Bonus - Money Honey

Bonus - Money Honey

2020-05-0735:21

Only 27 years old, former financial advisor Rachel Richards has made a name for herself in the personal finance realm. In 2019, Rachel quit her job and retired, with over $10,000 per month in passive income! She is the bestselling author of “Money Honey” and “Passive Income, Aggressive Retirement.” She has been featured on the Penny Hoarder and the New York Times and has been contracted to speak at colleges. Rachel is also a real estate investor with 35 rental units. Her valuable money lessons have helped thousands of millennials work their way out of financial despair. She has successfully done what no one has done before: made the topic of money management fun, entertaining, and simple! Disclaimer - A lot of the ideas given in the book are from the US perspective since Rachel is based there. However, 90% of the ideas she talks about can directly translate to something in India as well.  Always interested in Finance, got excited about compound interest in 6th grade! So many resources available for people to know about money (books, blogs and podcasts) and knowledge gaps still existed. To bridge the gap, Rachel wrote a her first book (Money Honey - A simple 7 Step Guide to get your financial shit together) to help individuals get to grips with an intimidating topic.  Step 1 - Change your narrative and relationship with money. Start appreciating what all money has given you and start with affirmations that you have enough money and that money is abundant.  Step 2 - Make a budget to get a sense of your current financial situation and figure out where to cut back. Cutting expenses is great. Now, it is time to figure out what can be done to increase your income. "There is no cap on how much income you can make in a year". To make a real impact on your budget, focus on both. Decreasing expenses and increasing income.  Step 3 - Differentiate what kind of income to generate. Passive Income or Active Income. Active Income - Trade your time for money. Passive Income - Invest a bunch of time at once and little to nothing thereafter.  What are the different passive income streams - a. Rental Income b. Portfolio Income - Dividend. (Large pool of money required) c. Royalty Income - Books, Online Courses, Songs, Podcasts d. Coin Operated Machines – Vending Machines, Food Dispensers, Laundramats (US Specific) e. E-Commerce - Blog, Podcast, Substack (How can I outsource), Ad-Money, Affiliate Marketing and Drop Shipping.  How to make an investment in Real Estate without a large downpayment? a. Invest in a REit. (Real Estate Investment Trust), to get the exposure to the returns from Real Estate without having to make a large investment. In India, Embassy Parks has a REit. (You check out more details here -  b. Owner Financing - Ask the owner of the property to finance a portion of the loan. c. Broking - Identify promising real estate properties and pitch it to investors for a profit share or brokerage cut.  d. Wholesaling - Go identify Real Estate Deals and sign a contract. Later, identify an investor and assign the contract to them for a fee. Like broking. Episode Transcript - https://medium.com/the-passion-people-project/s02-e20-the-rationalist-2414b15291f7 Here are some excerpts from the conversation - “Pay attention to what you are afraid of.” “Come up with your own system of values - Make decisions for yourself” What do does Andy value? - Humor;  - Risk - Rich parts of life unless you take risk.  How to reflect on good and bad things? Reflect on bad things by thinking of why something happened, not by pinning the blame on somebody but to get the root cause of why something bad happened and what could be done to avoid that in the future.  Reflect on good things by writing down in as much detail as possible how something feels like. Chase that feeling. Write down why decisions were made the way there were and reflect back on it from time to time.  How can one be more gentle with oneself? Wait. But Why? - Tim Urban - https://waitbutwhy.com  Write down how that feels at that moment. If something feels bad or ugly, it mostly is a misalignment between something doing and the belief.  Ben Franklin Effect - The Ben Franklin effect is a proposed psychological phenomenon: a person who has already performed a favour for another is more likely to do another favor for the other than if they had received a favour from that person - How to ask for help? People want to add meaning to their life and to the lives of others. So when asking for help, provide context and tell them that you were in a similar spot as they are or were and would want to talk about it.  Kurt Vonneget - We are asking our spouse to be too many people? Conference – A good way to think about networking in a conference is to answer the question of - Can you be friends with this person for 10 years?  