There is lots of idle talk that the Amelia Island real estate market is cooling and that prices could drop in the future. But the facts don't support this. In fact, the market is still in a seller's market with inventory remaining low (as low as 50% of 2017-2019 levels) and prices remaining stable if not increasing. The showing activity has certainly slowed during May and June but we think this is due to a dramatic increase in international travel among other things. By the end of July, single-family home sales in the Amelia Island Plantation will be about equal to last year. A nearly $7 million dollar marsh-front listing just went under contract and we are seeing strong demand from buyers relocating from other parts of Florida. We do not anticipate a weakening of the real estate market as long as the stock market remains relatively healthy.
