#153Adopting a new UK property strategy is no walk in the park because you need to understand and control as many of the variables you can identify as possible. This is even more important if you’re using investor finance, because you need to have a plan A, Plan B and Plan C for giving your investors the return OF their money and ON their money. In this episode, we talk you through the due diligence we undertook when looking into adopting a new business model: Aparthotels. Our model model focused on buying tired guest houses or hotels, refurbishing to increase revenue, and applying for a commercial mortgage, using the uplift in value to pay back our investors. We discuss:the importance of understanding lending, property valuation, and factors affecting short-term and long-term financing. The process of researching potential deals, adapting floor plans, and obtaining build quotes. How to break down the estimation of income, refurbishment costs, interest rates, VAT, and gross revenue, along with the impact on cash flow and profitability. The impact of factors such as occupancy rates, interest rates, and valuations on the financial feasibility of the new business model. How to detail the process of evaluating and analyzing the potential risks associated with the new business model, including considering various what-if scenarios. The importance of considering risk, trust, and investor comfort during decision-making.This episode will give you a glimpse not only into the types and extent of due diligence required when researching a new approach, but will also give you pause for thought as to whether to adopt a new model or rinse and repeat the one you already have. We typically work with time poor professionals get a good return on their money by investing with us. #149Do you invest in stocks and shares? Do you invest in property? Maybe you invest in both? If you take two suitcases to the check in counter at the airport, one marked property and one stocks and shares and they tell you that you can only put one on the plane, which one do you choose? Have you ever wondered, like I have why people choose stocks and shares over property? In this episode, Grant Williams, a leading financial content producer and a man with more than 35 years’ experience of global finance  discusses:The complexity and management of owning physical propertiesThe responsibility and understanding of investments in stocks, shares, and propertyThe potential shift from stock market to small business investmentThe danger of expecting historical property trends to continue  in light of inflation, interest rates, and asset valuationsThe  benefits of property as an investment during times of inflationThe significance of understanding risk tolerance and managing emotions in investingWe typically work with time poor professionals get a good return on their money by investing with us. #148How do you deal with setbacks in your property story? Lots of people talk about how to win, but maybe the real lessons to be found in life and property are about how to deal with, and come back from disappointment. And since we all have setbacks in our property stories from time to time, it often helps to be inspired by those who get up again after getting knocked down. So if you’re looking for inspiration about willpower, determination and resilience, then this is the episode for you.Nicky Russell  went from self-proclaimed 'Van Tramp'  to Blackpool Bungalow Flipper via Casinos, Cleaning and Bulgaria.Download now to hear her amazing story! We also discuss:Targeting potential investment opportunities in the UK due to the aging populationPredicted increase in demand for bungalows due to the aging population's preference for single-story housesBenefits of bungalows in terms of limited refurbishment needs and appeal to various demographicsQuick sales process due to cash purchases and minimal delays caused by solicitors or chainsPotential investment opportunities in properties unsold for a long time and the benefits of further due diligenceSetting up separate companies for trading and holding, and learning about group structures for tax benefits and asset protectionProperty investment education, including attending courses and investing in mentorship programsWe typically work with time poor professionals get a good return on their money by investing with us. #147How long does it take you to analyse a deal on Right Move? Do you find yourself looking at rubbish bins to try and work out the number of a property so that you can then go and check out the EPC and do other due diligence to work out if a deal really is a deal? If your plan is to turn it into an HMO, have you found it as frustrating as I have, squinting at a map trying to work out if the house you’re looking at lies inside or outside an Article 4 area. Guillaume Black was so fed up with looking for deals on Right Move that he set up his own platform, Property Filter Property Filter brings together more than 30 data points to create one of the most powerful deal finding tools in UK property. We typically work with time poor professionals get a good return on their money by investing with us. #146Is now a good time to buy UK property? Do you wish you had a crystal ball to see six months into the future? How will the housing market look in the second half of 2024? When analysts comment on the state of the market, they look to house price indexes from the The UK House Price or Nationwide or Halifax as they try to predict future trends. But these indexes have a time lag given that the the length of time it takes on the open market for a home to go from 'sold subject to contract' to legally sold can vary between six weeks and six months.By contrast, it’s often said