Imagine going from earning $700k, getting all the accolades and being able to afford whatever you want to the brink of bankruptcy. Hiding your Range Rover from the repo man, your own home going into foreclosure and counting every penny. Back in 2008, that was enough for many real estate agents to throw in the towel and leave the industry. For Michelle Fermin failure wasn’t an option. It’s easy to feel like giving up is the only option when everything starts to crumble, but here’s the truth: when things get tough, it’s time to pivot. It’s time to get creative and adapt. The only way out is through—by doubling down, working harder, and pushing forward with a new strategy. When hard times hit, how do you turn it all around? How do you pivot with purpose and execute at a higher level than you ever thought possible? In this episode, team lead at Century 21 North East - Fermin Group Michelle Fermin joins me to talk about her rise, fall and journey back to top agent. We also talk about the importance of personal touch, going back to basics when needed and why it's more important to collaborate than compete in the world of real estate. Sometimes when we succeed, we become cocky and lose that personal touch. Get back to the basics -building relationships, asking questions and building systems. -Michelle Fermin Things You’ll Learn In This Episode Back to basics A strong foundation in real estate is built on solid relationships and asking the right questions. Why is it so important to always go back to the basics that build a foundation? Asking the difficult questions Facing fears and asking tough questions is essential in real estate, especially during challenging times like bankruptcy. How can confronting your biggest fears help you make smarter decisions in tough situations? Top 10 vs number 1 The difference between the top 10 and number 1 in real estate often lies in consistency, innovation, and exceptional client service. What does it take to gain that number 1 spot? Guest Bio Michelle Fermin is a growth and accountability driven leader to a top producing team in the country. The Fermin Group, is currently composed of 37 senior agents and 7 junior agents. They have sold over 5000 homes, over $1.5 B in sales. For their stellar service, the team was voted Best Team in the Boston Agents' Choice Awards twice in the last 3 years. Real estate has always been a human-first business but that might be changing soon. As AI becomes more deeply ingrained in our daily lives, everyone wants to know one thing: can AI mimic the very qualities that define us and make us great at our jobs? Can it simulate the self-awareness, empathy, adaptability, and genuine connection of human beings? Not yet. While AI can certainly support real estate professionals, there are human qualities it can never replicate. The challenge for agents and leaders is mastering those human skills while leveraging AI to do everything else more efficiently. How can we use our human qualities to build stronger connections with clients? What steps can we take to develop the skills that AI can’t mimic? In this clip, I’m joined by the founder of MindShift Labs, Mike Lee. We talk about why the future of real estate is still human and how to use our humanity as an advantage in the real estate industry. The advantage that we have over AI is our humanity. -Mike Lee Things You’ll Learn In This Episode Your story matters As a real estate leader, sharing your personal story can create a space where others feel understood and valued. How can opening up about our own experiences encourage others to share theirs? Communication, connection and challenges. A common mistake real estate leaders make is challenging individuals before building a genuine connection. How does this undermine trust and motivation and what can we do instead? Connect with yourself first. Building a strong connection with yourself lays the foundation for meaningful relationships with others. How can deepening self-connection enhance your relationships with those around you? Guest Bio Mike Lee is the founder of MindShift Labs, a company dedicated to helping leaders, athletes, and entrepreneurs enhance their performance through mental resilience and emotional intelligence. Drawing from his expertise in high-performance psychology and leadership development, Mike works with individuals and teams to cultivate a "mindshift"—a transformative approach that builds clarity, focus, and adaptability in high-stress environments. With a background as a top basketball performance coach, Mike has coached elite athletes and Fortune 500 executives, bringing unique insights on grit, focus, and the importance of mindfulness in achieving peak results. There are two ways to maximize your income as a real estate agent. You can stay in production, hold onto the entire transaction and never experience the time freedom this business offers. Or you can relinquish the transaction, get your time back and earn money through leverage and expansion. For the short-sighted, option 1 works, but that’s how we end up with agents who are stuck selling real estate longer than they need to. The agents who give up money for more time have balance and a sustainable career trajectory in the business. Rob Ellerman chose the second option, and grew