1970-luvun lopulla nuori äiti Lois Gibbs elää rauhallista arkea Niagaran putousten lähellä, Love Canal -nimisessä lähiössä. Kun hänen poikansa sairastuu selittämättömästi ja naapurustossa alkaa tapahtua outoja asioita, Lois alkaa epäillä, että taustalla on jotain synkempää.
