From day one, all the way through to where you are at that moment, it's all been training. It's everything's beenbuilding up to that moment. Summary My father taught me, he said, when you get paid, pay yourself first. Soyou get money from whatever jobyou're doing. And what does thatmean? You got to put it in a savingsaccount you have to do somethingwith it where it's not used. Then yougot your investment play money. youcan take that and go and play in thestock market or whatever. Thenyou've got the money that comes inand just bounces right out into theIRA.That money's in there. Max it out,every year, and don't even thinkabout it. then TSP came along. Oh,there you go. Percentage automatic,gone. So what I see in the bankgrowing in my checking account isjust what's left over from payingmyself.And then from that goes the budgetof, okay, rent or mortgage, school orwhatever, fuel, groceries all that, billsall those kinds of things. That all getssectioned off. And then what's reallyleft, we can decide, oh, do we want todo something fun like go out todinner?" Or do we just throw it in theother account for safekeeping andbuild that up for bigger fun later on?With that, the idea is to being debtfree. So another thing that I learned isget that good credit and maintain it.Don't use a credit card for credit.Use it as a means to not deplete yourliquid cash and then pay it off in fullbecause you're not spending moneythat you don't have with a credit card.So you're building credit and mycredit is amazing. It's in the green. It'sway over. Charles McKinney became interested in the space program after witnessing the launch of Columbia. However, it was the Challenger disaster that solidified his determination. He admired the bravery of the astronauts and their willingness to take risks to explore beyond the sky.With the goal of becoming an astronaut in mind, McKinney developed a plan. He recognized the necessity of advanced science degrees and experience, noting that military aviators were often selected for space missions. To pursue this path, McKinney understood that he needed to enter the Navy's flight program.His journey began with a focus on academic excellence in high school, concentrating on science and math. McKinney then attended the Georgia Institute of Technology, earning a degree in civil engineering. From there, he entered the Navy aviation pipeline, starting with Aviation Officer Candidate School in Florida and progressing through flight school.Despite facing setbacks, such as not being selected for the Tactical Jets pipeline, McKinney remained resilient. He adapted his plan and chose to fly helicopters instead. Mentally and physically pivoting, he successfully completed the helicopter pipeline and was eventually assigned to fly the H-53 in Sicily.McKinney's career took off in Sicily, where he experienced thrilling flying opportunities across the Mediterranean and the Middle East. The first house that I bought, it was my 46th offer. It took me six months of after work, going out, looking for properties, putting in offers, getting rejected.No one wants to work with a 22-year-old who is trying to put an offer his first one. So I put the poor realtors that I worked with went through the ringer with me, and we finally found one. And then after we closed on it Iwas responsible for finding it, all of the rehab and managing it.So for another six months After work, guys. So from five to 10, I was going over to the property and painting it, rehabbing it, doing the flooring, installing the vanity, painting the kitchen cabinets, sanding them. So all of those little things, and I'll give you another thing.I didn't know how to do any of that. I was never taught it. And so I didn't know how to do it. So what I did, there's a guy on my basketball team from college that I knew was very handy. He grew up on the farm. So I said, Hey, Nate, my buddy, I was like, I'll pay you 25 an hour. We will come out after work and we'll do this thing and then I'm just going to be your grunt.Whatever you need, I'm here. I'm just here to help you. You teach me whatever. And we'll just start doing this thing together. It took us six months. We were finally able to get it done. The problem was I read this book when I was 21, and I was like a broke, fresh out of college kid, with absolutely no money. At the time I was living in Colorado, I couldn't imagine buying a property there. The assets there were so expensive,I didn't have a W2 job, and I was commissioned only. So, I wasn't able to get a loan and I didn't have two years of history for it. And so eventually this led me to making the move and taking a W2 job in Omaha, Nebraska. That is awesome. Yeah. I purposely moved to Omaha is a whole lotlesser priced market, right?And I was able to get a loan right away then because I had a W2 job and that solved those two problems. And then I just started off on the journey of buying assets and man, it didn't start. It wasn't quick, right? In my first year I bought two properties, it was a duplex and a single-family home.The next year I bought three properties.  All single-family homes. The next year I bought six properties, all single-family homes. And then the next year, that fourth year is when things started to really take off. I bought 20 properties single-family homes, because I set up that direct seller system.And then the year after that, I bought another 20 single-family homes and three multifamily buildings. It was right outside of college. I read the book, Rich Dad, Poor Dad, and I'll never forget this. So I was sitting in a desk job. I had to wear a full suit and tie to go to work and talk on the phone to farmers. Like I, there was one time I got sent home because I forgot my belt and I was a 45-minute drive home.And they sent me home and said, you have to bring a belt to work. And I just hated corporate America. Hated it. Okay. While I was working in corporate America, I read the book, Rich Dad, Poor Dad, and I never forgot the concept. It was like wow, so, assets can make you money while you sleep so that you don't have to work for money.And I latched onto that. And we said, Hey, let's, we're going to use this BRRRR strategy. So for those of you that don't know what BRRRR strategy means, it's when you buy a property, you renovate it, B R R R R, you buy, renovate it, you then rent it, you then refinance it, and repeat. Okay. And the value of the BRRRR strategy for me was the fact that I was able to recycle a line of credit because I was able to buy a property.Improve the value and then refinance all of the money that was initially invested back out to my parents and pay them back interest on top of it, and then pick up a property for quote-unquote free. And after the proof of concept happened on the first one, then I was like, Oh my gosh, I just need to do more and more and more of these.And fast forward, I've done it 46 times successfully now.
