Limited space, a booming Airbnb market, and strong foreign interest are driving apartment construction in Cape Town, while Johannesburg’s abundant land supports sprawling townhouse and freestanding-home developments. Francois Viruly, property economist and professor at the University of Cape Town, speaks to Lester Kiewit about what these trends reveal about affordability, investment behaviour, and the future of South Africa’s major cities.
