I’ve had a family member who has been sick  but they are doing better now and I’m thankful.  I have some personal news I want to share with you. I’m very excited to be part of their brokerage now and I’m still serving, as a real estate agent the Mustang, Yukon, Piedmont and Oklahoma city area. On today’s show we will talk about some real estate news, some fun things to do this weekend and our special guest today two Oklahoma  legends in the RC Car World, Jeremy Mulford and Greg McDonald.  This episode was kind of done for fun but I hope it may spark some interest in RC Cars if you have been looking for a fun hobby to get into.  Guest:Greg McDonald and Jeremy Mulford, RC Car Legends!Real Estate News:Inventory levels have continued to rise (not normal this time of year) and mortgage rates have recently dropped from above 8% to nearly 7.1%. The Fed has almost certainly stopped raising short-term interest rates, and may start cutting rates as early as May 2024.I wouldn’t be surprised if the existing home sales for October 2023 (3.79 million units ) proves to be the bottom for this 20-month downturn. Since January 2022 (when existing home sales were 6.34 million), existing home sales have plunged 40%!The NAR itself forecasts 15% recovery in existing home sales in 2024, driven in large part by their assumption that 30-year mortgage rates will drop below 7% by the 2024 spring selling season. That was the average rate for 30-year, fixed rate mortgages on October 19, according to Mortgage News Daily. As a reminder, on February 2, 2023, the average rate was 5.99%. What will rates do? Good agents not only do their best to remove the stress but they also warn their clients that it might become that way.One thing I try to get my clients to do is to write down their goals on paper. For example, if you are selling a home, how much do you need to net on the sale and how much would you like to net.There are several factors that will determine how much your net, how much you make after the sale, so you really should not get caught up in the details but look at the net. Don’t try to think about who is getting the best deal. Think about your goals and make your decisions based on that.Real Estate NewsSeptember was ugly for the bond market and mortgage rates, with new highs hit almost every week. On October 6, the average 30-yr mortgage rate hit 7.81%, levels not seen since 2000.
