Simon discusses the current state of the UK property market and whether now is the right time to buy or wait. With recent budget announcements from the Labour government, including changes to capital gains tax and an increase in stamp duty for second homes, Simon highlights the implications for both buyers and sellers.  KEY TAKEAWAYS The UK property market is currently a buyer's market, with more sellers than buyers, making it an advantageous time for potential buyers to negotiate deals. Recent budget announcements did not increase capital gains tax rates, which may encourage more sellers to enter the market. However, the increase in additional stamp duty from 3% to 5% for second homes and investment properties could deter some buyers. The Bank of England has reduced the base rate to 4.75%, and if inflation remains low, further rate cuts may occur. This could influence buyers' decisions, but waiting for lower rates might lead to increased competition in the market. Now is an opportune time to look for properties, as many sellers are motivated to finalise sales before the end of the year. Buyers can take advantage of this by securing deals quickly, even if the completion occurs in the following year. BEST MOMENTS "Now, I think a lot of buyers might think, you know what, now might be a good time to sell my property." "Now is a great time for you to be looking for properties, not only because there's not much competition, but also because the sellers psychologically want to get a sale agreed." "If you wait until rates have come down... there'll be more competition for the great deals." "It's a great way of making cash flow on properties you don't actually own using purchase lease options and locking in a price." "While other people are reeling from the shock of having to pay 5% stamp duty, now is a great opportunity for you to get out there and find some really good deals." Simon examines the recent Labour government budget, marking the first in 14 years, and its implications for property investors. He highlights unexpected decisions regarding capital gains tax and stamp duty, revealing how these changes could influence the property market. Simon also looks at the potential for increased rental rates due to a decrease in available rental properties as landlords exit the market. Additionally, the episode explores the concept of purchase lease options as a strategic investment approach, allowing investors to control properties without immediate purchase, thus capitalising on market opportunities.  KEY TAKEAWAYS The Labour government did not increase capital gains tax rates for residential property, contrary to expectations. Instead, they aligned the rates for other assets with residential property rates, which could lead to increased revenue from non-residential assets. With a potential decrease in the number of rental properties available due to landlords exiting the market, there may be a rise in rental rates. Increased minimum wage could also enable tenants to afford higher rents, despite concerns about unemployment. The unexpected increase in stamp duty to 5% for property investors may initially deter some buyers, but it presents an opportunity for those willing to adapt. Investors can negotiate harder and find good deals as competition decreases. Utilising purchase lease options allows investors to control properties without immediate purchase, avoiding the 5% stamp duty and enabling profit generation through rental income. This strategy can be particularly beneficial in the current market conditions. The current economic climate, including potential decreases in mortgage rates and the ongoing supply-demand imbalance in the housing market, presents significant opportunities for property investors willing to take action, especially in the last months of the year. BEST MOMENTS "I was wrong about capital gains tax... the Labour government have not changed the capital gains tax rates for residential property." "What this means is there's probably going to be a fall in the amount of rental property available, which is going to cause a bit more of a shortage." "There will be a bit of time where people think, 'Oh, I'm not sure if I really want to invest in property,' but eventually, that's going to happen." "We can help them earn more money than they would if they sold and put the money in the bank." Simon shares valuable insights on how to secure more profitable property deals by working effectively with motivated sellers. Emphasising the importance of speed and certainty, he explains how to identify motivated sellers and address their needs through thoughtful questioning and clear communication.  KEY TAKEAWAYS To successfully close deals, it's crucial to work with motivated sellers who prioritise speed and certainty over price. Identifying their needs and providing solutions can lead to more flexible negotiations. Asking insightful questions and actively listening to sellers helps uncover their true issues. Building confidence and certainty in your ability to complete the deal is essential for keeping sellers engaged. Having a solid team in place, including a solicitor and mortgage broker, is vital. Initiating processes like searches and securing a mortgage decision in principle early can significantly reduce the time it takes to finalise a deal. Investors should have their deposit money ready before finding a deal. This can involve refinancing existing properties or securing private investors in advance to avoid last-minute