Perhaps it's not always your own misstep but dealing with someone else's verbal or written blunder. We've all experienced being both perpetrators and victims of overreactions. There’s a tale that speaks volumes about mindset and serves as a reminder during moments of conflict or stress. Here's the story: Once, a donkey was tied to a tree when the Devil came and untied it. The donkey then ran into the fields, causing havoc by destroying crops. Upon witnessing this, the farmer's wife shot and killed the donkey. Enraged, the donkey's owner retaliated by shooting the farmer's wife. When the farmer returned and discovered his wife's fate, he sought revenge by shooting the donkey's owner. Subsequently, the owner's wife instructed her sons to burn down the farmer's house. The sons, gleefully following their mother's orders, assumed the farmer would perish in the fire. However, to their disappointment, the farmer survived and later retaliated by killing the wife and sons of the donkey's owner. Reflecting on the tragic chain of events, the remorseful farmer questioned the Devil about the cause. Don’t let the donkey control your mindset.   1 Pause Before Responding.  When you’re on the receiving end of a text, email, or face-to-face comment that triggers in you a strong reaction, RESIST!  Do not reply immediately.  Take a breath, re-read for clarity of understanding, and then wait 20 or 30 minutes before responding.  Next, ask yourself if a phone call would be a better way to handle things.  People tend to be more aggressive when someone is NOT right in front of them and tend to misconstrue the tone or intention of texts and emails.  Pause and make a good decision before you fire back and potentially escalate the situation. The odds of Fed rate cuts at upcoming FOMC meetings have shifted. A rate cut in June is effectively priced out, and the probability of a rate cut in July is now 50/50. Remember that over 30% of transactions are cash. If your buyers are financing, there are many ways to buy down rates, lock in an advantageous 30-year fixed rate, or refinance later. If you don't know what your local builders offer, you're not doing your job as a real estate professional. More than 30% of today's available homes for sale are being built right now. This is encouraging news for buyers.  Nationally, we are within 20% of pre-pandemic levels of inventory, and some states (like Florida) are already above pre-pandemic levels. No more excuses for not finding something to sell to your qualified buyers! Some of those buyers are would-be sellers. When was the last time you spoke with folks who said, 'I'd sell, but what would I buy?' 4.  Millennial Homebuyers: Millennials comprised 38% of total homebuyers in 2023, reclaiming their position as the largest buying group from Baby Boomers. 28% of buyers are first-time buyers, proving that even 7%+ rates aren't stopping them. 5.  Home Purchase Sentiment Index (HPSI): Fannie Mae's HPSI declined slightly in March, driven by higher mortgage rate expectations. However, the percentage of people who perceive it as a good time to buy rose to its highest level in 9 months, indicating potential adaptation to mortgage rates around 7%. These figures, released by the National Association of Realtors (NAR), indicate a robust and dynamic housing market, reflecting increased demand and rising home values." 3. National inventory levels are on the rise. Based on data from Realtor.com's residential listing database, active inventory in March 2024 increased by 4.5% month-over-month (MoM) to reach 695,000 units—an impressive 23.5% surge year-over-year (YoY)! A remarkable 56% of homes sold during the month were on the market for less than a month, up from 53% in January. Furthermore, 20% of homes were sold for more than their listing price, marking a notable rise from 16% in the previous month. Perhaps most strikingly, a staggering 33% of transactions were completed entirely in cash. These statistics, provided by the National Association of Realtors (NAR), underscore the intense competition and prevalence of cash offers in today's housing market." 5. No Crashing Prices. Price growth has taken an unexpected turn. After experiencing slight decreases of 0.1% month-over-month (MoM) for two consecutive months, CoreLogic's national Home Price Index surged by 0.7% MoM in February, exceeding its initial projections significantly. Previously, CoreLogic had anticipated 2.5% price growth over the next 12 months, but its latest forecast now predicts a more robust 3.1% increase. Time to get to work! Is this a fresh listing, or has it been on or off the market previously? Has the price been raised or lowered? Has it been pending before and gone back on the market? What caused that? Inspection or appraisal issues? It's okay to call the listing agent and find out! 5 What are the comparable sales for this property?  The most recent sales and pending.  How many days on the market did those homes take to sell?  What is the list-to-sell price ratio?  Are these numbers going up or down? Proper Previous Planning Prevents Pitifully Poor Performance.  The more you know about the house and the seller, the better offer you can put together.  Remember, your buyer wants to BUY the house, not just write an offer!

