Recruiting.  Being Recruited.  Agent Attraction.  Moving Brokers.  All seem to be dirty words sometimes in Real Estate.  Which makes no sense at all.  Consider this: If you were a star athlete, you'd WANT to be recruited.  A huge talent in the business world?  Recruit me please.  I'll make even more money.  So why not in Real Estate?  If you're not being recruited, maybe it's time to look for yourself as to why NOT. And if you ARE, which platform works for you right now?  a Traditional team?  a network?  running your own brokerage?  There's just so many options and it may be time to explore yours.  
The Wild Wild West may have helped determine how we settled the land, but it's causing chaos now as we continue to buy and sell that land. In this episode, Tina and I dive into 4 key concepts on how to win the bidding war for your buyer!Good relationships matter.  Play nice in the sandbox with the other Realtors in your area, and create fantastic relationships with lenders that go above and beyond.Don't be afraid to be the back-up offer!  We are seeing them take first position at higher rates than ever before due to buyers getting cold feet, low appraisals, or inspections items a buyer isn't prepared to handle.Create a clean contract-Perception is Reality.  How do you curate a masterpiece that stands out in the offer crowd?Your buyer doesn't have the extra cash to be competitive in their price point?  No problem.  An absorption report or a creative mortgage tactic can help you place them in the price point where they CAN win the bid.  
You all know it.  Clients tend to think we make too much money, we don't earn it, etc. etc. And that can be especially challenging when you are writing multiple offers for a buyer because the market is to tough to win the bid!So how DO you create and add value to your buyer's experience?  Listen in and take notes!
There's no manual for what to do in order to get started in Real Estate.  You may take the course, but it doesn't tell you "ok now what".So what's our advice to get started when you actually don't have any business?  What activities are good ones to implement so that you are doing productive work and not busy work?It may seem obvious, but starting out by learning how to use your lockbox and search the MLS are key tools.  Most brokers throw you immediately into the post license course so that you get it over with.  But is that REALLY going to start your financial journey quickly??  (hint: it's not.  Just don't forget to get it finished in the time period your state mandates!)We've got several ideas to tune in and see if any resonate with you!
If you run  your Real Business mainly on referrals, you've probably encountered times and ways to throw a party.  Celebrating is so fun!Today's events focuses on Collaborative events that loop in local business owners.  These are a fabulous way to get your name out in the community, create loyalty and support from loyal business owners, and potentially do the event for free!Your events don't have to revolve around national holidays like Mother's Day or Father's Day.  You don't have to just have a client appreciation happy hour.  Your events can celebrate your local community, invoke brand awareness and really create opportunities for you!
Building a team is hard work, and there's no true blueprint on getting it right.  The Millionaire Real Estate Book (MREA), written by Gary Keller is what Tina and I used to start the process of building our teams.While the book certainly did give us both solid foundations, it was written about 20 years ago.  And let's face it-the Real Estate World has changed dramatically.  So is it still relevant?  What would we change if we were to write it in today's era of real estate?The most profitable model is the showing assistant model.  1 rainmaker, 1 SA, and 2 admins.  But can it be scalable?The missing person from the book is the social media marketing coordinator.  In today's world it would be one of Joanne's first hires!One thing that should be mentioned is that scaling your business to the next level doesn't always mean how can the business be bigger?  Sometimes it's scaling the Quality of your life to be better.  
The biggest disagreement an agent has when leaving a team, aside from current contracts, involves how to handle the database.  If you are running a team, then it's imperative to consider up front how you'll handle the database of a team agent when they leave the team.  Who owns the contact info?  Who can market to them?  Tina and I share our philosophies on this concept, and give advice on things you should consider when determining your team standards.  
In Episode 7, Tina and I dive into the concept of creating community for your clients by utilizing Facebook Groups.  Facebook groups are a free tool that most Realtors don't understand how to create, maintain, and use to be highly effective with your referral systems!Listen in to how Tina leverages her on a weekly basis to create a steady stream of income in her local community, and to how I use mine to maintain the culture of the Real Estate network I own.  Have you created a Facebook Group for your sphere yet?  What's stopping you from doing so?

Let's be honest.  Most rainmakers start a team, and they hire the cheapest admin they can find.  Then they are SHOCKED that the admin isn't willing to stay in the role, work overtime, or help grow the business.