stress and potential loss of opportunities. When seeking funds from private investors, it's important to establish trust. Many potential investors may not require detailed deal information if they believe in your expertise and track record, making it easier to secure funding. BEST MOMENTS "If you can find these motivated sellers and give them the speed and certainty they need, they'll be very flexible on the price and or the terms of the sale." "We're never going to say to someone, yes, I'm going to buy your property, unless we actually are going to buy it. We're not going to give people false hope." "A purchase option gives you the right to buy but not the obligation to. You don't have to buy if you don't want to." "You want to give the speed and certainty to the seller and get deals done quickly." Simon looks into the common concern many aspiring property investors face: why would someone lend them money? Simon explains that successful investors often rely on other people's money after exhausting their own resources, and encourages you to rethink your approach to asking for funds, suggesting you position yourself as offering an opportunity for profit rather than begging KEY TAKEAWAYS Many successful property investors eventually run out of their own cash and must rely on other people's money. This can include traditional financing methods like mortgages, credit cards, or overdrafts, which are all forms of using someone else's funds. Instead of approaching potential lenders with a mindset of begging for money, consider positioning the conversation as an opportunity to share profits. This shift in perspective can make the interaction feel more positive and collaborative. Avoid making assumptions about who has money or who would be willing to lend it. People may have financial resources that you are unaware of, and it’s important to communicate your investment opportunities to those in your network. When seeking loans, it’s crucial to establish trust with potential lenders. They are more likely to lend money if they believe in your ability to generate returns and repay the loan. Educating yourself about property investing can enhance your credibility. BEST MOMENTS "I want to change the way you look at this. I want to change your belief because the reality is most successful investors... generally run out of their own cash and they have to use other people's money." "Imagine you're going to people and saying, who do you know who might want to share some of my profit? That is a totally different positioning." "If you don't tell them about your property investing... you're stealing the opportunity of them making money because you're not even telling them about the opportunity." "When someone lends you money, they're lending it to you because they like you and they trust you and they believe you that you're going to give them a great return." "When you learn how to find good deals, you don't need to use your own money. There are plenty of other people out there who will fund those deals for you." Simon examines the importance of creative thinking in property investment, positioning property investors as problem solvers. He illustrates how understanding the true motivations of sellers can lead to innovative solutions that benefit both parties, and why we should adopt a broader perspective when approaching property deals, exploring various strategies to achieve win-win outcomes.  KEY TAKEAWAYS Property investors should approach their role as entrepreneurs and problem solvers, focusing on understanding the true needs and motivations of property sellers to find innovative solutions. Instead of selling a property to access funds for new deals, investors can consider options like remortgaging or finding joint venture partners to leverage existing equity without losing ownership. It's crucial to ask questions and listen to sellers to uncover their underlying problems and goals, which can lead to mutually beneficial solutions that satisfy both parties. By providing value to sellers and addressing their needs, investors can create scenarios where both parties benefit, leading to successful property transactions. Engaging with case studies and learning from others in the field can enhance creative thinking and problem-solving skills, enabling investors to identify more opportunities in the property market. BEST MOMENTS "An entrepreneur spots a problem in the market, they come up with a solution that people are prepared to pay for." "When we find a seller who wants to sell a property, we need to understand what are they actually trying to achieve?" "If you give the other person what they want, they're more likely to give you what you want." "It's all about thinking what's the end game I want to achieve and what are the different ways, what are the different creative strategies I can use to get to that end point." Simon discusses property investment strategies with Ian and Laura Sheldrake, a couple who have successfully transitioned from traditional property ventures to more lucrative opportunities. As busy doctors with three young children, they share their journey of learning and growth through the Mastermind program, where they focused on the BRR (Buy, Refurbish, Refinance, Rent) strategy and HMOs (Houses in Multiple Occupation) to replace their income.  