Welcome to season 7, episode 40 of #AtlasExpatMortgage: Brisbane on the Ground. Hosted by Atlas Mortgages Managing Director Jeremy Harper, this episode features Blair Gardner, Head Buyer’s Agent – Brisbane for the Henderson Group.
Blair shares what’s really happening on the ground across Brisbane’s property market, from falling clearance rates and vendor price expectations, to why off-market deals have dried up and where the real opportunities lie right now. He unpacks the due diligence tricks buyer’s agents use to spot red flags, how agent experience and negotiation style can make or break a deal, and what the recent RBA rate hikes mean for borrowing capacity.
Jeremy and Blair also dig into the unique considerations for expats looking to buy a future home in Brisbane while living overseas, and Blair closes with his best suggestions for navigating offers in today’s market.

Sydney prices are off their February peak, spring clearance rates are soft, and the RBA has lifted rates. So what’s happening on the ground?
In season 7, episode 39 of #AtlasExpatMortgage, Atlas Mortgages MD, Jeremy Harper is joined by Perry Preziusi, Head Buyer’s Agent at the Henderson Group. Perry shares what he has seen since the Federal Budget: quieter inspections, more off-market deals, and negotiating room not seen since COVID. Jeremy explains why waiting for the bottom can backfire as borrowing capacity falls, and why a stronger US dollar may be helping expats buy.

In season 7, episode 38 of #ExpatMortgages, October Market Update, James and Jeremy dig into the RBA’s September minutes. It's one telling word count reveals exactly where the board’s head is really at, and why it might set up a bold call for November. Fresh unemployment data just dropped too, and the numbers are moving in a direction that has James flagging recession territory if the trend continues.
They also break down why New South Wales just took a $200 million hit in a single month, what it means for state budgets around the country, and why Queensland’s Olympic ambitions could be caught in the crossfire.
Plus, a currency story that could matter a lot more than expats realise right now, with the Aussie dollar sitting in unexpected territory, James and Jeremy explain exactly how that’s quietly reshaping buying power for Australians earning overseas.
Tune in for the full breakdown, including a smart (and often overlooked) strategy for parking spare cash against your mortgage.

Welcome to Season 7, Episode 37 of #AtlasExpatMortgages podcast, Deals of the Month. Atlas Wealth Group Managing Directors, James Ridley and Jeremy Harper pull back the curtain on three recent deals that settled under the Atlas Mortgages banner, and each one proves there’s more than one way to get a tricky scenario across the line.
First up, a retired expat in the UK with loads of equity sitting idle in his Brisbane investment property, and a bank that wasn’t interested. Then, an executive based in Saudi Arabia navigating an off-the-plan purchase, foreign currency shading, and a property that’s appreciated well beyond its original contract price. And finally, a New Zealand couple on the Sunshine Coast chasing their forever home, who assumed a hefty deposit was non-negotiable... until it wasn’t.
Each deal comes with a genuinely useful takeaway for anyone in a similar boat, from unlocking equity in retirement to avoiding tens of thousands in unnecessary fees.

Welcome to Season 7, Episode 36 of #AtlasExpatMortgages podcast, RBA Decision and Market Data. Atlas Wealth Group hosts, James Ridley and Jeremy Harper break down a big week of data: the RBA lifted the cash rate to 4.6%, its fourth hike this year, with Governor Michelle Bullock striking a hawkish tone on further moves ahead. August CPI came in at 4%, driven by surging fuel and electricity costs amid Middle East-related oil pressures.
Property values fell for a sixth straight month nationally, with transaction volumes down sharply and days on market stretching out. But with rental yields at a six-year high and vacancy rates tight, James and Jeremy argue this is exactly when savvy investors should be striking. They also flag a silver lining for expats: a weaker Aussie dollar could help offset some of the borrowing capacity lost to rising rates.
