Let's be real, things are changing. And FAST! Housing inflation is on the rise, thus causing the FED to increase interest rates. However, that means homebuyer competition has declined for the 7th straight month. If that doesn't sound like an opportunity to you, listen up. If you can learn this industry now during this time, you will set yourself up for success down the road. On this week's episode of the Massive Agent Podcast, host Dustin Brohm is here to talk about the current economic climate and what it means for homebuyers and sellers. Agents who started 4-5 years ago had learned the "easy" way. Now, it probably wasn't all sunshine and rainbows, but those agents didn't have to focus a large portion of their time on marketing like agents are required to today.Listen as Dustin explains what you need to do to not only survive but actually come out on top and profitable from this market shift. The best way to make connections with people is to have them not only hear you but see you as well. Agents are way too self-conscious nowadays and let their insecurities hold them back. DON'T! Just know, if you're not showing up in someone's news feed who could use your help, someone else is. What percentage of your business comes from referrals? Are your referrals mostly agent to agent, or are they client to agent? Do they come from social media, or word of mouth? When establishing your credibility in the industry, you should ask yourself these questions. Getting referrals from past clients sounds tough on paper, but it's easier than you think (if you put the extra mile in). If you're not putting the extra mile in, take some notes. On this week's episode of the Massive Agent Podcast, Realtor and founder of the RVA home team, Shannon Milligan, joins host Dustin Brohm to explain how 95% of the business she receives is from referrals. Shannon has prioritized using Facebook over other social media platforms to make it more interesting. Combining that with highly authentic posts, her sphere is genuinely interested in what she has to say. While it didn't come overnight, she stuck to her roots, thus creating a sense of comfort for her audience.Listen to the conversation as Shannon details the small but meaningful touches she makes with her clients. From writing handwritten letters after inspections, to ordering pizza on moving day, Shannon has it down to a science, and her referral percentages show. Lastly, Shannon notes that no transaction is ever completely smooth, even for her! However, having that wiggle room from prior thoughtfulness often suffices for slight discrepancies. Stop fabricating things, and be an authentic and thoughtful agent.Mentioned on this episode - MAP 061: How to Get More Listings with Creative Video w/ Shannon MilliganConnect with Shannon MilliganFacebookInstagramWebsiteProud member of the Broke Agent Media network***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. Is it better to roll as a solo real estate agent or, work on building a team of agents? That's the question many new agents are asking themselves. Ideally, you'd want to build a team, but it's easier said than done. Most agents can't go out and make 3 hires off the bat; they just don't have the funding or time of day (unless they have the capital). However, once at the threshold, the first hires agents should make to their team is administrative help. On this week's episode of the Massive Agent Podcast, Dan Lesniak, Founder of Hyper Fast Agent and experienced real estate mogul joins host Dustin Brohm to discuss the importance of knowing how and when to build a sales team. Dan notes that the biggest mistake made by Realtors is focusing solely on selling homes rather than growth and expansion. The reality is, that agents should be hiring and expanding at every opportunity they get.Listen to the conversation as Dan dives into his experience of building a 7-figure team in just over a decade. He attributes his success to prioritizing his work and using his home selling platform to broaden his horizons. With that, he has been able to move into real estate development, investment, and Airbnb rental. A lot of agents start with unrealistic expectations for growth - Don't. Cheat. Yourself. Hire when you are ready to be responsible for others. Every agent wants to build a real estate dynasty. That's the goal, right? The question is,  do you have enough discipline to reach that threshold? A lot of agents today don't practice what they preach, and it shows in the lifestyle that they live. On this week's episode of the Massive Agent Podcast, host Dustin Brohm sits down with Realtor/entrepreneur Juliet Lalouel to discuss the importance of being confident and unapologetically YOU.Juliet Lalouel is a Luxury Realtor, Investor, and Entrepreneur residing in Oahu, Hawaii. Since acquiring her license in 2018, she has gone on to sell multi-million dollar luxury properties in Waikiki Beach. Juliet has paved the way for herself. Starting as a mentee for the first six months of her career without pay, she was able to look beyond the instant gratification everyone seeks and took the time to learn the ins and outs of her market while investing in herself and her mindset. Have a listen to the conversation as Juliet lays out the blueprint of how she indulged herself in a market of high stature. Adjusting her lifestyle to the role of a luxury realtor was not easy, and it most certainly did not come overnight. It took time, discomfort, investment, and sacrifice, but that's what it took to be successful. Juliet advises us NOT to be a secret agent and always be vocal about what we are trying to accomplish. As a Realtor in 2022, would you ever consider NOT posting on social media? Most agents prefer to post online as that's where they generate business. However, what if I told you there are agents out there who barely utilize social media to its fullest extent and still thrive? On this week's episode of the Massive Agent Podcast, host Dustin Brohm sits down with Broker Associate Ken Gaffga to discuss how he achieved a six-figure month just by utilizing his sphere of influence. Ken Gaffga is a Realtor based out of the Denver, Colorado market, who found great success in a short amount of time. Before entering the industry, he was previously a senior executive at AT&T when iPhone launched in 2007. You might ask why someone would leave such a promising career with so much security? Ken felt he had reached a point in his corporate career where he was burnt out, and needed to start a venture just for him. Have a listen to the conversation as Ken walks us through how he went from knowing very little about the industry to closing deals left and right without having a large presence on social media. It was not always sunshine and rainbows for him considering he only closed 11 deals in his first two years. However, his persistence and hunger for knowledge paid off fast.  