KEY TAKEAWAYS Investing in property education can significantly shorten the learning curve and help avoid costly mistakes. The experience gained from structured programs can lead to more effective strategies and better decision-making. Utilising other people's money and expertise can enhance investment opportunities. Transitioning from a homeowner mindset to an investor mindset allows for greater financial growth and collaboration. Adopting a modern method of auction with extended completion times provides security for both buyers and sellers. This approach allows for better planning and reduces the stress associated with traditional sales. Managing multiple projects simultaneously rather than completing one before starting another can accelerate growth. This strategy allows for more efficient use of time and resources, leading to increased cash flow. BEST MOMENTS "We recognised that there was an opportunity cost in that process... our time could be better used." "The belief of what you're believing what you think can be achieved has been a huge change." "I thought, well, that's very nice. But you know, I'm sensible. I'm not gonna be silly." "We went into it with a homeowner mindset and we've come out of it with an investor mindset." "It's just been a really enjoyable experience... we've both learnt a lot and grown a lot through the process." Simon discusses the potential implications of the upcoming Labour government's budget on property investing, particularly focusing on anticipated increases in capital gains tax. He explains how these changes could create a unique opportunity for investors in the next four weeks, as many landlords may rush to sell their properties before the new tax rates take effect. He also outlines strategies for negotiating better deals, including vendor finance, which allows sellers to maximise their sale price while minimising their tax liabilities.  KEY TAKEAWAYS The upcoming budget from the Labour government is expected to include tax increases, particularly in capital gains tax, which could significantly impact property investors. The next four weeks present a unique opportunity for investors to negotiate lower prices with landlords who may want to sell before the potential tax increases take effect. Investors can consider using vendor finance, where the property seller acts as the bank, allowing for quicker transactions and potentially avoiding higher capital gains tax rates after the budget. If many landlords decide to sell before the budget due to anticipated tax hikes, it could lead to a surge in property listings, creating a buyer's market and potentially lowering property prices. Investors are encouraged to act swiftly and implement strategies to secure deals before the budget announcement, as opportunities often arise during times of uncertainty in the market. BEST MOMENTS "We expect there are going to be some tax increases... capital gains tax is one of the areas that many people believe we're going to see an increase in taxes." "For the next month, you could go out and find people who have got a property that they want to sell... they realise if they sell now, they're probably going to pay a lot less tax." "I would put money on the fact they're definitely going to raise the capital gains tax rate." "When everyone else is panicking and worrying about what could happen, there's always a silver lining if you know how to look for it." Simon welcomes Lee Blake, who shares his journey from a traditional property career to becoming a successful property investor. They delve into strategies for attracting motivated sellers and securing below market value (BMV) deals. Lee recounts his experiences with various property deals, highlighting the importance of understanding sellers' motivations and building rapport.  KEY TAKEAWAYS Understanding Motivated Sellers: It's crucial to recognise that motivated sellers often prioritise solving their problems over maximising their sale price. Building rapport and empathy can lead to better deals. Effective Website Optimisation: A well-optimised website is essential for attracting motivated sellers. It should not only look good but also function effectively to rank well on search engines and generate leads. Follow-Up Systems: Implementing a robust follow-up system for leads is vital. Many potential sellers may not be ready to sell immediately, but consistent follow-up can convert them into motivated sellers over time. Creative Deal Structuring: Utilising creative strategies, such as options and delayed completions, can help in negotiating better deals. Understanding various exit strategies can also enhance the potential of each property investment. BEST MOMENTS "I always look for more than one exit; if I can have five or six different exits, this is a great deal." "I think it's quite often just asking them, what's your issue and how can I help you? Just letting people talk." "I got a risk value of £250,000 for it and then I remortgaged... I basically got a free house." Simon is joined by Suzi Carter, a chartered surveyor with over 30 years of experience in commercial property. Suzi shares her transition from the corporate world to becoming a successful residential and commercial investor after joining a Mastermind program. The conversation delves into the differences between commercial and residential property investing, highlighting the unique advantages of commercial real estate, such as longer leases and the ability to add value through creative strategies.  