Chapter 1: introduction to Section 8 real estate investing.
Welcome to Section 8 Real Estate Investing made Easy. This is your step by step guide to increasing your income, freeing your time, and wealth creation even if you're a busy person.
Hey hey grow gang this weeks episode is a super special one, and from the DMs on the mcnultymanor instagram page, it’s been too long since I’ve talked growing cannabis in public.
Let me step back a second and make sure you know that growing is my passion and keep it transparent, its the thing that helped me begin to find my way through the colorful anxieties of ptsd. But I’ll give you that good old marine corps story a little later.
As I sat up last night thinking about what all to include in this episode because there’s been so much information collected from coast to coast over these last 6 years. And as I look back on it, all of that miscellaneous information is how my personal grow went from soil, to soilless media, to rock-wool, to DWC, to coco.
I know that’s a ton of terms and we really won’t have time to squeeze in real definitions of each, however for know you can file them under the “media options” tab in your brain. To keep it simple, that just means the place where your roots develop.
The list went from starting your seeds, then to setting up your garden, and then somehow I found myself wondering what is the framework that will allow for a brand new grower to make the maximum amount of mistakes without killing the garden immediately.
This episode is not saying that you’ll have 100% success rate in your garden. It’s assembling the process so that you can address and maintain any problem that arises.

These 5 things are:
There are scientific and legal differences between marijuana and hemp.
No matter what: It’s risky business.
It’s (very) expensive.

Medical marijuana is real.
If you’re outside the industry you may be mystified by all the things you hear about the cannabis industry.
From personal accounts of recovery from the very grips of the death bed to the fabled encounters with rapper weed. Oh… How could I forget to mention the gang of potential cash that becomes a major business problem later.
Either way, you know somebody that knows somebody that knows cannabis. It’s all around us even as some powers that be, stand in strict opposition to allowing you to access the free market with this plant product. I digress…
Today's episode is covering 5 things budding business owners like you need to know BEFORE jumping in with both feet.
Ever heard the quote but Warren Buffett? Never test the depth of the water with both feet? The lesson here is you can quickly find yourself in too deep and drowning because you’re unprepared.
First, the scientific differences because it’s based on experimentation and well, facts.
No matter what you’ve heard, there are real differences in cannabis which brings us to number 1 of 5 things you need to know before starting your canna business.
Cannabis “technically named” Cannabis Sativa L is the family that marijuana and hemp belong to. If you’re taking notes, draw a triangle without a base to resemble the letter A without a cross line or an upside-down letter V.
Got it? Okay now at the top of the triangle is the word cannabis. At the bottom, write or imagine Marijuana on one side and hemp on the other.
Now that our image is completed, let’s talk about the differences in the two offshoots of cannabis.
By legal definition outlined in the H.R.2 - Agriculture Improvement Act of 2018 aka the Farm Bill, hemp is defined as cannabis containing .3% THC or less. Above the .3% THC falls into illicit territory and is classified as Marijuana.
As a note, The farm bill also de-scheduled hemp as a controlled substance on a federal level, giving each state the ability to write its own legislation for legalization. Hemp is now being recognized as an agricultural commodity for all my farmers out there.

Getting your canna-business started can be a challenge with ever-changing laws, waves of misinformation, and other outside hurdles making everything canna-related a bit harder.
With these existing challenges the last place you want to be fighting a battle is in your own head. Running at up to 10,000 thoughts per second, your brain is the reigning busiest organ of the body. To go in a bit deeper on this thought, I’d like to call your attention specifically to your mind and the story you’re telling yourself.
Your business will struggle to stay on a path to success if you, the very mind behind it, is caving on itself - allowing negative thoughts and ideas of fear to linger or worse… create complacency.
The great news is you can train your thoughts into patterns of progress that lend themselves to helping you become more resilient and less frustrated along your business journey.
Here are a few things every canna-business owner needs to hear today.
It gets easier when you normalize the struggle. Don’t fight the wave. Let it come to you.
You’re better than you think. Grant yourself some grace
Regardless of how you feel, you have must show up for your business.

To kick off today’s episode we’re going to start with something that may be a bit alarming to the selfish and the uninitiated. And with that a quick story… yep… its story time, grow gang.
This is an intimate story though, unlike any other of a company realizing that it’s gift was greater than just getting people high.
Before segmenting the business into the McNulty Manor Cannabis Company and Keep it Hemple becoming a specialized arm of the business, Keep it Hemple found its own space to thrive in.
I couldn’t help but notice the immeasurably diverse customer base lining up to see what all the hype was about this little company called KIH. I mean from Lupus clients, to post cancer treatments, to post operation and autism.. you name it, I’ve represented our medically inspired brand Keep it Hemple in deep conversations with these communities about what life is like for them and how we can serve them better.
This gave me rare, privileged insight to see the very real results of my own cultivation practices.
It’s like seeing someone see your artwork for the very first time, or watching them press play on that podcast you just poured all that passion into. The nervousness for me came with knowing that this kid, this mom, and this father for example, bet on me to do what I said in my cannabis garden.
In this space I learned the impact of seizures on the human body, specifically the brain. I remember this one moment where the parent was encouraging me to record the effects of a the seizure as the Keep it Hemple CBD oil was administered. Full transparency, I was scared y’all.
I was entranced. I couldn’t look away or breathe apparently until I could hear the parent’s voice again. They directed me on what to look for in a body experiencing seizures, calling my attention to the eyes, how that were once rolled back in the head, and now are coming back into focus. You can literally see the consciousness returning.
The parent explained that for years the medicine they’d been using would sedate the person, putting the person to sleep. This meant that every time a potentially life-threatening seizure occurred, you’d have to wait until they wake up to see the impact on the person’s body.
“We use your oil as a bridge,” the parent said. It helps them ease back into their day instead of putting them to sleep for hours. The seizure alone takes enough energy and time.”
Here’s where the story time ends and you understand what I understood in this moment. I could have puffed up my chest and felt accomplished, but for some reason I couldn’t. For some reason, I could only think two things:
The question, how do I improve? The confirmation that my cultivation skill, my garden, and my gifts were not for me.
Hindsight affirms for us that through your gifts in the garden, you can improve the very relationship people have with cannabis.
Your gifts are NOT for you. We all enjoy the perks of our ancestors’ labor. We all get to enjoy the smooth ride on roads that were paved before we ever arrived.
Thinking about how to improve, it brought me back to a message one of my mentors gave me. He said, your life rises to the level of questions you ask yourself. Your life will rise to the level of questions you ask yourself. I also discovered that your garden IQ would rise in the same manner.
Ask about what you’re seeing in your garden. Ask about the strategies for higher yields. Ask yourself who will be using the results of your work in the garden. Questions are the clearest path to an answer. And it’s always okay to do more research.
The confirmation that these gifts aren’t mine have since become the background to all the work we do. There’s an inherent responsibility to the industry’s overall safety, when you decide to sell or gift your products to another individual.