Ken attributes his business to referral-based networking and urges us to do the same.  Connect with Ken GaffgaInstagramFacebookWebsite***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. So, you're trying to scale your real estate business. Great, but what is there to scale if you don't have a system around it? Many agents today are not succeeding because of a lack of structure. Too often, agents don't know when to speak with people but, more importantly, how they need to talk with them. What does your CRM look like? Are you automated? Before you talk, take a step back and think with the end in mind. On this week's episode of the Massive Agent Podcast, Realtor Tiffany Gelzinis joins us to speak on the systems she has set that allowed her to transition from a solo agent to leading a high-powered productive team. Tiffany is heavily data-driven and focuses a lot of her time on automation. Combining that with her passion for growth and excellence, she stands out as a leader in the industry. Listen as Tiffany reveals the blueprints for agents struggling with time management and maintaining their pipeline. Tiffany notes that every piece of information that enters your database is an opportunity in some way, shape, or form. Think of a database as a long-term asset. Agents always have new information coming their way, and it's easy to fall into the real estate roller coaster. Get organized, get automated, and create a culture of proactivity.Connect with Tiffany GelzinisInstagramFacebookWebsite***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. WTF is happening with Zillow and Opendoor? If you haven't heard, Opendoor was fined $60+ Million by the FTC for falsifying consumer promises and cheating home sellers out of thousands of dollars. So what did they do? They partnered with Zillow as a target lead source. What does that mean for day-to-day Realtors? It means you need to button up your business because the eyes of the government are on us.On this week's episode of the Massive Agent Podcast, host Dustin Brohm stresses the importance of articulating the correct value you provide for the fees that you charge. You might already be doing that, but today's urgency is more significant than yesterday's. No, normal-day Realtors are not going to have to leave the industry. But, If you thought Opendoor and Zillow were dead, you thought wrong. Many agents rely solely on the market, but that isn't going to cut it. The key here is to dominate search, social media, and video so you can beat Zillow on a local level. Zillow has been around for over a decade, so don't be intimidated. Start learning to articulate your value proposition at its utmost potential. Ask yourself, what services will you provide daily or behind the scenes? What exactly are they going to walk away with? Then execute it. ***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. Massive Agent listeners get a FREE 30 Day trial (no CC required!!) Is it worth a Realtor's time and money to attend conferences and events? Many agents quickly decide against attending conferences because they feel it will take time away from their business. While that might be true in the short term, attending events is crucial for your business growth in the long term. Rather than looking at it as a hassle or an expense, it would help if you re-framed it as an investment. On this week's episode of the Massive Agent Podcast, host Dustin Brohm teaches us how he gets the MOST out of conferences and masterminds. Understand that not every single event will grant you that breakthrough or valuable connections you're looking for. However, you should get a positive ROI from every event you go to, and it starts with setting an intention while being strategic. What if you sought out certain pieces of information? At events like these, you'll meet people on the same journey as you. Some might be strides ahead or behind you. That's why it's not about the panels being held; it's not about the speakers or the notes you take. It's about the people you meet in line for coffee or bump into in the hotel lobby that will have all the blueprints you're looking for.  ***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. Have you gotten business from social media? That's the end goal with posting any content, right? Many agents are seeing success in terms of numbers/followers but are struggling to convert those followers into actual clients. The reality is that business is not going to appear magically. Yes, posting content is the most crucial step, but what good is that if you're not benefitting from the traction you generate? On this week's episode of the Massive Agent Podcast, loan officer and content creation expert Trevor York joins us to delve into how he found success converting his social media traffic to actual clients. Trevor started making content about two years ago and has been steadily growing his business through video and social media. Now sitting at over 107k+ followers on Instagram, he is reaping the benefits that everyone dreams of having with a following. Listen to Trevor's advice on why a lack of patience kills future success. Too many creators are quick to get demotivated when they don't see results right out of the gate. Sometimes it can take months to see the results you want, but if you quit, you will never know. He notes the key to getting business is to make it easy for people to hire you. The more options you provide, the better. With that being said, where does the link in your bio take potential clients? Has your business slowed down? Your answer is most likely yes, even for those who have been killing it lately. Within the last couple of months, many agents have been met with a lot of extra time on their hands.  