Joseph discussed the importance of understanding risks in real estate investing, including market risk, liquidity risk, interest rate risk, property-specific risk, construction and renovation risk, cash flow risk, and over-leveraging risk. He emphasized the need for thorough due diligence, including property inspections and research, and the importance of having an emergency fund. 

He also highlighted the need to understand the difference between DSCR and cash flow, and the potential for depreciation. Joseph encouraged attendees to educate themselves on the strategy they want to pursue and to avoid overconfidence. He also stressed the importance of finding genuine mentors who are not interested in their money.
