Headline figures are:
- Purchase price £167,000
- Rental income £18,414
- Gross initial yield 11.03%
- 3 mini offices and 1 retail unit
It was purchased via Debbies' SSAS unencumbered.
All was shaping up to be a straightforward deal until the seller accepted a break clause between exchange and completion which meant the main tenant was going to try and leave.