KEY TAKEAWAYS Many individuals with a corporate background may struggle to adapt to the entrepreneurial mindset required for property investment. Gaining the right mindset and knowledge is crucial for success in this field. Commercial properties are valued based on their income potential, using a multiplier on the rent. This allows investors to add value through strategic actions, such as securing tenants or extending leases, rather than relying solely on extensive refurbishments. The commercial property market is heavily influenced by supply and demand. Identifying areas with high demand and limited supply can lead to better investment opportunities, even in sectors that may seem less favourable, like retail. When investing in commercial property, it's essential to consider various exit strategies. This includes potential conversions to residential use or splitting properties into smaller units, which can enhance value and reduce risk. A significant portion of commercial property deals occur off-market, making it vital to build relationships with commercial agents. Additionally, using pension funds, such as a SAS, can provide tax advantages and facilitate property purchases. BEST MOMENTS "I don't think there's anything in any shape or form in the corporate world that prepares you for being an entrepreneur." "The skill in terms of knowing what kind of property to buy, where to buy it and what to do with it is kind of where the magic lies, really." "The biggest tip I can give people is that the commercial market more than really any market is about supply and demand." "If you're using a bit of knowledge and a bit of expertise, you can actually add massive value without spending a lot of money sometimes." "Start with the end in mind, so work out where you want to get to and why you want to get there." Danielle shares the details of a life-changing deal that is set to yield a £300,000 profit for her and her husband. With nearly 20 years of experience in property, Danielle recounts the challenges she faced while navigating the complexities of a rural property with an agricultural occupancy restriction. She highlights the importance of mindset, due diligence, and the value of surrounding oneself with a supportive community.  KEY TAKEAWAYS Surrounding oneself with like-minded individuals and having a supportive community can significantly boost confidence and motivation in property investing. Engaging in programs like Mastermind can provide accountability and encouragement. Finding motivated sellers is crucial in property deals. Understanding their needs and challenges can lead to successful negotiations and solutions that benefit both parties. Conducting thorough research and due diligence is essential, especially when dealing with properties that have restrictions, such as agricultural occupancy ties. Knowledge of these issues can create opportunities for value enhancement. Effective negotiation can make a significant difference in securing a deal. Building rapport and understanding what the seller truly wants can lead to creative solutions that satisfy both parties. BEST MOMENTS "When you really deep dive into things, it really opens your eyes to the things you can achieve." "If you have the right knowledge and the right mindset, you can absolutely do whatever you want to do." "Remember, sellers are looking for speed and certainty. They want to get deals done quickly." "My mindset has changed so much in the last year doing Mastermind. I went from thinking £55,000, I cannot ever risk that, to thinking... if we lose 55k, I know I can recoup that in another deal." Simon welcomes special guest, Dan Hill, founder of the successful Property Entrepreneur program. Dan shares his journey as a property investor over the past 10-12 years, highlighting key strategies and insights he has gained along the way. Dan emphasises the importance of treating property investing as a business, focusing on systemising and scaling operations to achieve long-term success. He also discusses the current market conditions, pointing out the unique opportunities present in the current economic landscape.  KEY TAKEAWAYS Dan emphasises the importance of treating property as a business and implementing systems to scale and grow effectively. Starting with rent-to-rent to test the waters, then moving on to joint ventures and larger deals, Dan highlights the importance of progressing through different investment strategies. The current market conditions, with uncertainty and potential policy changes, present unique opportunities for property investors. Dan advocates for the concept of "living off the steam," where the aim is to work once, earn forever by investing in low-risk, low-return assets for long-term financial freedom. Finding what you enjoy and excelling at it is key to long-term success and fulfilment in property investing, according to Dan's perspective. BEST MOMENTS "I've sort of completed the game up to the level I want to get to, and I'm really looking at what my next passion is, purpose is." "The aim of the game is to live off the steam. So without going too much into it, the only aim of the game is to live off the steam is to work hard, earn once and then live forever." "You're going to work anyway, why not find something you enjoy? Do it really work really hard? Make some good money, save it, be diligent, be shrewd, invest it, and play the long game." "Life is definitely too short. It's all about living. So try and find what you're doing. And I think sometimes just in property, people think, well, I'm not really passionate about property." Simon looks into the intricacies of property cycles, guiding listeners on how to identify the optimal times for property investment within these cycles. The episode outlines the four key phases of a property cycle: growth, peak, decline, and recovery. Drawing on personal experiences and historical market trends, Simon stresses the importance of recognising the current buyer's market as a prime opportunity for investors to secure lucrative deals.  