Anne Margolis is a Licensed Certified Nurse Midwife, Licensed Femme! Teacher, Certified Clarity Breathwork Practitioner, Yoga Teacher and practitioner. She is a 3rd generation guide to mommas birthing babies in her family. Anne has helped thousands of families in her 20+ year midwifery practice and has personally ushered the births of over 1000 healthy babies into the world. She has also guided countless human beings to heal from emotional pain, inner stress and trauma, tap into their strength and power, live fully and vibrantly, and reclaim their radiance, joyfulness, calm and overall sense of well-being.   When she’s not helping mommas around the world you can find her doing yoga (anywhere and everywhere), dancing, taking or facilitating powerful growth and healing workshops, traveling, enjoying family time and watching comedy and historical drama.   Julia & Gino were blessed to have Anne deliver four of their children in the comfort of their home, and wanted to share with the community what an amazing midwife, mother, and entrepreneur Anne is.  In this week's show, Anne discusses her passion for midwifery, what led her down the path of homebirth, the amazing power and joy of giving birth, and how her struggles in life led to her happiness and growth.   Anne draws parallels between raising a family and creating a business, and how she did not set out to write two books or create online courses, but a conversation with her daughter about joining Instagram changed it all.   Since that conversation, Anne has collected more than 90,000 followers on Instagram, and more importantly to her, has been able to serve mothers all over the world, including Australia and Europe.   Here is link to Annes’s books: https://homesweethomebirth.com/mynewbooks     Link to course online course: http://homesweethomebirth.com/loveyourbirth/   Anne’s Website: www.homesweethomebirth.com

Mike Taravella and Will Coleman explain what you need to know about loan assumptions. Key Information: Yield Maintenance prepayment penalties are more expensive than step down prepayment penalties. The lower the U.S. Treasury rates, the more the expensive the prepayment penalty is for yield maintenance loans.  Before getting a property under contract, contact the originator of the senior loan to verify the terms and conditions. Terms to verify: LTV, maturity date, interest only period, DSCR requirements, replacement reserves. Loan assumptions take longer to close than new debt. 75 days is a good estimate.  Supplemental loans can be used in addition to loan assumptions to gain a higher LTV. Available terms will vary depending on the property and the borrower. Mike Taravella and Will Coleman Interview Carson Hess of Development AI. Key Information: Development AI is a software that allows real developers and investors to find and evaluate zoning regulations and restrictions for particular parcels of land in a given city.  Each city and town has zoning laws specific to that area. Finding and evaluating these laws is a very time consuming task for developers and syndicators. Real estate and construction are both technologically antiquated industries. Finding ways to use technology for common tasks  Zoning 101:  What zone is the property located in? What use is permitted per the zoning ordinance? What are the dimensional regulations associated with the type of building you want to develop? Mike Taravella Interviews Brandon Abbott of PassiveInvesting.com. Key Information: Consider what a tenant is willing to pay for before moving forward with full renovations. What you think is a good renovation, and what your tenants are willing to pay for are not always the same thing.  If your property management team is not hitting the mark, it is ultimately your fault as an owner. There is always something you can do as an owner to ensure things are being done. When delegating tasks to your team members, be clear about communicating what the end goal is. Clarify not only what needs to be done, but why it needs to be done so that your team can be proactive in achieving that goal. Value-add doesn’t just translate into renovations, it can also mean cutting excess spending by running the property more efficiently and effectively. Hiring good employees may cost more money in the short term, however, it will increase revenue in the long term. Good employees provide a better service to the residents and drastically increase the operations of the property. Property Reviews are very helpful for pinpointing how a property can improve its operations to better appeal to its future residents. Julia Barbaro & Gino Barbaro discuss the six stages of energy and why you need to understand how they impact your daily life. Every action that you take throughout the day corresponds to one of the six stages, and being conscious and aware of how you react to the situation will allow you to take control and act in an empowering fashion. The six stages are as follows:   Victim Anger Responsibility Concern Reconciliation Non Judgmental   The first two stages are referred to as catabolic, a low, negative draining energy. When a person is in this type of energy, it is difficult to find solutions, and the focus is purely on the self. It is important to understand that you are acting in this manner, and the focus should be how to raise your level of energy and try to “get into” the next stages.   The remaining four stages are considered anabolic energy, positive, uplifting, and energizing. This is where we begin to take positive action, begin to view problems as opportunities and start to look for and create solutions in our lives.   The key is to realize where you are resonating throughout the day. If you are acting like a victim, chances are you won’t pick up the phone and make that important phone call. You will just make an excuse. It is also important to understand that you have the power to decide at what stage you want to live in. Each stage is neither good nor bad. Sometimes you need to act like a victim, especially when you lose a sale or an important relationship has ended. The key is to realize that you are acting this way, and can change whenever you are ready.   Please reach out to Julia at Juliabarbaro@gmail.com with any questions or comments.

