In this episode, we dive into some important industry updates that real estate professionals need to have on their radar, including changes to the appraisal reporting process and updates to condominium rules. We discuss what the new appraisal reporting requirements mean for agents and their clients, why appraisals may require more time and detailed property information, and how accurate listing and transaction data can make a difference long after a property closes. We also explore changes to condo rules and why staying informed about evolving requirements is essential to helping buyers and sellers navigate their transactions with confidence. But this conversation is about more than new forms, policies, and procedures. It’s about the responsibility we have as real estate professionals to continually learn, adapt, and grow. In this episode of Simply Authentic, we sit down with Kirk Elmquist, Executive Director of the Branson/Lakes Area Tourism Community Enhancement District, for a conversation that goes far beyond tourism.Kirk shares the experiences and relationships that shaped his career, the lessons he learned from working in and serving the Ozarks, and how those experiences influenced his leadership style, work ethic, and vision for our community. Then we turn our attention to the Ozarks itself. Kirk brings data, perspective, and plenty of insight into what makes this region unique, what is happening in Branson today, and why he believes the area has the potential for another tourism boom. And finally, we ask the big question: If you could make five things happen in the Ozarks over the next ten years—with no budget limitations—what would they be?It’s a conversation about leadership, relationships, opportunity, community, and the legacy we leave behind.Come listen as Kirk shares his perspective on where we’ve been, where we are today, and where the Ozarks could go next.https://www.youtube.com/@SimplyAuthenticPodcasthttps://www.gershman.com/loan-officers/jack-langley/https://gatozarks.com/https://www.arvesthomeloan.com/jdressler.htmlhttps://www.bigfootfunpark.com/https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com
Is the housing market finally turning a corner—or are we headed for another challenging season? With fall 2026 upon us, we are digging into what some of the country’s leading economists and housing experts are saying about the months ahead. Mortgage rates, inventory, home prices, affordability and buyer activity are all part of the conversation, but the bigger question is: What does all of this actually mean for buyers, sellers and real estate professionals? The good news? Most economists aren't predicting a repeat of 2008. But that doesn't mean the market is easy. We're talking about a market that is becoming increasingly regional, increasingly dependent on affordability, and one where realistic pricing and informed decision-making matter more than ever. We'll also talk about a question we keep hearing: What happens when buyers stop waiting for the "perfect" mortgage rate and start making decisions based on the market that's actually in front of them?As always, we're looking beyond the headlines and breaking down the numbers in a practical, real-life way. Because whether you're buying, selling, investing or helping others navigate the market, understanding why the market is behaving the way it is may be more valuable than trying to predict exactly what happens next.Grab your coffee, put on your REALTOR hat (or your future homeowner hat!), and join us for a look at the fall housing market.https://www.youtube.com/@SimplyAuthenticPodcasthttps://www.gershman.com/loan-officers/jack-langley/https://gatozarks.com/https://www.arvesthomeloan.com/jdressler.htmlhttps://www.bigfootfunpark.com/https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com

We decided to do something a little different for this episode of Simply Authentic… and maybe a little dangerous. 😂We each came up with a collection of questions, tossed them into a hat, and took turns drawing them out. No preparation. No knowing what was coming next. Just two friends willing to answer whatever question landed in front of them. Some questions were funny. Some were surprisingly personal. Some made us stop and think—and a few had us seriously considering using one of our two passes! We also each had one chance to phone a friend when we were completely stumped. From ridiculous pet peeves and embarrassing moments to lessons we've learned, things we've changed our minds about, and questions that made us look a little deeper at who we are today, this episode gives you a chance to get to know the women behind Simply Authentic a little better. So grab a cup of coffee, settle in, and play along with us.The questions are random. The answers are authentic. And there are absolutely no guarantees we won't regret some of them later. 😂https://www.youtube.com/@SimplyAuthenticPodcasthttps://www.gershman.com/loan-officers/jack-langley/https://gatozarks.com/https://www.arvesthomeloan.com/jdressler.htmlhttps://www.bigfootfunpark.com/https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com