KEY TAKEAWAYS Property cycles consist of four phases: growth, peak, decline, and recovery. The peak of the property market is characterised by high prices and a decrease in affordability for buyers. The buyer's market phase is considered the best time to buy, as there are more sellers than buyers, leading to potential discounts and flexible deals. Government interventions, such as stamp duty holidays and loans, can impact property market trends and prevent a market crash. Taking action during a buyer's market, like the current one, can lead to securing fantastic property deals and capitalising on opportunities. BEST MOMENTS "I believe this is absolutely the very best time to buy because there are not as many buyers, there are more sellers and so prices not only come down but you also see sellers become more motivated and more flexible." "So really now and probably for the next six months is the time where you want to become very active to secure some fantastic property deals." "I believe when prices are still coming down and there's still this uncertainty, that's when many property investors want to get out of the market and so are prepared to give you a big discount." "So my message is get educated, keep your ear to the ground and obviously attending Property Investor Network meetings on a monthly basis is a very good way of hearing exactly what's happening in your area." Simon puts the focus on leveraging resources to achieve property investment goals, emphasising the importance of not limiting decisions based on personal resources and instead leveraging other people's time, money, and experience.  KEY TAKEAWAYS Leverage is essential for achieving property investing goals, utilising other people's resources like time, money, and experience. Networking is crucial in property investing to tap into resources and opportunities that can help in achieving success. Good debt, like investing in property with a mortgage, can be beneficial as it allows for asset appreciation and income generation. Managing time effectively by outsourcing tasks like deal sourcing, property management, and using virtual assistants can lead to more focus on acquiring properties. Continuous learning and investing in oneself is key to staying updated, improving skills, and accelerating success in property investing. BEST MOMENTS "If you want to be truly successful in life, you need to learn how to leverage other people's resources." "You need to tap into your existing network and also people who you don't know yet." "Don't allow a lack of time to be a reason not to invest in property. It's not really the lack of time, it's the lack of priority." "Your network is your net worth." "Invest with knowledge, invest with skill." Simon talks about the key takeaways from the virtual national pin meeting, focusing on the impact of the new Labour government on property investing. Expert speakers, including Nicole D'Souza and Debbie Solomon, discussed crucial topics such as the shortage of skilled labor in construction, the need for affordable housing, and potential tax implications for property investors. Simon highlights the current buyer's market, the impact of political decisions on property investment, and the importance of seizing opportunities in the market.  KEY TAKEAWAYS There is a shortage of skilled labour in the construction industry, partly due to the lack of young apprentices and experienced tradespeople. Local councils aim for more affordable housing, but they must incentivise builders to create a profitable environment for development. Many political candidates, including elected officials, lack awareness of Section 24 tax changes affecting property investors. The government may not introduce rent caps, but local councils could have the power to implement them, potentially impacting the rental market. The current market favours buyers due to fewer active buyers, making it an opportune time for property investors to engage with motivated sellers. BEST MOMENTS "Debbie Solomon discussed the challenge of balancing the need for affordable housing in local councils while incentivising builders to construct properties, highlighting the potential impact on the housing market." "Ben Beadle mentioned that the civil servants, although they listen and understand the issues faced by landlords, may not be incentivised to help due to personal biases, potentially affecting policy decisions." "Ben Beadle also emphasised that the current and previous chancellors are aware of the Section 24 tax issue for property investors but are reluctant to make changes, indicating potential challenges for investors in the future." Simon discusses the upcoming Property Magic Live event and highlights four key reasons why listeners should attend. The event, scheduled for 13th to 15th September, aims to reinvigorate property investors post-summer holidays and provide them with strategies to capitalise on the current buyer's market. Simon delves into the benefits of attending, such as learning from successful students, exploring creative finance options like purchase lease options and vendor finance, expanding one's network, and boosting self-belief in property investing.  