose now will shape how your construction journey unfolds, and how your finished home turns out. In this episode, I’ll guide you through three specific ways to gain more clarity and confidence in the Pre-Build Phase. These are the strategies I’ve seen prevent costly mistakes, support smoother communication with your team, and create far more certainty before the build begins. Whether you’re feeling under pressure, unsure if you’re ready to sign a contract, or just want to lead your project more proactively, this episode will help you slow down, take stock, and make decisions that serve your future home and peace of mind. Hello! This is Episode 374, and it's the second instalment in our 4-part mini-series on how to make confident, clear decisions in your project, in each of the four phases every project travels through. In this episode, we’re diving into the Design Phase: the part of your project where your ideas and inspiration begin to take shape, and the drawings of your future home start coming to life. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/374] In the last episode, I introduced the series and shared how confidence and clarity were the most common feelings homeowners told me they want when designing, building or renovating their homes. And that makes total sense when you consider what’s at stake: time, money, energy, and the future lifestyle you’re creating for yourself and your family. The great news is this: Confidence and clarity are not things you either have or don’t have. They’re something you can build, with the right guidance, questions, and frameworks to support you as you move through each phase of your project. When you have that support, the decisions you make become simpler, less stressful, and far more aligned with your goals. And your project becomes more enjoyable and empowering as a result. The Design Phase is often one of the most exciting stages of a renovation or new build. But it can also be where overwhelm creeps in, second-guessing shows up, and decision fatigue starts to take hold. You might worry about making the wrong choice, forgetting to include something important, spending money on something that won’t work, or ending up with a home that doesn’t suit your life.  And if you're working with a team, there can be extra pressure in trying to stay across all the moving parts, and trusting they’re doing their job well, especially if you're not sure what should be happening and when. So in this episode, I’ll walk you through three practical and powerful ways to build your confidence and clarity in the Design Phase. These are the strategies I’ve seen make the biggest difference for homeowners - especially women - in reclaiming a sense of calm, control and creative freedom in this stage of the process. Whether you're just getting into your design, or already knee-deep in drawings and decisions, this episode will help you step back, reconnect with what matters, and move forward with far more clarity. Hello! This is Episode 373, and I’m kicking off a 4-part mini-series on how to make confident, clear decisions in your project. SO MANY homeowners tell me they wish for the ability to make confident, clear decisions in their project. And that’s totally understandable when you’re investing this much time, money and effort, and creating something so long-term and impactful as your own home.  The good news is that it IS possible to feel much more confident, and clearer about what are the right and most suitable choices for you and your home, whilst avoiding the costly and stressful mistakes along the way. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/373] What’s important to understand is this: Confidence doesn’t just appear at the end when everything’s finished. It’s something you can build step by step, with the right guidance, tools, and support along the way. Confidence in your project also isn’t about having all the answers on your own. It’s about being resourced with the frameworks, the questions, and the support that make the answers easier to find.  When you have that, every step becomes clearer, calmer, and more rewarding. And in this mini-series, I’m going to take you through some tips on how to do this through each Phase of your project. So, this episode is all about the Pre-Design Phase. This is the phase that sets up everything that follows, yet it is the most skipped. In this episode, I will show you three practical ways to build clarity from the start so you avoid costly detours later. These are not dramatic horror-story moments. They are the quiet missteps that creep in when you do not have a plan for the early stage. Each can derail progress, add expense, and leave you second-guessing. Whether you are just getting started or already feeling stuck, this episode will help you step back, reset, and move forward with much more confidence and clarity. Hello! This is Episode 372, and it’s part 2 of my conversation with HOME Method member, Ben, about the renovation of their Melbourne California Bungalow. In this episode, we pick up at the point where Ben and his partner, Mike, are preparing to sign the building contract. He shares how he approached legal review, navigated sensitive conversations with his builder, and managed the personal dynamics of taking such a big step. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/372] If you haven’t yet listened to Part 1, I’d encourage you to go back and catch up on how Ben selected his builder, finalised his design and selections, and laid the groundwork for a successful build.  You can find Part 1 at www.undercoverarchitect.com/371 - and of course, Ben’s previous updates on his project are in Episode 352 and Episode 353 as well. (The links for those episodes are here >>> www.undercoverarchitect.com/352 and www.undercoverarchitect.com/353 ) As we dive into Part 2 in this episode, you’ll hear Ben’s thoughtful reflections on relationship-building with their builder, and what happened when the builder misinterpreted the proposed contract edits.  We also explore how he navigated delays with builder’s insurance, rental decisions, and setting up for site start. And now that construction is underway, Ben talks through how he’s managing communication, staying curious, and showing up as an engaged, collaborative client. This is such a real and grounded look at what it means to be an empowered homeowner in your project.  