his income through expansion teams instead of production, and today he’s closing in on $1 billion in volume. What drove him to build his business this way? Why is a slow market such a good time to double down on advertising? How can team leaders provide value to their agents? In this episode, I’m joined by entrepreneur, expansion team leader and the first Real Producer cover in Kansas City, Rob Ellerman. He shares why he took a different path to growth, marketing strategies and the biggest mistake agents make. The most money you can make on any given transaction is if you do the whole thing yourself. I’m willing to give money up in order to have more time. -Rob Ellerman Things You’ll Learn In This Episode A Warren Buffett approach to expansion Typically when agents do expansion teams, they expand within the same brokerage brand. Why does Rob expand through different brands in different locations? Time to double down on advertising In a recession, most agents will back out of paying for billboard advertising. Why is this actually the best time to pay for it? The problem with growing through production The majority of real estate agents would pick a higher commission check over time freedom. Does this set them up for a trap later on? Guest Bio Rob Ellerman is a real estate leader, entrepreneur and owner of the Rob Ellerman Team with The ReeceNichols Company. With expansion teams in several cities, Rob’s Team earns over $800 million annually and is one of the fastest growing real estate teams in the country. The Rob Ellerman team is #1 in Kansas City for homes sold and #1 team in Missouri and Kansas. Follow @therobellermanteam on Instagram. Many agents enter the industry thinking it’s all about selling. But, over time, some discover a higher calling—coaching. While selling helps individuals, coaching impacts entire communities, creating bigger opportunities for everyone involved. It’s a shift that takes your real estate career to a new level, allowing you to make a lasting difference in people’s lives. The pivot from selling to coaching isn’t just about you, it’s about expanding your reach. As a coach, you help others in your world achieve more than they ever thought possible. The transition from selling to coaching may seem daunting, but it can be the game-changer you need. Coaching allows you to unlock your potential in a way that traditional selling can’t (and unlock potential in others). Imagine the satisfaction of empowering others while creating bigger opportunities for yourself and those in your network. How could helping others succeed redefine your own success? How do we recognize when it's time to pivot from simply selling to becoming a catalyst for change? In this episode, Operating Principal at Keller Williams Realty, Inc Tara Smith joins me to talk about coaching as a pathway to greater fulfillment and impact, what the pivot form selling to coaching looks like and her journey to being a 4x franchise owner. We also talk about the importance of mindset when it comes to success and how to get rid of our own limiting beliefs. 90% of success is mindset related. -Tara Smith Things You’ll Learn In This Episode Why top producers are struggling Top producers are struggling because they're surrounded by people who don't align with their goals or provide the right support. How can you connect with people who enhance your success? Make more money, give more money Increasing your income through real estate allows you to give back more generously, creating a positive impact on your community and beyond. How can we make more to give more? Impact on a larger scale Effective real estate coaching empowers agents and creates a ripple effect of positive influence within the industry. Why is it so important that we impact people who can make an even bigger impact? Building something that stands the test of time takes immense dedication and vision. Think about cathedrals—centuries of labor and craftsmanship have resulted in breathtaking structures that draw people from all corners of the world. Why? How can we create something that not only serves a function but also attracts the very clients we want to serve? We pour time and energy into it, but it just doesn't have that pull that makes people come to us effortlessly. How do we create something that stands the test of time? The real estate agents who rise to the top quickly know one thing: this job isn’t about the legalese and the things you learn when you get licensed. What actually gets you ahead in the game are our people skills and the ability to cater to the needs of our clients. The problem is, too many agents get into the business focusing on themselves. They end up at a point where they hate real estate and want to find another career path. That’s where Parminder Singh found himself until he changed his approach. Today he's a top agent who truly understands what the consumer wants. How did he shift his approach to real estate? How do we balance passing down generational wealth with teaching hard work and financial independence? In this episode, the real estate agent at London Properties joins me to talk about what it means to create generations of wealth and how to break through in real estate. In real estate, you either have what it takes to make $500k or you