If the answer is yes, a simple way to add depth to your conversation is to simple ask – “I am really enjoying this conversation, do you want to grab a coffee or go for a walk?” Check out the Holloway Guides –https://www.holloway.com/ · Holloway Guide to Equity Compensation - https://www.holloway.com/g/equity-compensation/about · Holloway Guide to Equity Compensation - https://www.holloway.com/g/venture-capital/about · Holloway Guide to Technical Recruiting and Hiring - https://www.holloway.com/g/technical-recruiting-hiring/about  The guides just aren’t everything, do check out the website for other mini-guides and syllabus ranging from B2B Sales to using Twitter effectively.  Books and Brain Food Suggested -    The Artist's Way: A Course in Discovering and Recovering Your Creative Self by Julia Cameron - https://www.amazon.in/Artists-Way-Discovering-Recovering-Creative/dp/1509829474/ref=sr_1_2?keywords=artists+way&qid=1578927061&sr=8-2  The Artist's Way Morning Pages Journal: A Companion Volume to the Artist's Way by Julia Cameron - https://www.amazon.in/Artists-Way-Morning-Pages-Journal/dp/0874778867/ref=sr_1_1?crid=1BO6PYA6NJVKD&keywords=morning+pages+journal&qid=1578927139&s=books&sprefix=morning+pages%2Cstripbooks%2C469&sr=1-1  Lunch by oneself twice a week – Read alone and recharge 😊  News – New York Times, Fox News and Drudge Report to get the whole spectrum of news. Journalist | Radio Producer | Podcaster Stumbling on a career path in radio.  Breakfast Radio - Talk back radio - Talk back, call in segments,  Catch Up Podcasting for a commercial radio station where the radio station airs the show for people who may have missed the original segment. What is interesting is the fact that the ads were cut out from the podcasts.  Discovered podcasting during the archival process of burning radio shows on CDs. Binged on all episodes of this american life.  Realized that radio could be an outlet for writing. A way of story telling.  Listen to this podcast to understand the relationship between writing, podcasting, radio and content creation/production. Podcasts as a way of creative expression.  Heard Jay Rosan talk about Giant Pool of Money - This American Life (Link required) during the Melborne Writer's Festival to realize the there can be audio journalism. With Journalism that does not need to be immediate.  World of audio documentaries.  Also, one of Jess' favorite episodes. If you are a journalism student, then you need to be learning about -  - Audio Production - Learn Interviewing - Narrative - Story - How to tell good stories in different ways / perspectives. Sometimes if a story does not go as per plan, then maybe one can end up with a better story. What is important is that the listener/reader has a proper sense of what happened in the start, the beginning and the ending.  Check out Audiocraft - https://www.audiocraft.com.au/ Reach out to Jess - Tweet her at @jessocallaghan Follow The Passion People Podcast on Twitter You can follow us and leave us feedback on Facebook, Instagram, and Twitter @eplogmedia, For advertising/partnerships send you can send us an email at bonjour@eplog.media. Mechanical Engineer | Cyclist | Sports Scientist | Author   In this 2 part special episode with Raman, we discussed the impact of Hyderabad Bicycling Club on Raman’s cycling, Sports as a career, getting bored easily and what to do about it, the importance of complexity in a passion or pursuit, why cyclists shave their legs and so much more! Tune in to find out more.  In part 1 of this episode we spoke about Raman's upbringing in Hyderabad, the winding career path he took, why he's reading Range from David Epstein, his favorite podcasts and the reason he stopped playing football.   Raman Garimella is an engineer, cyclist, and a sports scientist, in that order. He started endurance cycling at the age of 22. In 2010, Raman joined a local cycling club in Hyderabad with whom he did countless weekend miles. Soon after, he left his job to give full time professional cycling a shot. His mainstay initially was ultra endurance riding, regularly cranking out 100-600k rides. At the time, he was the second youngest Super Randonneur. After the brevets chapter, he moved on to road racing. Raman regularly finished on the podium in races in (Telangana +) Andhra Pradesh. His best result at the Road Cycling National Championship was 12th. The year after, while his racing career came to a close, he moved to Germany to study sports science. It was perhaps the first time he enjoyed going to class. Raman currently works in Belgium as a PhD researcher in sports science - specifically cycling aerodynamics.    