Remember, if you’d like to grab a full transcript of this episode, you can find all of that by heading to www.undercoverarchitect.com/372. Hello! This is Episode 371, and I’m joined once again by HOME Method member, Ben, to talk through the big milestone of choosing his builder and stepping into the pre-construction phase of his project.  If you're navigating your own decision-making process or weighing up quotes, builders, or final selections, this conversation is going to be incredibly valuable. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/371] Ben was first on the podcast back in Episode 352 and Episode 353, sharing how their project began, and taking us through the decision to put pause on the project, and spend time redesigning to help the project align with their budget expectations more effectively. (The links for those episodes are here >>> www.undercoverarchitect.com/352 and www.undercoverarchitect.com/353 ) In this latest episode, Ben shares how he and his partner, Mike, chose between two builders after over a year of due diligence, the surprising insights they discovered when comparing revised quotes, and the steps they took to ensure their contract, scope, and selections were clear and locked in before construction began. You'll also hear how they approached their communication with the builder, how they handled their mechanical services, and the way they've structured regular site meetings to support a smoother experience during the build. This is such a great example of what it looks like to apply what we teach in HOME Method in real life: removing assumptions, documenting clearly, asking the right questions, and building a relationship that supports both sides of the project. Hello! This is Episode 370, and in it, I’m catching up again with HOME Method member, Tatiana, as she continues the journey of designing and planning her new family home in regional Queensland with her partner and three boys. In this episode, we dive into more of the details, including exploring how Tatiana is thinking ahead about her kitchen and bathrooms, researching materials and layouts that will work for her climate, and looking at ways to minimise maintenance and avoid common pitfalls. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/370] In Part 1 in the last podcast, Episode 369, we talked about keeping the design simple to suit their budget, making key layout choices, how Tatiana has found their budget constraints helpful to keep them on track, and collaborating closely with their building designer and builder.  (You can find that episode at www.undercoverarchitect.com/369) In Part 2, we talk about navigating cost allowances, how to work with joiners and suppliers when budgets are tight, and where off-the-shelf items might make sense.  And Tatiana shares her honest thoughts on finance, including the overwhelm many homeowners feel, and we discuss when and how to start meaningful conversations with a mortgage broker to support design decisions. Lastly, we explore blower door testing, what it is, when to do it, and how it can improve building performance, especially in sustainable or airtight homes. If you’re preparing for your own project and want to hear how to juggle big-picture planning with the smaller details, while keeping your budget and goals in balance, I think you’ll find this episode really valuable. Hello! This is Episode 369, and in it, I’m talking with HOME Method member, Tatiana. She lives with her partner and three boys in regional Queensland, and is in the exciting stage of finalising their concept design and moving into preliminary drawings for their new family home. She’s back with her latest project update! [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/369] In our last conversation, we met Tatiana at the very start of her journey. If you haven’t heard the first part of Tatiana’s project story, you can find it at Episodes 350 and 351.  (The links for those episodes are here >>> www.undercoverarchitect.com/350 and www.undercoverarchitect.com/351 ) Since then, she’s been working closely with her building designer, and collaborating with her builder for input along the way, all while keeping a close eye on their square metre target / floor area size to suit a tight budget. In this episode, Tatiana shares how those budget constraints have actually been helpful in keeping the design disciplined and simple, and how they’re navigating decisions about size, layout, and even whether to keep what Tatiana refers to as a “luxury item” - a third toilet that would be a powder room. We also talk about her home design’s L-shaped layout, the changes they made to create a main entrance that works for their site, and how she’s balancing her own ideas with trusting her designer’s expertise.  Plus, we explore upcoming decisions on roof design, ceiling heights, and how to create an alfresco area that works for their climate while staying cost-effective. If you’re in the early stages of planning and want to hear how another homeowner is collaborating with their team, managing a budget, and making key design choices before construction, I think you’ll find this episode full of ideas and insights. Hello! This is Episode 368, and it’s Part 2 of my conversation with HOME Method members, Jan and Landon, who are currently building a passive house home for themselves in Sydney’s north.  In this episode, we’re diving into a few key updates, starting with their Granny Flat and how its design and construction are coming together. We also discuss interior design selections, and some challenging stormwater issues they’re needing to resolve. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/368] If you haven’t listened to Part 1 of my conversation with Jan and Landon in the last episode, head back to Episode 367 to hear more. You can find that at www.undercoverarchitect.com/367  Jan and Landon first appeared on the podcast in Episodes 338 and 339 to introduce us to their project, so those episodes are there for you to hear more about their journey and where it all began. In this episode, we also chat through a few specific things they’re navigating right now, and I share some suggestions on what their next best steps might be. You’ll hear us talk about how they’re working with their hydrologist and builder to figure out a stormwater solution for a pretty tricky site. We discuss the process of choosing an Interior Designer and building confidence around making selections, especially for kitchen and bathroom finishes. Jan’s been feeling a bit unsure here, so we spent some time talking it through and helping her move forward with more ease. And we also talk about their Granny Flat in terms of airtightness, blower door testing, and what might be possible even though the intention is not to get it certified at Passive House standards. We also talk about white paint, and ALL.THE.CHOICES. there … and which one is my preferred. It’s another great episode if you’re wondering what it looks like to move forward with clarity, even when there are still lots of decisions to make. Hello! This is Episode 367, and in it, I’m speaking with HOME Method members, Jan and Landon, about their new home and granny flat that they’re building as a Passive House in Sydney’s north. Jan and Landon have specific goals for their project. They’re both in their 70s, so they’re considering how they can age in place well, as well as create a home that’s in alignment with their sustainability and lifestyle goals. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/367] Jan and Landon were first on the podcast back in Episodes 338 and 339, where we learned about them selling their home of 39 years, to move to a different part of Sydney, and to a site that’s been in Landon’s family for over 70 years. They’re retired teachers so they’re amazing learners and have really embraced their project preparation and management with a fantastic, proactive methodology using the content of HOME Method.  This is their first project of this scale, and it’s incredibly exciting they’ve moved to the house on the neighbouring lot to where they are building, and work has started on site for their project. The last time we caught up, we discussed how they found their team, and how they set up a collaborative process with their architect and builder, and got going on their design process.  We discussed the priorities for their design, and the qualities of the site, and we also talked about how their builder uses a particular pre-fab panel method to construct a passive house.  If you haven’t heard the first part of Jan and Landon’s project journey in those episodes, I’d highly recommend checking them out. You can find them at www.undercoverarchitect.com/338 and www.undercoverarchtiect.com/339. In this episode, we catch up on how they’ve travelled with their design, their budget, and how the collaboration has continued on their project. You’ll get to hear how their team has worked together, what their role has been, and what’s surprised and what’s challenged them along the way.  It’s a fantastic opportunity to hear about their project progress as we go into all the details in this update. Hello! This is Episode 366, and in it, I’m diving into the Drama Triangle and how it can show up in the communication and relationships involved in your renovation or new build project. This episode is a little different to the usual tips, strategies, and homeowner stories I share here. But I know from experience - personally and professionally - that how you communicate can make or break your project journey. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/366] When things get stressful, uncertain, or emotionally charged, it’s easy to fall into unhelpful patterns without even realising it. You might shut down, lash out, try to fix everything for everyone, or feel like you’re walking on eggshells. These responses often come from roles we unconsciously play. Roles like Victim, Persecutor, or Rescuer, are part of a well-known psychological model called the Drama Triangle. In this episode, I’ll walk you through what the Drama Triangle is, why it’s so common in building and renovating, and how you can shift out of these roles into something far more empowering, using what’s known as the Empowerment Dynamic. Whether you’re dealing with a tricky team member, struggling to make decisions, or feeling overwhelmed by the process, this episode will give you fresh tools and insights to approach things differently… with more clarity, confidence, and control. Hello! This is Episode 365, and in it, I’m sharing the top 5 mistakes I see homeowners make in their renovation or new build projects - without even realising they’re doing it. These aren’t the obvious, dramatic missteps you hear horror stories about.  They’re subtle, sneaky habits and beliefs that can quietly derail your progress, blow your budget, or leave you feeling overwhelmed and unsure as your project unfolds. They’re also incredibly common, and totally avoidable once you know what to look for. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/365] So, in this episode, I’ll walk you through each of these mistakes. I’ll also share why these mistakes happen, what the consequences tend to be, and most importantly, how you can course-correct before they cause bigger issues. Whether you’re just starting out, midway through your planning, or already feeling the pinch of uncertainty, this episode will help you step back, reset, and approach your project with far more clarity and confidence. Let’s put these mistakes on your radar so you can feel more informed and prepared to navigate your project successfully. Hello! This is Episode 364, and in it, HOME Method member, Shauna, is back with Part 2 of our conversation about building her new family home. In this episode, we dive deeper into the long-term view Shauna took with this home, and how that shaped her decisions around budget, investment, and design. And you’ll hear how she tested her thinking along the way, continually asking herself if her choices were still delivering a better result than the alternatives. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/364] If you haven’t listened to Part 1 of my conversation, be sure to head ot Episode 363, where you’ll hear Shauna introduce her project, and discuss how she embarked on her design process balancing sustainability goals, her budget and a complex site. You can find it at www.undercoverarchitect.com/363 In this episode, we explore how Shauna navigated her decision to go with a Design-Build builder, and how she set herself up for success in that relationship. She followed my guidance on risk awareness, and you’ll hear the smart ways she ensured clear communication, transparency, and alignment right from the start. Shauna shares how she handled the contract and construction process, and the tools and mindset that helped her manage changes, call out errors, and advocate for what she needed, without fear of how she’d be seen or friction in her communication. And we also talk about how she decided where to invest her time and energy, and the thoughtful, strategic trade-offs she made to suit her lifestyle, family needs, and values, while still achieving a high-performing and deeply satisfying home. As someone who has the benefit of living now in her finished home and being aware of what she’s achieved, as well as her key learnings along the way, I know Shauna has a wealth of knowledge and information to share with you that will be hugely beneficial for your project - whether you’re building new or renovating. Hello! This is Episode 363, and in it, I’m chatting with HOME Method member, Shauna, who has recently completed her new family home.  Shauna is a sustainability practitioner by profession. So, what does someone who works in sustainability do when creating their long-term family home?  Well, you’ll hear how she approached her new build with intention, clear objectives, and a pragmatic approach that balanced the realities of her budget and site with her overall goals and wishlist in her newly built home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/363] In this episode, I talk with Shauna about how she identified her objectives, and worked to create an incredibly comprehensive Design Brief, using the HOME Method Brief Builder Template and Room Notes as her guide and template.  You’ll hear how she very quickly realised that this wasn’t about striving for perfection - which in fact can be paralysing for many in their projects, and a slippery slope in all the competing demands of a renovation or new build project journey.  Instead, Shauna focused on what mattered most - identifying her key objectives, understanding her constraints, and making deliberate, well-informed choices to do the best she could within them. We talk about how she navigated some serious challenges: purchasing a derelict home in a brilliant location, tackling a steep and complex site, managing the project as a single parent, and balancing her values with a realistic budget.  Along the way she made trade-offs whilst provisioning for future upgrades and created a home that supports the sensory needs of her family. You’ll hear us discuss how she used a Design-Build builder who handled the design inhouse and how she was actively involved throughout, ensuring she could get access to site and review works as they progressed.  Throughout the project, Shauna stayed clear on her values, true to what she was seeking to achieve, and used her Design Brief and well-researched preparation to guide her, backing herself to make the best decisions along the way.  What I love most is how this project has ended with Shauna feeling proud, confident, and content, not only because she’s created a comfortable and functional home, but also now lives in an authentic expression of her priorities and purpose. This is such a fantastic conversation, especially for those who worry that they can’t do “everything perfectly.” Shauna’s story shows what’s possible when you stay connected to what matters and give yourself permission to build the best you can, with what you have, right now, ensuring you’re prepared and well-researched to realise the full potential of your budget, site and life. I hope you find this conversation super helpful as you get ready for your project. Hello! This is Episode 362, and in it, I’m sharing what to do if you’re not using the PAC Process - or Paid As Consultant Process - but still want to ensure you don’t get massively disappointed when your project gets priced before you start construction. Perhaps you still want to competitively tender your project? Or you’ve found out about the PAC Process too far into your project? Or your architect or designer isn’t interested in doing it at all, or has another method they’re suggesting to you? This is something I get asked about a lot. So, in this episode, I want to give you clear guidance on what you can do instead. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/362.] Because if you can’t, or don’t want to, use the PAC Process, there are still really practical ways to reduce your risk, get accurate cost feedback, and avoid the heartbreak of working for months, and spending a lot of money, on designing a home you ultimately can’t afford to build. We’ll talk about using Quantity Surveyors and Building Estimators, what to look for in a designer or architect’s process, how to get more meaningful builder input even without a formal collaboration, and what to understand about ECI (or Early Contractor Involvement) and Negotiated Tender if they’re options you’re considering.  More importantly, I’ll address some of the common fears around this, such as whether early builder involvement locks you in, or removes your ability to compare prices.  So whether you’re at the start of your project, midway through your design, or about to go to tender, my goal is to help you feel more informed and empowered to navigate this next stage with clarity. your comment about products "made in China" on episode 22 with Craig Thomas is ABSOLUTELY DISGUSTING, RACIST, even Craig noticed it and tried make it up by saying there's nothing wrong with that.

Hi Amelia, thank you very much for the information. We just found your podcast yesterday but I have already learnt a lot from you. Just wondering, do you need to be a registered architect or building designer to do DA or even architectural graduate can do it (legally)? Thank you in advance. Giang