don’t. What holds people back from the income level they want is putting their focus on the wrong things. We think prioritizing everyone else is what will allow us to succeed but we actually have to learn to respect ourselves more. We pour everything into our businesses and leave very little for our families instead of giving them our best. We chase small wins instead of making the long-term legacy play. What if we could make a leap in our income by making small changes to how we do things? How can we open our own inner dialogue so we can grow? How do we build strong relationships and connections while still respecting ourselves? In this episode, I’m joined by the co-founder of Lopez & Lopez REALTORS® and author of “The Best Way to Do Everything Wrong”, Tyler Lopez. We talk about the value of respecting ourselves as business owners, and what keeps us from earning what we want. Everything in life is basically relationship building. -Tyler Lopez Things You’ll Learn In This Episode Independence vs teamworkCompeting alone and winning with a team are not mutually exclusive. How can being independent while working with a team help shape a business? Doing one thing wellMany people believe reaching their income goals means sacrificing their most important relationships. As real estate pros, we can swing from feeling like the greatest salespeople to wanting to quit very quickly. If a consultation goes well, we’re at the top of the world. If we don’t get a sale, we feel rejected, dejected and ready to leave the business entirely. The best salespeople aren’t immune to this emotional rollercoaster, but they deal with it differently. Of course, the rejection hurts, but instead of licking their wounds, they bounce back faster so they can win the next deal. How do we learn to move through rejection faster? How do we better handle the emotions that come with working in sales? In this episode, I share one lesson I have learned from the great agents we’ve featured in the magazine. People think once you reach a certain point in sales, you won’t suffer from the same emotions negative everyone else does. That’s not true. The only difference is the amount of time you let it affect you. -Remington Ramsey Things You’ll Learn In This Episode The challenge all salespeople faceReal estate sales can be an emotional rollercoaster. How do we create more emotional fortitude to reduce the ups and downs? Don’t lick your wounds for too longTop producers might feel the sting of a rejection, but they don’t dwell on it. How do they use negative emotions to get better? Surround yourself with people who support your dreamsAs people, we’re very easily influenced by the people we’re around the most. As agents and business owners, a bad day can kill our motivation and destroy our momentum - that is, unless we do something about it. Let’s face it, as frustrating as it can be, a bad day in real estate isn’t a catastrophe. It’s usually that no one picked up our call, or that we grinded all day with no results. In the grand scheme of things, that’s not a big deal, and you can easily turn this around. There’s one step you can take to not just get rid of the negativity, but actually do something positive. It’s as simple as writing a note. How can you use handwritten notes to turn around a bad day? In this episode, I talk about a simple technique to cure a bad day. In today’s digital age, there’s a powerful, often overlooked tool that can transform your real estate business—YouTube. Many agents are stuck in the old ways, focusing on costly methods while missing out on the vast opportunities that lie in video content. By creating content that resonates with audiences, you can establish yourself as an authority, attract clients, and grow your business—all while spending time and effort, not money. How do we overcome the doubt and uncertainty that comes with going the non-traditional route? What is the importance of laser-focus when it comes to businesses being built on and around YouTube? In this episode, Levi Lascsak and Travis Plumb of Passive Prospecting join me to talk about building a real estate business on YouTube, what their approach to it was and why it's important to surround yourself with people who can help elevate us. Why should we just keep our head down and focus on what matters? -Social media success. Social media is vast and different platforms have different success rates. I’ve learned that when you become everything to what a need is out there, there’s no denying that people are going to magnetize towards that. -Chris Mosier The real estate landscape is competitive, and without a clear niche, it’s easy to get lost in the shuffle. Many real estate professionals face the same dilemma of getting stuck in a sea of generic listings, unable to differentiate themselves or their brand. Launching a franchise, especially in a new state, is daunting enough, but focusing on a niche like lakefront properties adds another layer of complexity. But what if you could turn that niche into your biggest advantage, becoming an expert in that field? How valuable would it be to offer something truly unique that draws clients to you? Chris “The Lake Realtor” Mosier, broker and listing agent at Lake Front Living joins me to talk about her journey owning a franchise and