that what happens in the auctions is a barometer for what happens in the wider market six months later. So with that in mind, this week, Andy Thompson from auctioneer Pugh Auctions UK is here to tell us what he’s seeing in the world of auctions now to help you make your UK property decisions in 2024.We typically work with time poor professionals get a good return on their money by investing with us. #145Do you regularly visit your investment area? How well do you know your location? Who are your eyes and ears in those places? How do you know if you can trust them? How often do you or could you visit your patch? Or are you confident enough to build a portfolio from the other side of the world with no friends or family to help you in the part of the UK you’ve identified as the one to get you to where you need to go?These are the types of questions this episode sets out to get you thinking about. This is the 15th and  final daily episode documenting my recent UK Property Tour in which I go through the seven benefits of spending time in your chosen investment area and four key learnings. We typically work with time poor professionals get a good return on their money by investing with us. #144I’m in Derby. It’s the final day of my UK Property Tour. Today, I have to take the hire car back to Nottingham and then the train south to London. I also have two final meetings I’ve arranged. One with a second sourcer, who we’ll call Sourcer 2 and another with an HMO interior design team. But that’s not what’s at the front of my mind on this mid-February morning in 2024 as I wake up in the guesthouse I’ve been staying in for the last four nights. No, I want to know if the two remaining obstacles blocking our purchase of a 3 bed terraced house to convert into a 6 bed all ensuite HMO for young professionals have been removed. The first obstacle is the danger that the restrictive covenant in the title document which I downloaded for £3 from the Land Registry could …well …restrict us from getting long-term finance. The second obstacle is whether the conservative estimate for the rental income was … well.. conservative and could be a swing factor… in other words tweaked upwards by £25 a room which would swing the project from being a non-starter to a good enough deal.I lean out of bed and reach for my computer to find out…We typically work with time poor professionals get a good return on their money by investing with us. #141In preparation for my UK Property Tour, I used the filters on Spare Room to build up an XL database of HMO rooms that were achieving the highest rates. I excluded everything except rooms with en-suites and bills. My spreadsheet included columns for: ·      location·      rents·      amenities,·      the dates the adverts were listed·      how long the adverts had been up for ·      managing agents I then had Zoom meetings with the agents achieving the top rents. I’m now having face to face meetings with some of them as well as sourcing agents as I enter the final few days in the UK.We typically work with time poor professionals get a good return on their money by investing with us. #140This is Day 9 of our mini-season of daily pods documenting my UK Property Tour.If you trust someone just because they’re in the public domain and they seem nice, you’re putting yourself at risk.On the other hand, if your default position is to trust no one, you won’t get anywhere. So what’s the answer… Well there’s no magic formula, so I would suggest that you start small. Don’t go all in. Test them out. See if they do what they said they’ll do. See how they communicate. See if you like them. And take it from there.Hopefully this episode will get you thinking about your attitude to trust which is probably the most important factor to consider when investing in UK property as an expat / remote investor. We typically work with time poor professionals get a good return on their money by investing with us. #139   Day 8 of my UK Property Tour. Today is Saturday and  I find myself on the M6 heading north to Blackpool at 9 o’clock in the morning to talk to a bungalow fliiper!Yesterday, I coined a new Property Term, called Some Money In. It’s the opposite of All Money Out and it refers to the idea that most of us can expect to have to leave some money in a deal when buying 3 bed houses to convert to 6 bed HMOS. One way to account for money left in is to flip properties for profit so I go to Blackpool to meet a bungalow trader. After that on the way back to the East Midlands for the last few days of the tour, I stop off in Stoke to watch a random football match as Port Vale take on Steveage in League One.We typically work with time poor professionals get a good return on their money by investing with us. #138Have you heard people talking about all money out deals?Or money in money out deals?Others call them unicorn deals. In my experience, the people who talk most about them are usually selling a course. Or a deal. I’m not saying they don’t happen and maybe you’ve achieved it yourself. But  personally, I think you’d be better off saving your energy for working out how to mitigate for the money that will inevitably get left in most deals. And that is one of the reasons that brings me into the centre of Preston on this wet cold Friday morning as my UK Property Tour continues.Leave an honest review of Expat Property StoryJoin our Mailing List to join our WhatsApp  group AND access our 37 Question Due Diligence Checklist AND our 23 Step Guide to Buying Property at Auction AND our Monthly NewsletterFollow the Show on InstagramTell us the one thing you’re struggling with in UK property We typically work with time poor professionals get a good return on their money by investing with us.
