Why invest in apartment buildings?
This is a question that is asked frequently. They would like to invest but they don’t know a thing about it, or they don’t have enough money. Other people say they cant qualify for financing, or I need to start in Single Family and work my way to Multi-Family.
Some of that is True, but not all of it.
“I just cant do it, it’s to big and to much money!”
Most people drive by and think about the apartment buildings that are 300, 800, 1200 units… But you can just start smaller. Anything 5 units or larger is considered Multi-family. Start where your beginnings are and where you are comfortable.
“Some people need to start at single family and work their way up.” They buy 10-30 houses and trade them in for a good size apartment complex. But, you don’t have to do that you, cans start with a small 5 unit complex
“In order to do that, you have to have partners! What if i don’t want to have partners?”
Then go for the smaller units, do a smaller deal, or hit up “The Bank of Mom.” You put up whatever money you have and the “Bank of Mom” puts of the additional amount.
Another option is, Self Direct IRA, alot of people don’t like the returns they are getting so you could partner up with them/
If you really don’t feel like you want to do any of this but want the benefits of being in an apartment deal… you can be a hands off investor and let someone else do all the work for you
