Real estate is a rollercoaster. One client ghosted, another wants to see 12 houses before lunch, and the deal you were counting on? Poof. But here’s the thing, gratitude cuts through the chaos.
In this episode, I’m sharing four simple gratitude questions that can reset your mindset and help you handle the ups and downs of the business. These aren’t some word salad “be thankful for sunshine” ideas. They’re practical prompts that keep you grounded, grateful, and actually better at real estate.
Here’s what we’ll cover:
• The one overlooked detail that makes your day easier
• How to thank the people who actually made a difference
• Turning struggles into lessons (yes, even the painful ones)
• Spotting moments you’d miss before they’re gone
Drop your answers to one of the questions in the comments, and hit subscribe if you need a daily mindset reset.

QR codes are not gone yet. Retailers keep using them, restaurants too, and even real estate agents are bringing them back in a fresh way. One of our agents put together a list of smart ideas for them. I went ahead and added some of my own thoughts to it. Skip that old stuff about just scanning for contact details. It gets old fast. What I mean is QR codes that link straight to your newsletter sign-up, or your YouTube videos, or that calendar for booking times. Those simple black and white squares end up handling a lot of your marketing work for you.
Today I go over some easy QR code tricks that feel creative. You can grab them and use them starting today.
You will pick up how to make a business card pull in leads like a magnet. The best spot for a QR code at open houses comes up too. Events paired with QR codes turn into real referral winners. Plus ways to link your offline world with online stuff. All without coming off dull.
Share your top QR code idea in the comments below. And make sure to subscribe. That way you get more ideas every day.

Forbes put out these five ChatGPT prompts. They make the whole home buying thing less of a headache. I went ahead and tested them all myself. That way you don't have to bother.
AI does more than crank out those awful poems. It can really help you sort out if buying a house is even worth it. You can check which zip codes seem way overpriced. Plus it shows how to avoid screwing up that final walkthrough.
In this episode I break it down a bit. There's the prompt that quickly sorts your must-haves from the deal breakers. And the meh list too.
Then how you run the numbers on renting versus buying. You don't need some fancy math degree for it. A kind of sneaky trick to spot those overpriced zip codes. That saves you from wasting time on tours. One of these prompts is pretty much total fluff. I'd swap it out for something better.
People still talk about trying these. Kind of pick one and see. Subscribe for more real estate hacks. The ones that actually make sense.

Most agents claim they have a CRM. Thing is, a lot of them are basically stuffing phone numbers into Excel spreadsheets. They hope something good happens on its own. That setup is not a real system. It is just a bunch of digital junk taking up space. In this episode, I break down the four key categories. These show the true state of your CRM. You can quit acting like everything is fine. Start seeing actual progress instead.
You learn why the folks who really know you deserve your main attention. They should come first on the list. Then there is the proper approach to shift those random contacts in your database. Turn them into people who answer when you reach out. No more getting ignored all the time. You also pick up how to move your social media followers from lurking around. Bring them right into your CRM. That is where they fit best. One more thing stands out. It is the group you skip tracking altogether. But you need to start. Hint. They do not even realize you are out there yet.
Your CRM ends up as either your cash generator or your go to reason for not succeeding. Leave a comment below. Subscribe for those daily real estate tips that shake things up. Quit leaving your own database in the dust.

Most agents talk about “providing value” but then post another selfie with their latte. Cute, but useless. Here’s the reality: homeowners are way more likely to give you their info if you hand them stuff they can actually use. That’s why I’m breaking down 10 downloadable ideas that will make you look like the agent who actually shows up with answers instead of excuses.
Here’s what you’ll get in this episode:
Seasonal home maintenance checklists that save your clients from AC meltdowns and plumbing nightmares.
Emergency prep guides (because wildfires, earthquakes, and snowstorms don’t RSVP).
DIY projects so simple even your cousin who “installs LED lights for fun” can handle them.
A home value tracker that finally makes all those receipts worth something.
Stop being “that agent” who vanishes after the first showing. Drop a comment, subscribe for daily real estate survival kits, and start stealing the spotlight.