In fact, it's largely business as usual. This is because the cooperative compensation model works!   Fiction 3: The settlement will relieve sellers of any financial burden of buyer agent fees. Fact: Sellers may choose not to pay buyer agent compensation, but it doesn’t absolve them of costs. The newsletter is free! https://harrisrealestatedaily.com/  The settlement agreement mandates two critical changes to how members and MLS participants transact.   #1:  NAR agreed to create a new MLS rule prohibiting offers of compensation on the MLS. This would mean that offers of compensation could not be communicated via an MLS. Still, they will continue to be an option consumers could pursue off-MLS through negotiation and consultation with real estate professionals.  Remember: just because commission isn't listed in the MLS does not mean that commissions have disappeared.  Don't believe the media; they're wrong! You've been doing this for months, years, or even decades. You have a presentation and a buyer system, and it's business as usual for you. This is the most exciting news this month—it's what we've all been waiting for. NAR head economist Lawrence Yun said, "Additional housing supply is helping to satisfy market demand. Housing demand has steadily risen due to population and job growth, though prevailing mortgage rates and wider inventory choices will determine the actual timing of purchases." For the week ending March 15th, there were 507,000 single-family homes on the market. That's up 1.3% from the previous week, 24% year over year, and an amazing 105% from two years ago. That's from Altos Research, which tracks every sale in the country every week.   REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, alltheleads.com/harris   Inventory is growing nationwide and has been consistently increasing each week.  These numbers don't even include all the new construction!  That's our next point... 2.  Builders are officially bullish. The National Association of Homebuilders has published its “builder’s confidence” index for 35 years. In March 2024, the index rose 3 points to 51. Anything greater than 50 is considered bullish.  What goes into the index? It has three components: current conditions, future conditions, and buyer traffic. They report that all three components are coming in high. For comparison, their builder confidence index was 44 this time last year.  In January, housing starts rebounded 11% Month over Month to 1.5 million units. February was up 6% year over year. Completions jumped to 1.7 million units, up 20% Month over Month and 10% Year over Year. That’s the fastest pace of completion seen since January 2007! While some of those starts are multifamily, the majority are single-family homes.   Homework: Take a tour of all the available new construction in the zip codes you typically work in, plus a 10-mile radius.  Refer to our podcasts about new construction.  More than 30% of the available inventory is new construction. 3.  Rates WILL come down this year.  Rates are currently just under 7%, which is already an improvement from the beginning of the year.  We see that in mortgage applications being up.

Let's examine what happened and what it means versus what the media and social media tell you. Simple, alltheleads.com/harris   Facts About The Settlement: Fact #1: The National Association of Realtors agreed to pay $418 million to the plaintiffs.  The settlement allows for 4 years to pay the amount.  Yes, NAR can afford this.  No, this is not 'cutting out of commissions' as the headline implies. Fact #2: NAR will prohibit offering/publishing buyer's agent commission rates on the MLSs. This is big news because commissions were previously required to be listed, even if the amount was only $1. The change is supposed to take effect sometime in July. Just because commissions can't be advertised in the MLS does not mean they are 'going away'.  Fact #3: Sellers still have the option to pay all or some of the buyer's side commission; it just has to be advertised, offered, and negotiated outside of the MLS. The headlines will have you believe that the commission is universally eliminated. Fact #4: We've focused on this one this week because it affects you the most: Buyer's Agents will be required to have a signed Buyer Representation Agreement before they can show their clients anything listed on the MLS. Before, it was highly recommended (and coached by us forever), but now it's going to be a requirement. Fact #5: You will no longer be required to be an MLS member to collect real estate commissions.