Will Coleman and Mike Taravella Interview award winning multifamily syndicator Bruce Petersen. Key Information: Despite low cap rates, investors still need a place to put their money. The low cash on cash returns in muti-family are still better than letting cash sit in the bank with low interest rates. Success in real estate is all about taking action. You can’t hesitate, you must be keep moving forward, taking daily strides. Stress test your property in your underwriting. Assume no rent increases in year 1 Underwrite 70-75% break-even occupancy Increase your exit cap rate by 15-20 basis points every year of the hold Account for the possibility of reserves    Reserve Strategies:1) Look to delay capex during the first six to nine months in order to use the reserves once returned 2) Evaluate the possibility of return of capital following the end of the reserve period Floating vs Fixed Rates: Avoid floating rate terms for real estate financing. Due to its unpredictability, it adds a lot of risk to each investor on the deal.  Its not the strongest companies that survive in business, its the most adaptable. Create a company change is operations and adjust based on the circumstances. Topics Covered Include: How education inspires confidence which leads to results The power of self analysis and filling your weaknesses How Clayton at the age of 24 was able to break into the Multifamily space   Peter’s Bio:   Clayton Hepler is a real estate investor who pursued academia for the majority of his life without achieving the fulfillment he expected. He realized the grind is guaranteed, but wealth is not – so you might as well grind for something that fulfills you.   At this realization, he parted ways with his academic and athletic career at Middlebury college and jumped fulltime into an entrepreneurial venture with his family – a gourmet toffee company. From there.with a newfound appreciation for wealth building and an entrepreneurial spark in his spirit, Clay turned his attention to investing – more specifically, real estate investing. And after weighing his options with the many avenues of the real estate industry, he accepted a Director of Acquisitions position with Pittsburgh’s Bevan Properties – a private equity firm just outside the city.   Clay’s goal is to grow his wealth and help others grow their wealth too, without Wall Street. Moving forward he and his partner, Cara, strive to contribute to the Pittsburgh community by investing in (and improving) it’s historic properties.

Will Coleman and Mike Taravella Interview Chad King of Titan Capital Group. Key Information: Many people are shifting to invest in multi-family as fear grows around the probability of rising inflation and low interest rates for the coming years. There are deals in every phase of the market cycle. What changes is 1.) how you find them and 2.) how you adjust your underwriting and pro forma assumptions. Off Market Campaigns: It takes on average four to five contact attempts with owners before you receive any response. Be persistent and you will eventually come in contact with interested sellers. Sales Tips: 1.Tactical Empathy- Put yourself in the other person’s shoes in order to understand what they want to achieve and what is causing their concerns. Take Control- A good sales person is talking 10-20% of the time while the person being sold to is talking 80-90% of the time. Taking control of the conversation means letting the other person discuss what they want and what needs to be done to help them get it. Ask the Right Questions- Address the other person’s concerns directly. Ask them what their biggest reservations are, and what you can be done to remedy them.     Expert Pro Tip: “Find a good deal and the rest will come” Contact Information: Chad King - Facebook mrchadking - Instagram   To register to invest with us: https://invest.randpartnersllc.com/invexp/accounts/login/ Rand CRE's Facebook: https://www.facebook.com/randcre Rand CRE's Linkedin: https://www.linkedin.com/company/randcre Rand CRE's Instagram: https://www.instagram.com/randcre
Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives.  The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community. In this week’s show, Julia and Gino interview Aaron & McKayla Hale, two Jake & Gino community members. They have an incredible story to share. After serving 14 years in both the Navy as a chef to the Commander of the US 6th Fleet and then transitioning on to becoming an Army team leader in one of the military’s most dangerous jobs, Explosive Ordnance Disposal (EOD), Staff Sergeant Aaron Hale was blinded by an IED. Not letting his injuries hold him back, Aaron became an EOD instructor, motivational speaker, mountain climber, white water kayaker, and marathon runner.   Four years later tragedy struck again when Aaron contracted bacterial meningitis which robbed him of his hearing leaving him not just 100% blind but completely deaf as well. Again, Aaron picked himself up, dusted off, and continued to chase the best of what life has to offer. Today, he’s back speaking and sharing his story, running marathons, he’s a proud husband and father of a eight year old son and the recent addition of identical twins, runs a thriving chocolate company with his wife, and recently completed his first 100 mile ultra marathon   McKayla has known Aaron since childhood since their mothers were themselves childhood friends.   Formerly a student at Berkeley, McKayla first garnered team building, communication, and sales skills from her managerial position at Lulu Lemon before starting her adventure with Aaron.   Today, McKayla is a full-time mother to a 9yr old and 15mo identical twin boys, on the local charter school board, a community volunteer organizer, ice President of their chocolate company, and partner in their REI business. ...not to mention, patient wife and caregiver to her bombastic disabled veteran husband!   Their relationship is an example to all of us on how we should help each other out and support each other.  One thing that stood out to me on the show was when Aaron said that it was an ethical imperative for him to turn a problem into an opportunity and to be the role model for others out there.   The Jake & Gino community is blessed to have the Hale family and to share their story!   You can visit their company at EOD Fudge

This was a great episode. He is doing a lot of value ad d on the front end, returning investors money in 24-36 months, and keeping 80-90% equity. He pays out a fixed interest rate to investors 30 days after receipt of the funds. Cashes everyone out over He pays back the initial investment and gives the investors a 10-20% on going equity stake.