growing it nationally and how she found her passion in lake homes. Three Things You’ll Learn In This Episode Intentionality when it comes to family We need to be more intentional when it comes to what we plan and create for our families. How does this contribute to the memories they make and carry? Generalist vs. specialist If we need brain surgery, we’re going to want a specialist, not a generalist. Why does the same apply when we want to purchase a lake home? Why some things aren’t better done alone A lot of money and time can be wasted doing things on our own if we’re not educated properly on it. Can we save time and money by asking for help? Guest Bio As the driving force behind Ohio's Premier Lakefront Realtor Brokerage, Chris Mosier's mission is to unite buyers and sellers of lakefront properties across the state. Since founding Lakefront Living Realty—The Lake Team in 2015, the brokerage has expanded to include four virtual offices located at Hoover Reservoir, Apple Valley Lake, Candlewood Lake, and Put-In-Bay. Each office is staffed with resident realtor specialists who have an intimate knowledge of their respective lakes and markets. Chris is also excited about adding Buckeye Lake and Indian Lake to the roster this season. The brokerage's membership in every MLS in the state ensures that their listings receive statewide exposure, catering to buyers who prefer to be within a 2-3 hour driving radius from their home. Their custom website simplifies the search process, focusing solely on lake homes. In 2017, Chris partnered to franchise Lakefront Living Realty International, which is now operating in 12 states and is steadily working toward a nationwide presence—one lake at a time. Chris is honored to have been recognized in Entrepreneur Magazine's Franchise 500 for 2023, a distinction achieved by less than 5% of real estate franchisors. Although not yet ranked, Chris is determined to change that in the coming year, with eyes set on global lakefront domination. I am a product of what we teach and we wouldn’t be here today if it wasn't a methodology that actually works. -Amanda Holmes Many people believe the best way to grow your business is to be a generalist. But the truth is: trying to be everything to everyone can dilute efforts and leave you with little to show for it. After facing and overcoming his own health crisis, he’s recently been faced with his son’s rapid permanent blindness. When people talk about what it takes to succeed, a lot of things come up. Motivation, drive, persistence and skill are all important, but one thing that’s highly underestimated and underutilized is humor. We might not think making someone laugh can be a gamechanger in business. The truth is, people are more likely to trust us, buy what we sell and listen to what we have to say through humor. It might not be something we’re taught, but anyone can learn how to be funny and add some lightheartedness to our communication and even our training. What can the most talented actors and comedians teach us about scripts? Why is grit so critical to our success? In this episode, I’m joined by author, speaker, thought-leader, coach and trainer, Les McGehee. He shares why humor and comedy are the things that propelled him to success. He also talks about how we can infuse what we do with some humor and levity. The Realtors and comedians we admire have learned so many scripts and structures that they just flow through them. -Les McGehee Three Things You’ll Learn In This Episode -The power of grit, persistence and humor In school we were taught how to write, read and count. What were some of the missing pieces of our education? -What went well and why The world operates on a negativity bias. We’re more focused on our weaknesses, but our strengths are what pull us forward. How do we change how we see things? -What great actors teach us about scripts A lot of training in real estate is around scripts, but why do we need to take it further than just memorizing words? Guest Bio Les McGeehee is an author, speaker, thought-leader, coach and trainer. He has presented at thousands of events across the U.S. and internationally, both as an entertainer and as a leader helping clients and their teams grow, develop, and prosper in business. I'm the president of Rialto Academy—a hub for business training, education, and coaching—where I've led custom programs for the Jack Welch Management Institute, J.P. Morgan Chase, AT&T, University of Texas, Dell, Baylor Scott & White Health, and many other major companies. I'm the author of the book Plays Well With Others, and the co-creator of the original The ONE Thing Trainer Certification program based on the bestselling book, The ONE Thing, by Gary Keller and Jay Papasan (in fact, in 2015 and 2017 our training team was named the #1 training organization in the world among all industries by Training Magazine). Correction: In our recent episode, we incorrectly referred to Kyampisi Childcare Ministries as a "partner" of N2Gives. While Real Producers has supported Kyampisi Childcare Ministries, we wish to clarify that N2Gives is not a partner of Kyampisi Childcare Ministries, nor is it otherwise associated with or endorsed by N2Gives. We apologize for any confusion this may have caused. In Uganda, the horror of child