KEY TAKEAWAYS The event is scheduled for 13th to 15th September and offers a hybrid experience, allowing attendees to join either in person in Birmingham or virtually from anywhere in the world. The current market presents a buyers market with more sellers than buyers, making it ideal for acquiring properties using creative finance structures like purchase lease options and vendor finance. Attending the event provides a chance to connect with high-caliber individuals in the property industry, expanding your network with like-minded people who understand your goals and can support your journey. Hearing success stories from top students at the event can help build personal belief in the possibility of achieving similar results in property investing, overcoming self-doubt and excuses. The event offers a 100% money-back guarantee up to lunchtime on the second day, ensuring attendees have nothing to lose and everything to gain by participating. BEST MOMENTS "We deliberately time this event to be just after the school holidays, once all the kids have gone back to school, because we know that many, many property investors take lots of time off in the summer holiday." "Now, at this event, what we do is we get some of our top students who are achieving incredible life-changing results right now in the current property market, and we share the exact strategies that they are using." "Because there are more and more sellers who need to sell, sellers are getting more and more motivated, which means they're open to creative finance structures." "And we can actually offer them more money than they would get if they sold the property right now. It's all about finding the win-win." "I've been teaching people since 2003, and I can tell you one of the biggest things that hold people back is self-belief." Simon focusses upon the current opportune time for property investment in the UK market. With a buyer's market, a recent general election outcome, and the upcoming summer holiday period, there is a unique window for investors to capitalise on motivated sellers and less competition, and Simon encourages you to take action, even during the holiday season, by leveraging tools like Property Filter to identify potential deals and explore various investment strategies such as vendor finance and purchase options.  KEY TAKEAWAYS The current property market is a buyer's market, with more sellers than buyers, creating opportunities for investors to find motivated sellers and flexible deals. The combination of a buyer's market, post-election uncertainties, and the summer holiday period presents a unique opportunity for property investors to take action and make progress in the next two months. It's essential to educate oneself on property strategies and take consistent action to secure deals. Implementation is key to success in property investing. Building belief in one's ability to succeed in property investing, learning from others' experiences, and expanding one's knowledge and mindset are crucial for long-term success. To achieve different results and change one's life, it's necessary to make smart decisions and take advantage of the current market conditions to benefit in the long run. BEST MOMENTS "I believe now is always a good time as long as you know what you're doing, doesn't matter what's happening in the market." "This general election might mean a lot of people think that's it. I'm now going to sell my properties. So that's a really good thing for us if we're building our portfolio." "There are opportunities absolutely everywhere. Everywhere there are opportunities." "It's all about finding the win-win. And the problem is, most people don't know what they don't know." "If you want to change your life, you need to do things differently. You need to do a few things differently for what you currently do if you want to get different results in the future." Simon shares a cautionary tale about the importance of being selective about the advice you receive in the property investing world. Drawing from a recent experience with an estate agent who provided incorrect information about a property for sale, he discusses the need to critically evaluate the expertise and credibility of individuals offering guidance in property investment.  KEY TAKEAWAYS Be cautious of who you listen to, especially in the property industry, as misinformation can lead to costly mistakes. Verify information provided by professionals such as estate agents, builders, and advisors to ensure it aligns with current regulations and best practices. Seek advice from experienced mentors and coaches in property investing who have a proven track record of success. Take personal responsibility for investment decisions and conduct thorough research before making any commitments. Attend the National Virtual PIN Meeting in August to gain valuable insights on the impact of the new Labour government on property investing and network with industry experts. BEST MOMENTS "Imagine an investor who didn't know as much believes what this agent said. They could be in serious, serious difficulty if they bought that property." "I've been teaching people how to invest in property for 21 years. I've been investing myself for 29 years, but I still don't know everything." "The danger here, someone could say oh yes I'll have that property, they put down their 4.25% which is the best part of £11,000 plus VAT, which is non-refundable by the way." "So the moral of this whole podcast, and I hope you've got the message, please, please be careful of who you listen to especially in a state agent they should have a bit of knowledge letting agent a builder." Simon discusses the potential impact of the new Labour government's policies on property investing, looking into the government's plan to build 1.5 million new homes over five years and the implications this may have on property developers. Additionally, he explores the possibility of rent controls and rent caps being introduced, drawing parallels to the situation in Scotland. The episode raises concerns about the potential effects of these policies on landlords and property investors, sparking a debate on the future of property investing under the new government.  