Join Kyle as he explains the Security Deposit Itemizations/Disputes process for both Landlords and tenants.  For most landlords, the security deposit represents that all-important up-front security that they can withhold to cover damages and unpaid rent. For tenants, the security deposit is usually something that they expect to receive back when they move out.  But while security deposits may seem like a straightforward concept, they're an area where confusion abounds.  One of the most common causes of disputes regarding security deposits is the issue of damage vs. normal use.  While landlords can keep the security deposit for repairs, they cannot keep it for what's considered to be normal wear and tear.  Not surprisingly, most landlords and tenants have very different ideas about what damage and normal wear and tear look like.
Kyle Dwyer, Real Estate Broker and owner of several businesses share the importance of knowing your "why" of investing and how he stays focused on what drives him and motivates him to learn as much as he can and share with anyone that is passionate or just curious about investing in real estate.  Kyle takes a very real and genuine approach in this episode to real estate investing.Kyle and his wife Sarah both continue to learn and thrive in the complex market of real estate enabling their gift of thinking outside the box to be useful for their family and their clients!

Most property owners face the hassle of dealing with difficult tenants at some point, and it is not easy. TAKE THE HIGH ROAD!It's easy (and understandable) to get angry when tenants cause problems. However, being hotheaded will only make the situation worse. Do not let your thought become clouded by emotions when you talk to your tenants about the problems they are causing.  TAKE THE HIGH ROAD!  As a landlord or property manager, you need to be the voice of reason. So, evaluate the situation carefully from all sides and take the time you need to come to the best approach. Your tenants will be a lot more receptive to what you tell them if you come across as collected and tactful.  TAKE THE HIGH ROAD!
