This week Jay and Ben discuss the recent provincial mandate, removing all rental restrictions from buildings in British Columbia. Stratus can still decide if short term rentals are allowed, but gone are the days of “absolutely no rentals in my strata”! Additionally, 19+ age restrictive buildings have also been abolished now specifically only allowing for 55+ age restrictions in Stratus. Will these rental changes assist with the current rental shortage in Vancouver? Was this a good idea, a bad idea? This week we discuss the new Carbon Tax that Metro Vancouver is planning on charging you for your buildings green house gas emission. Now, to be fair they are starting with larger commercial buildings to get this thing off the ground. However they will quickly. move to residential buildings... Assuming this does go ahead, this is going to offer massive financial burdens to the owners of older strata buildings throughout the city. Needless to say I think this is a horrible plan that will heavily impact many many Vancouverites at a time where things are already extremely tight financially around town. What are your thoughts? There is a large empty piece of land on the edge of Downtown Vancouver that you have probably driven through a million times. It hasn't really changed in years & is as non conspicuous as any other piece of dirt and service roads. But this baron land is not without a lot of money & chatter year after year. This week we take a stroll back in time through the history of the last waterfront Lot In Coal Harbour. This is the most coveted Real Estate let in the Downtown Core. Welcome to the final episode of the year people. And this week we are doing a YEAR IN REVIEW from all of the fun topics that have been discussed in Vancouver Real Estate over the past 12 months. We always need to take some time and pull back to get real perspective in the ways of the market. We can commonly get tied into the little details very easily as they seem like big details often as they appear. If we take a step back from the 2023 year we really see how things have fully tightened around us here in the Vancouver market. As you can imagine, I mean by way of Government intervention yet again with no surprise.... They play with the market for political points and political financing often and 2023 was definitely no different. The Main points that have taken place this year are the following. 1) Interest Rates & Inflation 2) Zoning – blanket density (missing middle) 3) Transit Oriented density (TOD) 4) Air BnB tightening 5) Tax increases by developers 6) FHSA (first home savings account) 7) Market trends 8) Bonus – Immigration That is it for me here at the Sharp Real Estate Group for 2023. This week we focus yet again on another tax increase from the government down to developers of new homes. They are focusing a lot on their "Build More, Get More" strategy that the more they increase the on building, there money they will make... Again, this is a little backwards from the current narrative of more density, more density, more density...... But can we really expect any level of the gov not to have their hands out when there is movement in the largest GDP contributor in the country?? I guess not... I think a large part of the current issue is all levels of government are on different pages and have different motivations. From the Federal Level trying to give out their 4 billion dollar housing accelerator fund with strings attached as you can imagine, the provinces threatening the municipalities to get people to build more or else & finally the municipalities biting the hand that feeds them by not listening to the feds tell them not to raise taxes and in turn pulling said funding from the accelerator slush fund..... You can't make this stuff up people! Interested in your thoughts on the above and if you still believe they are here to help on the affordability front? This week we dive into the August 2023 Vancouver Real Estate Market numbers. The short term numbers are interesting, but the long term numbers are very telling! Looking at the average numbers, the prices of vancouver houses has been lower at any point before this month. All the way back to 1977.... Interesting.. Additionally I had to take to the street as the one man Vancouver Real Estate Street Team this week to get amongst the people of this beautiful city. I had to get out and ask one questions: Why do you think the prices of Vancouver Real Estate are so high? The answers I got were definitely a surprise to me...