Buy Escape Velocity, Raman's Book - https://www.amazon.in/Escape-Velocity-Definitive-Guide-Cycling-ebook/dp/B07VRFBB1Z/ref=sr_1_3?crid=YIOI09COD0UZ&keywords=escape+velocity&qid=1574039048&sprefix=escape+velo%2Caps%2C303&sr=8-3   Check out the transcript of this episode here - https://medium.com/the-passion-people-project/s02-e-18-the-super-randonneur-2-2-a2d05c61b2d2  Win Escape Velocity by answering a simple question – Why do cyclists shave their legs? Journalist | Advertising Copy Writer | Comic Book Writer | Podcaster | Youtuber  We continue our conversation with Vijayendra Mohanty aka Vimoh who runs the acclaimed Mythofiction podcast currently! Chose English lit and did not end up there because of rejection from Economics. "My mentor had a profound impact on me. He was that someone who told me that I was on a path that had merit." "You're an arts student, what are you going to do in your life?" Half life of technology implementation with every new technology taking lesser time than the previous one. Similar to the hierarchy of subjects at school, Vimoh found himself opting for the least preferred journalism option - New Media, which was the bottom of the pyramid. He wants to work for 6-7 months every year and spend the rest of the year working on private projects, so idealistic! "Nagaraj and super commander Dhruv saved my life. Without them and the entire group from Raj Comics who were pioneers in Indian Comic Books, I would not be here writing something like Raavanayan."  Vijayendra Mohanty is an Indian comic book writer. He has authored a ten-issue comic series called Ravanayan and is presently writing several new Indian superhero titles to be published soon.    He has also been the co-creator of the YouTube channel Epified which was dedicated to Indian mythology and history. These days, he is hard at work producing the Mythofiction podcast - an audio drama show with serial stories inspired by Indian mythology and folklore. The first season is called Yugantar and it features a dark lord, a prophecy, and a curious twist on an old trope. Avanti UbhayakarMother | Entrepreneur | Aspiring Comic | Storyteller  As someone who’s made the switch from Corporate to being on their own, Avanti strongly recommends one to have a financial runway of atleast 6 months to ensure that they do not run into any personal troubles.  “As women, I believe that we need to take the pressure off. The house should be sparkling clean, the family should be eating full course meals and we should be excelling at work. It is not possible. I have let some of that pressure off.” “No matter how progressive we want ourselves to seem, but women are still “supposed” to be doing certain things.” “There is one way in which society wants you to live and there is one way that is yours. What you want to do.”  “As most comics would say, comedy is a brutal art. Your feedback is instant.” #womanempowerment #genderstereotype #genderneutrality #standup Like most things in her life, she has discovered her passion for storytelling late.  Based in Mumbai, her 10+ years of straight-jacketed marketing career was just about going fine. Her skills included Communication & Creative Development, Channel Experience, and Events for brands such as Tata Docomo, Aditya Birla Sun Life Mutual Fund and Aviva Life Insurance. This was also the time she discovered a need for quality content and coupled it with her passion for writing. Being a mother, she also started writing about her experiences.  A freak talent hunt in office led to her tryst with comedy. She soon found herself moonlighting it with her day job. Comedy gave her the strength to shed all inhibitions on stage and try new thoughts with a new audience each time. Sometimes or let’s say most times her jokes would fail miserably. But when they did not, it was a high to see the audience explode in laughter. From being pushed to deadlines and leave approvals by maid alike and being duped by both with alarming co-incidence, Avanti sees life for a working mom as a net practice with multiple bowlers.  Scoring high in the face of all these blessed and banal situations gives her the push to brave the next day. And find the humour - dark, light and grey - in them.  In Diwali last year, she co-founded WordBerries along with her batchmate. Currently, the firm has presence in Gurgaon and Mumbai. They work with over 20 clients in the BFSI, Real Estate, Hospitality, Technology and the Education Sector and aspire to create an army of writers igniting the same passions in others. this is one my favourite podcast from passion people podcast. the one thing which i like the most from this podcast is the way how Vidhya handled that negative energy when she quit her master's for her passion for dance...i must say it requires lot of guts to do thing like that and you can only do it if you know what you are doing and why you are doing it.