You know, more than four out of the six biggest websites people hit up every day are social media spots. So if your brand isnt hanging out there all the time, it pretty much disappears. Thats the reason Im looking to hire a social media manager for my real estate brokerage, someone who lives and breathes Facebook, Instagram, YouTube, TikTok, and whatever fresh platform shows up next. This episode 667 breaks down what that job actually demands. Thing is, its not for folks who duck behind excuses like that wasnt in my job description.
We go over stuff like this in the episode:
The main duties for a social media strategist, without all the extra nonsense
Why handling uncertainty isnt optional, its how you stay alive in this game
The abilities you need to push follower counts beyond 100K
Ways to keep from getting swapped out by the next big algorithm tweak
If you think you or somebody you know could handle it, leave a comment, subscribe for those daily real estate tips, and well figure out whos cut out for the role.

Most real estate agents end up wasting a bunch of hours trying to brainstorm content that nobody really wants. Thing is, one good AI prompt can crank out community-focused posts and lead magnets in less than ten minutes. Yeah, it actually works that way. And nope, you don’t have to go cold-calling your cousin or anything like that.
In this video, I walk you through using that one simple AI prompt to really stand out in your local area. It helps you connect with homeowners and gets folks actually reaching out for more. This stuff isn’t just some theory floating around. Agents have tested it out, they’re using it now, and it delivers results pretty quick.
You’ll pick up a few key things from watching. Like how to whip up local content ideas that homeowners actually get excited about right away. Then there are two downloadable lead magnets you can throw together in Canva without pulling your hair out. Oh, and five video angles plus five graphic post ideas that grab attention in just seconds. All of it adds up to a quicker way to come across as the agent who truly gets your market.
Drop a comment below if you want me to shoot over that exact prompt. And subscribe if you feel like acting like your competition isn’t tuning in to my videos too.

People still talk about how only two out of ten agents bother sending real local updates to their clients. That explains why so much outreach gets ignored almost every time. In this video I am going to share five quick things you can do before September ends. These add real value instead of just more noise. They are simple and fast. Designed to spark engagement without making it feel like homework.
Here is what you will learn:
• How to send one clear email that gets people replying with questions.
• Why a thirty second video about rates matters more than a generic post.
• The easiest way to turn mortgage changes into a viral carousel.
• How to use a net sheet or simple breakdown to position yourself as helpful.
• Why going live or faking it with a recorded clip makes you stand out fast.
Try just one of them or try all five. Then tell me in the comments which one you are doing first. Subscribe if you are tired of your outreach looking like a bad chain email.

Nobody really wants one more just checking in text. That stuff does not connect at all. It is just filler. In this video I walk you through four outreach strategies that I actually use. They get real responses because they come from psychology, not some empty scripts. People do not always want to jump into real estate talk right away. So give them something they actually care about and let the real estate part come up naturally.
Here is what I cover:
• The market pulse check that flips things around so they end up asking you questions.
• How to use social media like a regular person, not a pushy salesperson.
• A simple way to turn local events into genuine touch points.
• Why food recommendations might be your best kept secret for follow ups.
These are not those touch base tricks that feel fake. They keep you top of mind without coming off annoying. Try them out and drop your go to outreach line in the comments. And hit subscribe before you send your next just checking in spam.

Most real estate agents ruin conversations like a bad Zoom call—“Okay, bye.” No wonder prospects forget you. Here’s the reality: 83% of people remember the agent who provides one simple, valuable resource. If you want to stand out in real estate prospecting, client conversations, and sales follow-ups, you need to stop being wallpaper and start being unforgettable.
In this video, I break down my sarcastically simple 4-step framework for real estate agents so you stop ghosting prospects in spirit (even while talking to them). This is for anyone in real estate sales, lead generation, client retention, or networking who wants to actually get remembered.
You’ll learn:
✅ How to stop “fake listening” and actually hear what your clients and leads want
✅ Quick, personalized “I made this just for you” deliverables that create prospecting value
✅ Why sending nothing is the fastest way to lose deals—gratitude marketing is free
✅ The lazy-proof system to track the value you provide in every conversation

