This week we are putting the spotlight on our MEMBER INTERVIEW, with warren Dunn from eHaus Central Lakes
Overview
The company specializes in architecturally designed Passive house builds – ranging from 600 k – 3Mil – Occasionally takes on other conventional builds for the right or repeat clients. I have been building since I left school starting in business at age 19. I started out doing renovations then specialized in character homes for 10 years before moving into new builds – learned a lot of hard lessons doing this as enthusiasm outstripped business ability – lost my business, house self-esteem, and confidence. I had to start all over again, which was a battle, but saw an opportunity and have been working for the last ten years as an eHaus Licensee building the business up as the leading licensee in NZ.

He then started to grow his team on the systems and processes he created and now they have more than 20 staff and will be adding more.

Started as a cabin maker joiner and took his time to know what he wanted to do after school.
Worked for one of the biggest building companies in Australia and managed big projects with them for a couple of years
His business partner Tim started his business in 2011 which had limited success due to the lack of support that led him to lose more money each year without realizing it. He did subs for him to build houses in the local area
In 2018 they started marketing Two Fold while building the business when opportunities started coming in. He wasn’t a licensed builder at the time and so he partnered with Tim.
They started with doing renovations in dual occupancies but now they are doing duplex and no home only. No more renovation projects.

OVERVIEW:
Cedar Ridge Construction has been around since 2013 Focus on new single-family homes and also worked on duplex projects in the past. He shared some of his wins, journey, and helpful tips.
Check out his journey so far

Decided to be a builder in 2013 and started in property management working with investors and corporate clients
Started with building new homes with guaranteed leases
AFTER TPB
When he was a firefighter he know everyone but when he started building people in the community started to see him as a threat. He didn’t have the right people to give him advice and he can rely on
He needed to learn the systems within the industry, best practices, and the direction he should be led to
Ben had a better understanding of the “Working in the business vs working on the business” concept
Mindset shift, PSR mindset
Making better progress and better manager the people, business, system and better prepared in handling issues
Sets and achieves goals better goals: 24 homes in 3 communities
He has a work-life balance, has more time for his loved ones, and is off on weekends
GOAL
The company signed a deal as a developer to a 28 home project. They are assigned to build the roads services and to also sell - they already have a guaranteed sale with the city at occupancy and at their margin.
Take the business to the next level as a developer
Just hired a foreman, and will hire more team members as more opportunities are continuously coming in
Close another 24 home deal by next year in 3 different locations

So... What's the difference between Profit Margin & Mark Up?
It can get a little bit confusing as a builder when all you want to do is get your business running without headaches until some maths & numbers pop up.
The worst part?
Not understanding these numbers can mean unfortunate consequences for the health of your business.
So you're almost stuck between a rock and a hard place...
BUT...
That's why we're here at TPB, to make sure we can talk about this without causing your head to go in circles.
This topic is super important for a variety of reasons...
But the one that sticks out the MOST is the fact that...
Your business either survives or goes under if these numbers are not understood.
Profit margin is obvious, as it dictates how much you're making after all costs have been deducted.
But it gets a little bit more confusing when you throw mark up into the mix, as this number can also dictate your next paycheque, and whether you'll have to come in on the weekend and work more...
We can make sure that isn't the case!
We go into the difference between the two concepts, and how this information can help you make more profit-based decisions, and get you off the tools sooner, rather than later.

Running a company is not only hard work but can be very expensive to run.
You have your average fees to get your reno, or new build is done such as materials, staffing, & pricing...
On top of that, you factor in how much your time is worth going into any project.
It also doesn't just stop there...
You also have hidden fees, and expenses that are costing your company money & time without you even knowing...
It's like a leech in the background, that is sucking the soul out of you while you are unaware of what's going on.
For example, one of our Member of the Quarter - Todd Flashman reported spending 55% of his time in administration activities.
Imagine how much this was costing him both in time, and money...
Not to mention, admin work is something that can easily be delegated and can be very costly to your time.
But that's not the worst part...
Since this wasn't accounted to his total expenses, he wouldn't know how much to scale up because he does not know how much it costs to send an email, or pick up the phone and answer calls.
How can you scale up, if you don't know how much it costs to run your company?
e.g. - If it takes $1 to make lemonade, selling it for $1 will break even, and an extra $1 will make you a profit.
Whereas, if you don't know how much it takes to make lemonade...
How much are you profiting?
You don't really know.
This is what we are tackled in our live.
How to find out exactly how much it costs to run your company, and find out your break-even which is the magic number that will tell you how much you need to make in order to create a profit.
Enjoy!

Pricing is a topic a lot of builders seem to struggle with.
You want to make sure that you're giving a fair price so you don't lose a potential client....
But at the same time, you don't want to undercut yourself and price incorrectly so you don't end up in a:
"Ah crap, I should've charged more" situation.
If only there was a process or a magical genie to tell us exactly what to price, and how to price...
Well, though we may not look like genies, we gave a little bit of direction this Thursday.
We dived into into exactly the methods and the processes behind pricing for profit so you can get the most out of any job...
This information is also vital about screening out tire kickers, and bad clients....
Because as you already know, pricing low can attract lower quality customers.
And you want to avoid that at all costs.

Finding hard working foreman is a struggle all builders are dealing with without a shadow of a doubt.
How do you find hardworking foreman?
How do you find ones that'll go above and beyond, instead of just doing just enough to keep their jobs?
How on earth do you even FIND foreman in the first place?
It's a lot of issues to process at once...
Especially in a climate where we have a shortage of foremen...
But there is some hope.
We go into step-by-step strategies in this live we did not too long ago, that has worked for 100s of builders to finally acquire their ideal foreman.