Some choose to take a vacation, and some take advantage of these tough markets. Prior guest Matthew Kane is a prime example of someone who is utilizing his time wisely by learning a new skill set, and it's going to pay off in the long run.On this short and sweet episode of the Massive Agent Podcast, Host Dustin Brohm shares some vital advice for taking advantage of a slow market. With many agents exiting the industry, now is your chance to re-calibrate and set yourself up for success. Whether it be:Launching a YouTube channel or Airing a podcastHiring an office manager or Growing a sales teamAttending a seminar or retreatThere are things you can be doing to ensure the best, rather than just hoping for it. Start investing the time to get to the next level. Lean in because when you sit back and hope things get better, you are saying the market is in control. There are agents out there that have the blueprints - no matter the level you are at that you can utilize to your advantage. Stop taking breaks and waiting for things to fall into your lap because, news flash, it won't happen.  It takes time, effort, and most importantly, investment, but you can come out on top. Mentioned on this Episode: MAP Episode 226  - Scaling to 100+ Homes Sold Per Year w/ Matthew KaneMAP Episode 150  - From 40 to 80: One Minor Tweak That Doubled His Homs Sold w/ Matthew Kane ***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. Should you cut costs during a recession? That's the million-dollar question quite literally. In short, the answer is yes. You should audit/cut costs during a recession only if they are the right ones. Consider this an opportunity to get your ducks in a row and become more thoughtful about your investments. On this week's episode, Dustin Brohm throws Realtors a life preserver in hopes to save them from a mountain of headaches. Many agents that have entered the industry in the last ten years have yet to experience an actual recession, resulting in a lack of preparedness. The reality is you need to be ready to pull the plug on certain costs if you do not see a return. Inflation is not showing any signs of slowing down soon. So, If you are frightened by this, change your perspective. Rather than "keeping your powder dry," recognize that there is less competition in a market like this. When people step back, that's when you lean in and double your spending on what is working, and cut out what is not. Do you ever say to yourself, I feel completely stuck? Stuck in a place where your goals, wants, and needs do not align with the day to day life you live? In the life of an agent, this overpowering sensation of being stuck occurs more often than not. Whether you feel trapped on a team, in a neighborhood/home, or even in your own mind, there is ALWAYS a way to get unstuck, and it starts with recognizing your comfort zone. On this week's episode, Dustin Brohm sheds light on his own experience of feeling stuck in an environment that was detrimental to his productivity. It all came down to abundance, or lack thereof. In Dustin's case, it was his living environment that was holding him down. So, he listed his home on the market. Was it a pain in the ass? Yes, but so is staying in the same place forever. It's impossible to operate at full capacity when your environment is holding you down.  We as humans tend to let minor inconveniences hold us back from making the changes necessary to better our lives. Changing a team or moving offices sounds like a hassle on paper, but that is where we have to challenge the mind to think bigger. Growth only happens outside of the comfort zone, and facing minuscule setbacks head on will allow for growth and abundance in years to come.  ***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. On this episode of the Massive Agent Podcast, host Dustin Brohm is joined by the faces behind Broke Agent Media, Eric Simon, and Byron Lazine, to talk about why you NEED  to be providing a variety of content for your audience to consume and how hashtags may be limiting your reach.Broke Agent Media, also known as the Barstool of the real estate industry, is not only here for entertainment and laughs, but rather, they are here to teach upcoming agents about the ins and outs of their market by utilizing social media trends. BAM notes that you cannot grow on social media by simply publishing; you also MUST consume.  Most agents know they need to be content creators, but the number one pushback is "I don't know what to post." Listen to the conversation as Eric and Byron explain how most media consumed today is recycled and reinvented. You don't need to invent a new concept.  However, you do need to reinvent working concepts and strategies to reflect your brand image.Connect with BAMInstagramFacebookWebsiteConnect with Eric SimonInstagramFacebookYoutubeConnect with Byron LazineInstagramFacebookYoutube ***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly. Be honest, do you choose the path of least resistance? Are you hesitant in a changing market? If so, you're in for a wake-up call. A lot of agents DON'T think that they can survive subtle market conditions. But what about the agents that do?This week's episode of the Massive Agent Podcast is short but not so sweet. Host Dustin Brohm lays down the hammer for those agents who play into the "victim mentality" and think that any fluctuation of demand, interest rates, and prices is the end all be all for them as a Realtor. News flash, it's NOT.Not everyone has the fortitude to be a Realtor. There is always going to be a roadblock. However, you are in control! Taking responsibility for the good, the bad, and the ugly will prove your ingenuity and resilience to survive in a recession. No matter what the market conditions are, you will succeed despite them!***********************Sponsored by: Follow Up Boss, the CRM of choice for agents ready to scale quickly.