KEY TAKEAWAYS The Labour government plans to build 1.5 million new homes over five years, potentially increasing the supply of properties in the market. There are concerns that the Labour government may introduce rent controls, leading to landlords selling their properties and impacting the rental market. The possibility of rent controls and other policies may lead some property investors to exit the market, creating opportunities for those staying or entering the market. A panel debate at the upcoming national virtual PIN meeting will discuss the impact of the new Labour government on property investing, featuring industry experts. First-time attendees can use the voucher code "PODCAST" to attend the national PIN meeting for free, providing valuable insights into the current property market situation. BEST MOMENTS "The Labour government have said during their term of five years, they're going to build 1.5 million new homes. And that's what's needed 300,000 a year." "I think this policy is slightly counter-intuitive if they want small developers to help build more." "I'm really concerned that the Labour government and the policy makers in Whitehall, they're not going to consult." "I think if that does happen I think a lot of landlords will say, you know, this is the final straw." "I just want you to be a truly successful investor. "If you're not really clear on what you actually want to achieve, then you're never going to get there. It's a bit like jumping in an Uber car and saying, take me somewhere. And they say, where do you want to go? Well, I don't know." "Many people think they need lots of money to invest, and some property investing does need money. People look at their bank account and think, oh my God, I've not got enough money to invest. But there are many other ways, many hidden assets you can use to invest in property." "Most people who do the Property Management Challenge actually find a deal when they put what we teach into action. Simon brings you an election special, analysing the property-related aspects of the major party manifestos. The episode covers the manifestos of the Labour Party, Conservative Party, and the newly emerging Reform Party, highlighting key distinctions in their approaches to property investing. From discussing the need for planning reform and building new homes to addressing issues like Section 24 and stamp duty, Simon provides a comprehensive breakdown of each party's proposals. KEY TAKEAWAYS Both the Labour Party and the Conservative Party emphasise the need for planning reform to address the housing shortage in the UK. The Labour Party aims to increase the provision of affordable housing by developers, while the Conservative Party plans to lift the 106 requirements for small developments. The Reform Party proposes abolishing Section 24, a tax policy affecting landlords, while the Conservative Party suggests a temporary capital gains tax relief for landlords selling properties to tenants. The Reform Party takes a nationalistic stance by prioritising UK nationals over foreign immigrants in terms of housing, contrasting with other parties' approaches. BEST MOMENTS "The Labour Party in their manifesto keep on talking about stop the chaos and turn the page, looking for change, suggesting that what the Tories have done for the X number of years obviously has not left the country in a very good state." "The Reform Party have mentioned some things they want to, they haven't given a lot of detail away, but there's one very important thing that I think they want to try and win lots of votes with." "The Conservatives are going to get rid of that for small development. So that's a complete opposite view. And that's actually more like the things Conservatives should be doing, in my view, to help support property investors." Hello Simon, some fab info on PO and PLO. I have a question: The sellers will have a residential mortgage and within it terms of the mortgage (t&C's). Would one of those conditions be CTL? My understanding is the mortgage was allowed for the seller to live in he house not let it out (BTL mortgages are for that). Would that breach the t&C's of the sellers mortgage? They don't have CTL.

Hi Simon, some great tips on the 4 blocks that might be stopping someone from progressing in their property journey. I did not know that there are lenders that lend to new property companies with no track record. You mentioned mortgages for BTL (as long has you have a great deal). So this was my block! Thank you for providing excellent value. Will for sure give your podcast 5 stars (6 if I could lol).

Hi Simon, great podcast and thank you for delivering excellent value. A quick question, how do you test for tenant demand (Golden Rule #2)?
