Headline figures are:



  • Purchase price £167,000

  • Rental income £18,414

  • Gross initial yield 11.03%

  • 3 mini offices and 1 retail unit


It was purchased via Debbies' SSAS unencumbered.


All was shaping up to be a straightforward deal until the seller accepted a break clause between exchange and completion which meant the main tenant was going to try and leave.
