I think most people would agree with the one at the top of me list. Realtors not getting back to you. As a Realtor I do follow up with buyers, sellers and agents often. I suppose there are times I forget to follow up with someone unintentionally. This mention pertains to no follow up after several attempts.
We are in the spring real estate market and it is interesting to see once again how tough it is for buyers. This video is a 2 minute summary of the Minnesota Real Estate Market!
Selling for sale by owner is something sellers from time to time explore. Over the years through other statistics and some of my own tracking the actual numbers for saving money rarely actually NETs the sellers more money. Now it will even make less sense for sellers to sell for sale by owner going forward.
One of the most common questions we get is when we have a listing and we get a direct call from a buyer. They will ask, When can I take a look at ...property xyz? And the normal response from me is I need more information and here is why...
Its very rare there is not a problem to solve in a real estate transaction. Sometime its needed to be solved before listing a property. Other times things comes up during the buyers financings or during the inspection. Realtors need to be able to help with the solutions for all the problems.
One of the things we sometimes see on coming soon listings for example that look like they will be a "Hot" property is site unseen offers. But should you make a sight unseen offer?
Often times in a heavily contested multiple offer situation we will see some of the buyers waive doing a home inspection. But is that something that a buyer should do? And if so, what could happen?
Real estate can be a long hour business in the hotter times of the year. What are the common things a Realtor is working on late into the evening?
In this update I talk about the variety of real estate listings I work with from land sales, to residential sales in Minnesota and Wisconsin. Plus the Occasional rental listing as well.
What I am noticing at least for our team is a lot more inquires then January and February. This is very common historically for Minnesota Real Estate activity.
We are starting to see more and more multiple offer situations. There is a lot of pent up real estate demand now. For buyers you need to be pre approved and ready to go to compete for a home. This video covers some options for buyers competing in multiple offer situations.
When you are a buyer and hear that there are multiple offers on the property here is an explanation of what that means and common questions we get in multiple situations. This is part #1 of two recordings on the topic.
Over the years of doing real estate we do have a lot of crazy and strange situations we deal with. With all the videos I am doing I will share some of these from time to time. Here is one about a very difficult and strange situation.
We are always looking for business contacts to refer our customers and clients too. In the follow up to my last episode on Foreclosures, today I am talking about foreclosure purchase examples that I have done for my own home purchases.
I feel that years ago a foreclosure could be found that was a really good deal much more often. Now there are not many foreclosures and if they are a low price they need a lot of repair so you have to be handy and have money to make them a good deal for you!
Its still a good time to sell for sellers!  In many of our Minnesota areas inventory is needed for buyers who are out there looking but not finding a property on the market that fits their needs. Thus, the message is Minnesota Home Sellers are needed.
You likely know this but just in case you dont or if you hear real estate market stats on the news that real estate is local. Often the stats they give are nationwide stats. In Minnesota we dont have a great amount of inventory yet available for buyers.
This answer is a follow up to episode #28. And is answering the question for myself on how many rentals do I own.  Plus explaining the benefits of a 15 year loan for a quicker payoff.  And the fact that you beat the market by owning a home even if interest rates are higher.
One of the questions we get is will the real estate market bubble burst? Some people are kept from buying because they think the market is going down soon or will crash.  I do think it will eventually have some sort of correcting but when you hear what I share in this you will realize that it will likely be a long time before that happens.