sacrifice persists, driven by a chilling belief that such acts can bring wealth and power. Many who may not even believe in witchcraft see it as an opportunity to exploit and manipulate, taking advantage of vulnerable communities. Imagine the anguish of families torn apart by the loss of innocent children, sacrificed for the promise of prosperity. This gruesome reality is what Peter Sewakiryanga confronts daily through Kyampisi Childcare Ministries (KCM). Peter and KCM tirelessly work to eradicate child sacrifice by offering love, support, and practical assistance to affected families. Through education, community outreach, and advocacy, they are pioneering a path towards healing and justice. In this episode, executive director at Kyampisi Childcare Ministries in Uganda joins me to talk about the dark reality of child sacrifice, why it is still rife despite many attempts to abolish it and how KCM is bringing justice to victims and their families. To contribute to this cause, visit https://kyampisi.org/ and help abolish sacrifice. There is a lack of awareness and there is a fear of addressing the issue because somehow people believe that these spiritual powers that witch doctors have will attack them so the best thing to do is ignore it. -Peter M Sewakiryanga Three Things You’ll Learn In This Episode -Why child sacrifice is kept hush The plague of child sacrifice troubles many communities, but why is it kept so quiet? Why don’t people take action against it? -Battles being fought to bring justice Apart from fighting an ongoing battle to end child sacrifice in Uganda, what other battles are faced in the plight to keep children safe? -How witch doctors spread their messaging Though not made very public, witch doctors and witchcraft is rife. How do witch doctors manage to spread the message? Guest Bio Peter M Sewakiryanga, a Ugandan Pastor and leader of Kyampisi Childcare Ministries (KCM), is dedicated to eradicating child sacrifice in Uganda. His vision centers on eliminating this practice through the power of love. His multifaceted approach includes seeking justice for the victims, providing care for survivors and their families, and fostering transformation in communities ravaged by this barbarism. The village of Kyampisi, situated an hour from Uganda's capital, serves as the epicenter of this tragic issue. In 2008, Peter made a deliberate decision to relocate there. He established a church and a school, recognizing the need for improved healthcare and envisioning the establishment of a clinic as part of his mission. Visit https://kyampisi.org/
When it comes to AI, there are only two paths we can take. Embrace, adapt and leverage it to the benefit of our businesses. Fear it or refuse to use it and get left behind. There’s a lot of fear around AI, but once we see what it can do, we’ll realize just how much of a game changer it can be for our businesses. AI isn’t just another tool. In the right hands, it can become a lifetime employee that allows us to do a lot more in business and marketing. On top of that, being AI-proficient instantly differentiates us from other agents in the eyes of the consumer. But there’s an important aspect of AI a lot of people miss - training it to sound like us. The more time we put into this, the more value we can extract out of it. What are the key changes we need to make in our approach to AI? What tools should we leverage in our businesses? Is the fear around AI justified? In this episode, I’m joined by the creator of the world’s first AI certification for real estate agents, Nick Krem. He talks about all the possibilities of AI and how to use it well. Stop looking at Chat GPT as a tool, look at it as your lifetime employee. -Nick Krem Three Things You’ll Learn In This Episode -It’s just generative AI There’s a lot of fear around what AI can do, but the truth is the tools we have right now are nowhere near Terminator levels. What’s the critical difference between the AI we have and what we see in the movies? -Spend less time behind a computer If you use AI the right way, it makes your business more efficient. How does this allow us to spend more time on our clients? -All the ways agents can leverage AI From following us around on the internet and the ability to chat with documents to scaled personalized video, what are the things we can do with AI? Guest Bio Nick Krem is renowned in the real estate industry as a trailblazer, innovator, and visionary. Today, he is the founder and operator of the Krem Institute of Artificial Intelligence, a groundbreaking institution that provides the world’s first AI certification for real estate agents. In this episode, CRO of The N2 Company, JP Hamel, joins me to talk about the different traits of successful individuals, how they’re not always successful at first and why it’s important to keep pushing through. If I had stayed where I was, just complacently accepting, I would never have made the jump to where I am today. -JP Hamel Three Things You’ll Learn In This Episode -Starting from the bottom Everyone starts at ground level but not everyone stays there. What are some of the thought processes we experience at ground level? -Start with the end When it comes to public speaking and relaying a message, where do we start? -Is success the end goal?
