Do we base the value solely on the income and expenses and apply a cap rate? Or do we need to take into account the shape and age of the homes as part of the valuation? I cannot emphasize the importance of meeting with park owners enough. Sure, direct mail and cold calling work, but what works even better and for the long term? Meeting with owners and developing relationships. Find those parks you want to buy and meet with the owners to develop those relationships so that when they are ready to sell, they think of you first. Reach out!