Facebook is still the third largest website people visit online, which makes it a goldmine for real estate agents, entrepreneurs, and community builders who want to grow their brand. Creating a Facebook Group for real estate marketing or business networking can generate huge results—but only if you set it up the right way. Skip the boundaries, partner strategy, or growth system, and you’ll burn out or watch your group turn into a spam trap.
In this episode, I reveal the final four steps to building a successful Facebook Group that actually lasts. This is part of my full 12-step framework for community building that helps realtors, small business owners, and marketers build engaged groups that drive leads, referrals, and long-term growth.
Here’s what you’ll learn in this breakdown:
✅ How to find Facebook Group partners who contribute instead of draining your energy.
✅ The four essential Facebook Group metrics that show if your community is alive and thriving.
✅ The rules and guardrails that protect your group from trolls, spam, or legal issues.
✅ Smart strategies to scale your Facebook Group without resenting the community you’re building.
Whether you’re starting a real estate Facebook Group, a local networking community, or an online mastermind, these steps will help you avoid mistakes, grow engagement, and create a space where people actually stick around.
👉 Comment below if you’ve ever joined a group that instantly felt like spam, and don’t forget to subscribe for more real estate marketing tips, Facebook Group growth strategies, and community-building insights.

Over 500,000 real estate agents jumped into my Facebook group, Lab Coat Agents. That's half a million basically crowding into this big online clubhouse where we bicker over CRMs and share memes about those open house disasters. In this video, I'm gonna walk you through starting your own group or club or even a meetup, all without driving yourself nuts.
Here's the thing. You don't have to be some big famous person to pull it off. Really, all you need is that one topic you actually care about, plus a name that doesn't come off like some sketchy MLM scheme, and a simple plan you can hang onto for more than a couple weeks.
What I'm covering in here: the single subject you could ramble on about year-round and not get sick of it yourself. How to pick a name for your group so it doesn't scream cult vibes. Why having rules ends up saving the whole thing, yeah even that basic no spam one. And the easy setup kit for lazy types who want to launch everything in just one go.

People go through their days mostly on autopilot. They dodge those big questions like it's nothing. Then they end up wondering why everything feels stressful or stuck or just meh. Journaling changes that. Science backs it up with a 27% drop in stress levels. But hey, forget the numbers for a second. These five prompts hit you with real clarity, like it or not.
In this video, you'll find stuff like the what are you avoiding list. It pulls out all your excuses right there. There's a worry exercise too. It puts your fears down on paper and makes them look pretty ridiculous. Then there's this one question. It sneaks in and shows what you really wish people noticed about you. And yeah, writing about that annoying conversation. It actually makes you less annoying in the end.
Just write them down or think them over. Run them through ChatGPT if that's your thing. But don't skip out on them, you know. Drop a comment below with the one that got under your skin. Subscribe if you're up for more of this.

I kicked off this plan about 60 days back. My social media is blowing up faster than I ever thought possible. Pretty wild, you know. But it really works. I want you to give it a shot too. In this video, I'm laying out the four steps I'm following straight through fall 2025. They're simple enough to repeat. And once you get them going, it's actually kind of fun.
So here's the breakdown of what I'm covering. First off, why you gotta have one clear goal up front, plus three strong pillars to build on. Then, how to sketch out a weekly schedule that doesn't leave you stressing over every little thing. Next up, the single call-to-action to slap on the end of all your posts, every time. And last, ways to check your progress each week, so you just keep improving without guessing.

Some of those tools you use all the time. Yeah, they’ve been hitting the gym. Like, these four real estate ones just leveled up big time. If you are not keeping an eye on them, you are probably wasting money and hours you could save.
I go over PropStream, Showami, Agent Legend, and Claude in this one. What is new with each, which parts really deliver, and the spots where I was kind of surprised, you know. One even turned Excel into something useful again.
Here is the breakdown, no fancy jargon or anything:
PropStream turned into this all-in-one thing for agents now. It handles so much, like a tool that does everything you need without switching apps all day.
Showami works like Uber but for house showings. Less of that weird chit-chat too, which makes it smoother for everyone involved.
Agent Legend's AI helpers got a real makeover. Lily and Hazel, they are pretty intense these days, handling tasks you did not think they could.
Claude has this update where it builds a full presentation for you. Basically, you can chill or sleep, and it gets done.

In this episode, I break down how to reset your brain, rebuild a daily rhythm, and stop ghosting your own goals. If I can keep this going for 653 episodes, you can definitely last a week.
