J. Massey is the CEO and Founder of Cashflow Diary, a training and development brand for building short-term rental entrepreneurs. Before Cashflow Diary, J. raised capital and invested in traditional real estate (single-family homes, note brokering and holding, cell phone towers, commercial real estate, and apartment buildings). Eventually, he built his real estate investing training program to share what he learns continuously through his years of successful, real-world experience owning hundreds of traditional long-term housing units. When one of his students asked him what he knew about the world of short-term rentals, the answer was not very much. Once J. started learning about short-term rental strategies, he saw a world of opportunity in front of him. We are back with our Vendor Series and this week we have two great guests to share with us the ins and outs of 1031 Exchange. A §1031 Exchange is a valuable tax strategy for those selling and buying real estate for investment. Whenever a business or investment property is sold and there is a gain, generally the person selling the property has to pay taxes on the gain at the time of sale. IRC §1031 provides an exception and allows payment of the tax on the gain to be deferred if the seller reinvests the proceeds in a like-kind property as part of a qualifying §1031 Exchange. By exchanging one property for another, the property owner can defer federal and state* capital gains taxes, leaving greater net profits for reinvestment. In addition to improving cash flow, §1031 Exchanges also allow investors to shift an investment from one geographic region to another, trade older properties for newer ones, leverage existing equity, and diversify, improve and/or increase a real estate portfolio. His experience includes working with small to mid-sized companies as well as international conglomerates with multi-billion-dollar average annual gross receipts. Allen has worked for the leading research and development tax firm Alliant Group LP of Houston, where he was recognized as a top-performing associate in 2015, and for Big 4 accounting firm: KPMG LLP, as a member of the Accounting Methods and Credits Services Tax Practice. Currently, Allen works for Engineered Tax Services as a tax consultant. Allen has represented the interests of companies such as Toyota, Konami, Consolidated Edison, and Allergan Pharmaceuticals; and identified tens of millions of dollars in tax incentives and benefits. Aside from his credentials as an Attorney, Allen earned a Bachelor’s Degree in Management and Entrepreneurship from Hampton University, an MBA from Dowling College, and held leadership positions in Fortune 100 Companies such as The Disney Company and Target Corporation. Prior to joining Alliant Group LP, Attorney Woodward served as a Judicial Law Clerk at the United States District Court for the U.S. Virgin Islands.

Alright, we are a week away from the NEW YEAR, and we have so much that we have learned from our success and our failures throughout 2019. For example, many will set a goal to become healthier as we approach the New Year. In doing so a person must get out of their "comfort zone" to become disciplined and establish daily routines and practices. Once the healthy change is established and the goal is achieved, this is where most people fail by getting comfortable at where they are. Then they fail to set new goals to maintain all the effort and work they put into getting where they are in the present, which is "the comfort zone." So take the opportunity to learn and grow, and... It’s just the two of “Us”. This week we’re going to talk about a Good Deal VS Bad Deal, and not in the way you are thinking. We will talk on how to restructure a deal so that it is beneficial for everyone involved. There are a couple of key components that we want to highlight, and that has an established mission, vision, goals and core values. Most of the time it isn't a bad business deal it is the mission, vision, goals, and core values that didn't line up from the start which caused the deal to go south. Interviewing your prospect is so important to figure out if you can add value to one another. Going off another person's review or experience isn't enough, because again if your mission, vision, goals, and core values don't align then the deal may not be a good deal. Relationships are important, but every good relationship may not mean a good business deal, separate the two.
